Aedas Obtains Permit For 28-Home New Build Project in Madrid

The property developer Aedas Homes has obtained the building permit for the construction of one of its iconic projects: Cabot, in the heart of Madrid. The development is equivalent the company’s cover letter in the Spanish capital. It is located in one of the most privileged and fashionable areas of the city, between the traditional neighbourhoods of La Latina, Embajadores, Lavapiés and Puerta de Toledo.

With the building permit granted, the property developer plans to start work on the spectacular development, located on Plaza Campillo del Mundo Nuevo, in April, which is when the countdown will begin for the handover of the homes. Cabot is a modern residential new build project comprising 28 homes with 1-, 2- and 3-bedrooms and surface areas of 68 m2 and beyond. An exceptional and unique development with prices starting at €270,000, which boasts a high energy efficiency classification – an A rating – and an air conditioning system with heat recovery accompanied by the thermal comfort offered by the underfloor heating and cooling installation.

“Designer apartments with unbeatable views, a swimming pool on the rooftop, parking spaces and storerooms”, said Samuel Matarranz, Development Manager at Aedas Homes for the Central Region. “Besides its excellent location, you have all of the comforts that come with an urbanisation in the metropolitan area of the city”, he said.

High-end common areas

In addition to the impressive swimming pool on the roof of the building, Cabot will have fully functional common areas including: a gym, a garden patio, a solarium, common room, multipurpose room and a parking area for bikes. These spaces are in line with the new needs being demanded by the most urban of residents.

The project has been designed with the utmost care both inside and out, where elegant and contemporary lines dominate. The environments can be adapted to suit the tastes and needs of the future owners. Oaktree Sells 49 Luxury Homes on Madrid’s Gran Vía

Oaktree is successfully completing its luxury development on Madrid’s Gran Vía. The US fund has managed to sell the 49 homes that comprise the project, whose keys will be handed over at the end of 2018.

The good health of the residential sector in Spain, accompanied by the country’s period of economic boom, has allowed the fund to take full advantage of this promotion. Not in vain, the commercialisation of the building, located at number 68 Gran Vía, has reached prices of up to €10,000 per square metre, according to El Economista.

The consultancy firm Magnum&Partners has operated as the delegated promoter for this residential project, which first went on the market in September 2016, with prices as low as €6,000 per square metre, for properties without a parking space.

Due to demand, that figure has increased by 10%. The new homes in the renovated property will have surface areas of between 79 m2 and 247 m2. Moreover, the building will have a panoramic roof terrace with a swimming pool, as well as a gym.

The most expensive home in the building has been sold for an approximate price of €3 million. The tenants of the development, designed by the architecture studio Fenwick Iribarren, will be mostly Spanish, given that 87% of the buyers are nationals, and half of them are resident in Madrid.

The Hotel Ritz in Madrid Closes its Doors for a €99M Refurb

Following the purchase of the Ritz hotel in 2015 for more than USD 148 million (€120.7 million), its current owners, Mandarin Oriental and the Saudi group Olayan, announced that they would subject the property to an extensive renovation to significantly improve its facilities and services.

The investment by Mandarin Oriental, which administers the hotel under a long-term management agreement, quantifies its stake in the renovation at USD 60.5 million (€49 million), which is going to be financed through an appropriate combination of capital and debt.

Whilst the hotel is closed, its staff will participate in training programs and/or will be sent on temporary assignments at other Mandarin Oriental establishments, in preparation for the grand reopening.

Following the remodelling, in which the Spanish architect Rafael de La Hoz is participating, along with the French designers Gilles & Boissier, the hotel will have 106 rooms and 47 suites and Mandarin Oriental will be added to its current name ‘the Ritz’.

The intention of the owners is to improve the facilities and services at the hotel but to conserve its essence, which is defined by the “Belle Epoque” style of the original building.

Sources at the Hotel Ritz have informed Efe that the construction work will involve the remodelling of the dome and the installation of a swimming pool, amongst other aspects.

The same sources have said that the furniture and objects of value at the hotel will be stored in warehouses in Madrid and that a decision will be taken in the future as to whether some of them will be sold directly or through auction.

The hotel, located in the so-called “Golden Art Triangle” of Madrid, has hosted members of royalty, politicians, magnates and celebrities since its inauguration in 1910.

IHP to Build Lanzarote’s Largest Ever Resort

International Hospitality Projects (IHP) has recently won an international competition convened by YUDAYA, the parent company of the Hermanos Dominguez enterprise group, to design and construct a Luxury Hotel and Shopping Centre next to Marina Rubicón leisure port, in Playa Blanca, Lanzarote. The hotel will be managed by Barceló H&R under the name Barceló Costa Papagayo.

The key factor in determining the winner of the competition was IHP’s extensive experience in the construction and design of hotels and resorts of different kinds and sizes, as well as its resources and capabilities to carry out the required services successfully.

IHP will provide architecture, engineering and interior design technical services, and will also Project Manage the development, whereby overseeing the hotel and retail project from start to finish, including its legalization and inauguration.

This is a unique project that reflects the architectural tradition of Lanzarote, with an investment of €92M over 3 years to build a construction spanning 100,000 m2 that will accommodate a 720 room-resort and an open-air shopping mall. The hotel will offer 13 different food and beverage spots, a 2,000 m2 convention centre, a 2,000 m2 entertainment theatre, a disco, a SPA and almost 10,000 m2 of swimming pool areas (including the largest pool in Lanzarote). In addition, the Resort will include a Premium area comprising 130 rooms and top range services (…).

Aedas Homes Unveils its Plans for Hacienda del Rosario (Sevilla)

A new neighbourhood with more than 1,000 homes for families aged between 30 and 45 at affordable prices. That is the project that is now being built in Hacienda del Rosario, right opposite the Decathlon store and next to the Parsi Industrial Estate. The aim is to develop the city’s urban planning project and recover the demographic indices last seen a decade ago.

The Aedas Homes group is going to build 1,046 two-, three- and four-bedroom homes in seven 10-storey towers over a surface area of 93,000 m2, of which 73,000 m2 will comprise green space. And the Town Hall is going to build another 218 social housing properties on an adjacent plot, owned by the Urban Planning Department, which Emvisesa has already started to process. That means that by the start of 2019, Sevilla will have a new district with more than 2,000 homes, including not only these projects but also the one in Santa Bárbara.

On Monday, the mayor, Juan Espadas, visited the site where Aedas – which is also responsible for the Cisneo Alto project and the new Ramón y Cajal urbanisations – is starting work on land that it purchased in 2016 from Gabriel Rojas in the East of the city. Specifically, the plots are located between the A-92 and the shopping centre that houses the aforementioned Decathlon store. The access roads have already been built and the Town Hall has granted the relevant licences for the construction of the residential areas, which will include a park measuring seven hectares, a social club and common areas with a swimming pool and padel courts.

For Espadas, “this project is not simply a housing development, but rather the creation of a new neighbourhood in Sevilla, which means that we are at the beginning of the post-crisis and we have left behind the black hole in the construction sector”. The area of expansion is destined for “established families who want a more comfortable environment at a good price”, explains the mayor. The regional director of Aedas, Diego Chacón, highlight that these homes will cost between €120,000 and €150,000, and will be financed by Banco Santander and constructed by San José. The first tower, which will have 142 homes, will be handed over within a year. And from then, the area will come to life continuously in search of a clear objective that the major himself has admitted: “The registration of citizens (‘empadronamiento’) in the city will be activated again”.

Hotusa Buys Hotel In Jerez From Banco Sabadell

The Hotusa Group remains firmly committed to Andalucía. In Jerez de la Frontera (Cádiz), the hotel chain has acquired the Hotel Eurostars Asta Regia, owned until now by Banco Sabadell.

The establishment has 31 rooms, a sauna, Turkish bath, gym and a rooftop swimming pool, as well as two meeting rooms. This investment, the amount of which has not been disclosed, strengthens Hotusa’s expansion plans in Andalucía; it now owns 24 establishments in the autonomous region.

Overall, the Spanish group’s total asset portfolio contains 175 hotels, spread over 17 countries, which generate an annual turnover of more than €1,000 million.

Aligrupo Family Office Acquires Residential Building In Chamberí

Family-owned real estate companies are continuing to fatten up their asset portfolios. In this vein, Aligrupo has just acquired number 13, Calle Francisco Ricci, located in the Madrilenian neighbourhood of Chamberí. Until now, the property was owned by a private investor.

Aligrupo plans to turn the property into a new housing development to meet the growing demand in the area. The building is located next to the ICADE study centre and the El Corte Inglés store on Calle Princesa. The operation has been brokered by the real estate consultancy firm JLL.

It is a residential building that needs renovating and which, given its surface area and layout, lends itself to the construction of homes with space for common areas such as garden areas or a swimming pool.

RIU Starts Work On Edificio España To Open Hotel In 2019

The Mallorca-based hotel chain RIU has started work to renovate Edificio España, which will house its first hotel in Madrid and which will be the company’s flagship property in the country.

The future RIU Plaza will have a four-star rating and will contain 589 rooms and 15 meeting rooms, with almost 3,000 m2 to be used for events. Moreover, the hotel will have a gastro bar in the reception, two restaurants and a sky bar located on the two upper floors, one of which will have a terrace and a swimming pool.

The hotel chain purchased Edificio España from Baraka back in June in a three-way transaction, shortly after the Murcian group owned by Trinitario Casanova had purchased the property from Wanda for €272 million.

Ibosa & GreenOak Invest €86M In Luxury Housing Tower

The real estate group Ibosa and the fund Green Oak are promoting a 23-storey tower containing luxury homes in the north of Madrid. Construction work will start at the site at the beginning of 2018 and will involve an investment of €86 million.

The 77m tall ‘Torre Australis’ will be constructed in the north of the capital, in the so-called Isla de Chamartín area. It will be completed by two lower annexe buildings and in total, will house 208 homes, with between one and four bedrooms, with prices ranging between €227,000 and €805,000.

Ibosa and Green Oak have already started to market the homes, whose owners will enjoy some exclusive services.

Moreover, the complex will have shared facilities such as workspaces, a gym, a sports room with spa, a swimming pool, green areas, sports facilities and a children’s playground.

Four Seasons Arrives In Madrid With Suites Costing €12,000/Night

At the beginning of 2019, when the 22 luxury homes are completed in the Canalejas Complex, the Four Seasons hotel will also open its doors. It will be the famous Canadian chain’s first establishment in Spain.

The hotel will contain 200 rooms, the smallest of which will have a minimum surface area of 45 m2 (a standard room) and the largest of which will span 400 m2 (the Presidential and Royal suites). “From the start, we were clear that the ideal brand for Madrid was Four Seasons. The city does not have any major luxury hotel operators, whereas Paris and London have 15 or 20”, explained Francisco Meliá, CEO at OHL Desarrollos.

The hotel is being designed by the team at Lamela Arquitectos (which is taking care of the entire project to restore the complex) and the US interior design studio Bamo. “Four Seasons estimate that around 65,000 people per year will visit the hotel”, said Meliá. “The brand did not have any hotels in Spain and so this is a very important milestone for it. In fact, the firm is now looking at other locations in Madrid and Marbella”, he added.

The objective of Four Seasons Canalejas will be to take advantage of the tourism that already comes to Spain, but also to attract a new luxury audience, says Meliá. “Four Seasons has a unique service culture. For example, there will be a ratio of two employees per room. Moreover, the staff receive unique training so that they never have to say no to a client”.

The rooms at the Four Seasons will be the most expensive in Madrid (currently, that record is held by the Villa Magna). “The hotel prices will range from €500 for a single room to €12,000 for a suite, per night.

In addition to the 200 rooms, the hotel will house two restaurants, an indoor swimming pool and a spa. “In the case of the restaurants, the staff serving will be employed by Four Seasons but we are talking with high-profile operators both from Spain and overseas regarding the management of the restaurant, given that the intention is for these restaurants to be set a new benchmark in the city, both for tourists and Madrilenians”, said Meliá.
