Veracruz Properties to Launch €4.9-Million Capital Increase

Operations by Socimis on MAB Rise by 21%

Operations conducted by firms listed on the MAB rose by 21% to €150 million in the first half of 2019. Tomás Olivo’s General Galerías Comerciales posted the largest amount, investing a total of 67.7 million euros in a series of assets, including €42 million in the Centro Comercial Las Terrazas. Next came Atom’s acquisition of the Hotel Meliá de Valencia for 42.3 million euros, the largest transaction in the second quarter of the year.

Castellana Properties, in turn, acquired El Corte Inglés stores in Bahía Sur, Cádiz, and Los Arcos, Sevilla, for 36.8 million euros. Veracruz Properties Socimi has invested 18 million euros in the purchase of two office buildings on Calle Botiguers, in Paterna, Valencia. The buildings have a total area of ​​26,150 square meters and have 86 offices, 17 shops and 312 parking spaces.

Veracruz Properties To Debut on the MAB with a Market Valuation of €76M

A new Socimi is going to make the leap onto the Alternative Investment Market (MAB). Veracruz Properties is going to become the first real estate company from the Community of Valencia to ring the bell at the MAB. The company will make its stock market debut on 24 July with a market valuation of €76.7 million and a debut price of €32.60 per share.

The MAB’s Coordination and Incorporations Committee has given the green light for the Socimi to join the stock market. The real estate company specialises in the acquisition and management of shopping centres and nursing homes for the elderly.

Veracruz entered the nursing home sector just a few months ago when it purchased two homes for the elderly in Valencia from the French fund Omega, which has remained as the tenant of both assets.

Veracruz was created in 2014 by investors from Latin America and, currently, is led by Salvador Fonduer, a businessman linked to the Dominican company Agilant. In addition to the Plaza Mayor de Gandía and Xátiva shopping centres, the company owns two other assets in Spain, Parla Natura, in Madrid, and El Arcángel, in Córdoba.

The Valencian Socimi closed the first quarter of the year with a profit of €495,268, up by 1.03% compared to its results during the same period in 2017, according to València Plaza. Nevertheless, quarterly revenues from asset rentals decreased by almost 8% to €1.71 million.

Veracruz Properties Acquires Parla Natura Shopping Centre

Veracruz Properties has acquired the Parla Natura shopping centre (in Madrid) in an operation advised by Cushman & Wakefield and Savills, marking a new milestone in the sale and purchase of shopping centres in Spain.

Opened in 2009, Parla Natura has a gross leasable area of 18,000 sqm spread across twelve stores, which are leased to brands such as Decathlon, Aki and Kiabi, as well as 1,200 parking spaces. Moreover, its location is unbeatable, given that it is easily accessible from the A-42 motorway that links Madrid and Toledo.

Salvador González, Director of Retail Investment at Savills, commented that “Investor appetite for retail parks in Spain is still very strong, primarily due to the product’s future potential both in terms of revenues and profitability. At Savills Spain, we have always been committed to the retail park sector, and proof of that is the strong track record of transactions that we have advised in this segment. We have successfully closed this operation, together with Cushman & Wakefield.

Veracruz Properties Acquires Two Plaza Mayor Retail Parks in Gandia & Xativa

Veracruz Porperties became the new owner of two shopping malls, both named the Plaza Mayor, located in Gandia and Xativa, from the Rodenas group. Final price has not been disclosed. The company aims at tightening exisiting commercial relations, improving the consumer experience, consolidating positions of the centers and adding to their retail offer by signing contracts with new prime brands.

The Plaza Mayor property in Gandia has over 12.000 square meters of retail area, occupied by such famous companies as Mediamarkt, Sprinter, Springfield, Orchestra and Foster’s Hollywood.

The other mall, the Plaza Mayor in Xativa, disposes of 30.000 square meters of retail area and an ample square with restaurants, as well as an Eroski hipermarket and a cinema with 8 high-definition screening rooms.
