Socimi Vivenio Invests More than €30M in 3 New Operations

Vivenio, the Socimi created by Renta Corporación and the Dutch pension fund APG, has closed the purchase of three residential complexes, involving a combined investment of more than €31 million, according to the company.

The properties are located in Madrid, Barcelona and Valencia, thus expanding its geographic diversification, since until now the Socimi had closed operations exclusively in the Spanish capital.

The complex that Vivenio has purchased in the capital is located in Móstoles, 20km to the southeast of Madrid, in a residential and well-connected area, which also enjoys abundant industry. The building, constructed in 2011, contains 102 rental homes with parking and storage rooms, and has an occupancy rate of almost 100%.

In terms of the first operation in Barcelona, the asset comprises three residential buildings located in Teià, to the northeast of the Catalan capital. The complex has 42 homes with two parking spaces and one storeroom each, and excellent common areas with garden areas and three swimming pools.

The third purchase made by Vivenio is located in Valencia, in a building located in the Torrefiel district, to the north of the city. The property comprises 68 homes, 110 parking spaces, 25 storerooms and two commercial premises, and is located in a well-connected area with a great deal of commercial activity.

Leonardo Hotels Buys Its Third Establishment In Madrid

Leonardo Hotels is continuing its expansion in the Spanish capital with the acquisition of its third hotel, the Gran Atlanta Madrid, which will be incorporated into its portfolio from 30 September. According to Hosteltur, Gran Atlanta will join two other properties that the largest group in Israel bought in July. The Gran Atlanta Hotel is a four-star property and has 180 rooms, as well as five meeting rooms, with capacity for up to 100 people, and a restaurant.

A determining factor in the acquisition of the hotel has been its prime location, right in the heart of the financial and business district of the city. It is close to the Santiago Bernabéu Stadium and is well-connected by public transport, both in terms of local trains (Cercanías) and the Metro, which allow guests to travel quickly from Nuevos Ministerios to the centre or to the airport in just 15 minutes.

The Hotel Gran Atlanta Madrid will retain its current name until the renovation work has been completed. The refurbishment is due to take place between April and the autumn of 2017, when the property will adopt the Leonardo Hotels brand name. The international law firm Hogan Lovells has provided legal advice once again in an operation that has been advised by Planet Hotels & Resorts.

According to the Director General of Leonardo Hotels for Europe, Daniel Roger, “the decision to acquire another property in Madrid was not hard when we found the Hotel Gran Atlanta. Our success is based on our strategy of owning several hotels in Europe’s major cities and on the synergies that that approach generates. Naturally, the building’s potential and its excellent location have also been decisive factors.

The firm now has five hotels in the Spanish market, two in Barcelona (Leonardo Hotels made its debut in Barcelona with the Boutique Hotel Sagrada Familia) and three in Madrid. Roger added, “this represents a boost, in a short period of time, which makes our offer even more attractive and allows us to develop and strengthen our position in Spain ever further. We will continue our growth soon with more acquisitions here (in Spain) as well as in other countries in Europe”.

Leonardo Hotels is the European division of the Fattal Hotels Group, founded by David Fattal in Israel. It has operated in the European market since 2007 and owns more than 65 establishments in the superior 3-star and superior 4-star categories in more than 35 cities aross the continent, in countries such as Germany, Austria, Switzerland, Belgium, the UK, Spain, Hungary, the Czech Republic, Italy and the Netherlands. In total, its properties have more than 10,000 rooms and 20,500 sqm of space for meetings and conferences.

Amazon Leases Axiare’s Mega-Warehouse In Tarragona

The logistics market is gaining strength in Spain, thanks to e-commerce, the sector that is growing the most and has the most optimistic forecasts. Keuhne+Nagel (K+N) has leased a logistics complex in Constantí (Tarragona) where it will work almost exclusively for the US giant Amazon.

One hundred jobs will be created during the first phase, but once the complex is operating at full capacity, it is expected to employ 400 people, according to sources familiar with the operation. To these figures, we have to add the typical reinforcements required during certain periods, such as at Christmas.

The land is owned by Axiare, which purchased the two empty warehouses last year for €13.5 million from the French insurance company Axa. (…).

Twin warehouses

The two warehouses are almost the same size as each other and have a combined surface area of 42,253 sqm in total. This is the largest operation in the sector in Cataluña so far in 2016 and one of the most important in Spain. Both facilities were constructed in 2009, but have not been used until now.

Axiare has leased the warehouses to Huenhe + Nagel, a Swiss logistics operator, which will work for Amazon. The US company will not lease this land directly, unlike the 150,000 sqm plot that it is planning to buy next to El Prat airport (Barcelona). At the facilities in El Prat, for which Amazon will reportedly pay €30 million to the Generalitat de Cataluña, 1,500 jobs will be created and €100 million will be invested, according to the Generalitat, although Amazon has not confirmed those figures.

Sources in the sector explain that the logistics infrastructures of companies the size of Amazon need several types of warehouses. As well as a central space for Southern Europe – such as the one that will be opened in El Prat, in a prime area – they also require dispatch points to handle larger objects. That activity requires more affordable, but still well-connected locations. Constantí is very close to Tarragona and is situated next to the AP-7 and A-27 motorways, and close to the AP-2. ID logistics opened a 20,000 sqm centre not far away from the site, in Vila-rodona, where Privalia is its main client.

Although the warehouses are six years old, the customisation of them has been minimal. They have 38 loading bays, are almost 11 metres tall and have offices for administration. Activity is expected to begin at the new complex in Constantí this summer.

Strategy

Stuart William McDonald, the Director of RE at the Socimi said that Axiare’s strategy involves dedicating 80% of its business to the office sector and the remaining 20% to logistics. The company led by Luis Alfonso López de Herrera-Oria, earned €5.1 million during Q1 2016, up by 22%, after recording rental income of €10 million from its assets. Its portfolio is worth €900 million and 96% of its assets are located in Madrid and Barcelona.

In 2015, Axiare also purchased land without an end customer in Valls (Tarragona), which it ended up leasing out to Kelloggs. (…). Axiare’s share price rose by 0.49% yesterday and its market capitalisation amounted to €879 million.

Vía Célere Acquires 2 Plots Of Land In Madrid For €10M

The property developer Vía Célere has acquired two plots of land in Madrid for €10 million, where it plans to construct two new developments, according to a statement by the company.

The plots, located in the town of Móstoles and in the neighbourhood of Embajadores, have an above ground buildable area of 5,400 m2 and 4,400 m2, respectively. Similarly, the owner pointed out that both sites are well connected and benefit from good services, “which are very important factors when it comes to buying a home”.

The Chairman of Vía Célere, Juan Antonio Gómez-Pintado, highlighted that Madrid and the Community in general “has some very interesting plots of land for the construction of new homes”. Specifically, in the case of the plot in Embajadores, he said that his company has “studied the area in great detail, as it is close to another development that we are already working on and where all of the units have already been sold”. Similarly, regarding the purchase in Móstoles, they commented that the determining factors behind the sale have been “the price and the location, two of our fundamental premises for the construction of new homes”.

Currently, Vía Célere owns seven property developments that have been completely sold out, one that is under construction and one that is pending delivery, but also sold completely and one with units still for sale, which is very close to the Méndez Álvaro area, called Residential Célere Adelgas II (pictured above). In addition, the property developer is hoping to launch three new projects within the next few months.
