Drago Leases 1,300m2 of Office Space in San Fernando to Mitsubishi

More engineering in San Fernando. The Madrilenian business park has signed the rental of 1,300 m2 of offices to Mitsubishi Electric. The operation has been closed just a month after Indra leased another 2,500 m2 in the business park for its subsidiary Prointec (…).

Mitsubishi Electric has signed a five-year contract to lease offices in the complex’s Europa building. The space in San Fernando is also going to house a training centre and a showroom. Savills Aguirre Newman has brokered the operation and its Savills Arquitectura department is going to take responsibility for the plans and implementation work.

Mitsubishi also has offices in Barcelona, located in the town of Sant Cugat del Vallès and regional offices in Sevilla, Vitoria, Palma, Bilbao, Valencia and Málaga.

With these operations, the San Fernando Business Park has absorbed almost 4,000 m2 of leasable office surface area, which represents 10% of the total office surface area leased in the Corredor de Henares area during 2018.

The park, located in San Fernando de Henares, was constructed in 1992 and expanded in 2009. Currently, it comprises a gross leasable area of 86,000 m2 and is home to giants such as Coca Cola, Volvo, Baxter and Continental.

In total, the complex has sixty tenants distributed across thirteen buildings. The park is located at the southern end of the Corredor de Henares, the capital’s main logistics and industrial axis.

The San Fernando Business Park changed hands in June 2018 when Oaktree Credit sold it for €120 million three years after acquiring it. Since July 2018, the park has been managed by Drago.

Invesco Buys 2 Warehouses in Madrid’s Prime Logistics Area from GreenOak

Invesco is raising its commitment to the Spanish logistics sector. The British real estate group has purchased two warehouses located in the Puerta de Madrid Logistics Park from the US fund GreenOak. The two warehouses have a surface area of more than 38,000 m2, according to a statement from the company.

The assets are located on Calle de los Tapiceros in San Fernando de Henares, an area very close to the Spanish capital and the A-2 motorway, the busiest road in the last mile market. Invesco expects that the warehouses, which have a high degree of occupancy, will be finished by the end of the year. The operation has been advised by the real estate consultancy Cushman & Wakefield.

This new investment in Madrid, whose amount has not been revealed, follows the group’s search for a tenant for the 30,000 m2 logistics platform that it owns in Los Gavilanes, in Getafe.

Moreover, across the whole of Spain, Invesco has undertaken several operations in the logistics market over the last year. One of the most important took place last December when the real estate group acquired the facilities that house the headquarters of Mango in Palau-solità i Plegamans (Barcelona) for more than €100 million.

Prologis Leases 10,600 m2 of Logistics Space in Madrid to Airpharm

Prologis is welcoming the first tenant at its building in San Fernando de Henares, in Madrid. The giant of the logistics sector has leased 10,600 m2 of space to Airpharm, out of a total surface area of 21,000 m2 that it has developed in the area. The entire complex spans a surface area of 90,000 m2 in total.

As a specialist in the supply of transport and storage services for chemical, cosmetic and pharmaceutical products, Airpharm has chosen this property due to “its proximity to the Madrid-Barajas Airport”, amongst other reasons, according to a statement issued by the company.

This operation by Prologis is further evidence of the good health of the logistics sector in Spain. In Madrid alone, the leasing of these kinds of spaces exceeded 920,000 m2 last year, registering record figures. Moreover, during the first quarter, the rental of logistics space rose by 61% with respect to the same period in 2017, when 310,000 m2 of space was leased.

In terms of Prologis, the Spanish subsidiary of the US operator, which has a presence in 19 countries, recorded turnover from rental income of €38 million last year and managed to let 95% of the total surface area that it owns in Spain.

CV-Grupo Acquires Logistics Plot in San Fernando de Henares (Madrid)

The Valencian firm CV-Grupo has purchased a plot measuring 12,500 m2 in San Fernando de Henares (Madrid) on the Puerta de Madrid industrial estate, alongside Amazon and other large companies, where it is going to construct a logistics warehouse.

In this way, CV-Grupo is expanding its land in Madrid. The Valencian property developer is led by Salvador Vila and specialises in the construction and promotion of assets in the logistics and industrial sectors. The firm has purchased the plot in Madrid in order to expand its portfolio of industrial properties through the promotion of a logistical warehouse. Its portfolio now spans a surface area of more than 200,000 m2, including the assets in Valencia and Madrid.

The acquired space is located on the A-2 highway, in the heart of the Henares corridor, in the town of San Fernando de Henares, on the industrial estate known as Puerta de Madrid (…).

The asset will allow CV-Grupo to develop a logistics warehouse measuring 8,500 m2 on the Puerta de Madrid industrial estate, by the A-2 and M-45 highways, one of the most sought-after in the sector in the Spanish capital. There, its neighbours will include, amongst others, multinational firms such as Amazon, Tdn, XPO and Plaza supermarkets. This industrial estate is considered as one of the fastest growing and best located in the Community of Madrid.

CV-Grupo began its activity in Madrid in 2000 in the Corredor de Henares, where it undertook developments in Coslada, San Fernando and Torrejón de Ardoz (…).

VGP Leases 16,000 m2 Warehouse in San Fernando de Henares to Rhenus

VGP has leased a warehouse measuring almost 16,000 m2 to Rhenus Logistics on its logistics park in the Madrilenian town of San Fernando de Henares, which is owned by the European real estate investment group VGP. The deal has been advised by the real estate consultancy JLL.

The operator will use the facility to provide services to various clients in the retail sector, as well as to other companies in the cold-food distribution segment, which means that VGP will have to adapt the original design of the warehouse to suit to the specific needs of both projects.

VGP’s logistics park is located in Corredor de Henares, a growing area that concentrates a large part of the logistics activity in the centre of the peninsula between Coslada and Guadalajara, and which forms part of the first logistics ring around the city of Madrid.

The park is located just five kilometres away from Barajas Airport, at the intersection between the A-2 motorway, which links Madrid with the city of Barcelona, and the M-50, one of the main ring-roads around Madrid and the outer ring of the capital’s metropolitan crown.

‘Area Industrial & Logistics’ to Build New Industrial Warehouse for Endutex Ibérica

Area Industrial & Logistics will be the property developer responsible for constructing the new headquarters of the Portuguese company Endutex Ibérica under the “turnkey” modality. The building is going to be constructed on a land with a surface area of 6,410 m2 in the SUP I-3 Sector “Puerta de Madrid” located in the town of San Fernando de Henares.

This plot is the result of the segregation that the property developer carried out of a larger block measuring 26,387 m2, on which Area has already successfully built one turnkey project involving a 7,500 m2 cross docking warehouse for XPO Logistics. With this operation, the property developer company Area Industrial & Logistics will manage to complete the total development of the aforementioned block, which has a combined land surface area of 26,378 m2 and a total constructed surface area of 11,622 m2.

The future headquarters of the company Endutex Ibérica will comprise a total warehouse surface area of 3,507 m2, used for storing supports for digital printing and the manufacturing of tarpaulins, the Portuguese company’s main activity. Similarly, it will have an office measuring 615 m2, spread over 3 floors, which will feature a ground floor space measuring 115 m2 that Endutex will use as a showroom for the display and sale of its products to customers.

The total approximate investment in this new turnkey project contracted by Area Industrial & Logistics is €3.4 million and construction is expected to be completed by the first quarter of 2019.

INBISA To Construct 38,000m2 Logistics Centre For GreenOak

INBISA has started work on the construction of a logistics centre comprising two buildings covering a surface area of 38,000 m2 in San Fernando de Henares (Madrid), under orders from the real estate investment company Talus Real Estate, which will be responsible for managing the asset.

The property is owned by the investment fund GreenOak Real Estate and the construction work is expected to be completed by February 2018. The fund has commissioned this project for its subsequent lease or sale.

The centre will be divided into two buildings of equal size and will have a total constructed surface area of 38,255 m2, plus 24,062 m2 of urbanisation. The work to be undertaken by INBISA Construcción at this site, known as “Puerta de Madrid”, constitutes a significant construction challenge, given that the company has to finish both buildings in a very short time period.

INBISA Construcción has vast experience in the industrial-logistics sector and has carried out several major projects in the sector, such as the construction of the Manzanares Business Centre on the ‘Los Gavilanes’ industrial estate in Getafe.

According to Jesús Herrera, Director of Business Development at INBISA Construcción’s Central Offices, “the construction of this large logistics space consolidates our presence in the Corredor de Henares. It is a very significant challenge for INBISA Construcción, given that the timeframe for completion is very ambitious, just 7 months. With this new project, we are continuing to deepen our industrial-logistics specialisation at the national level and we thank GreenOak and Talus Real Estate for the trust that they have placed in us”.

INEL 2000 has participated in this project as the architect and technical manager, and Soluciones Transparentes has served as the Project Manager. Both companies have extensive experience in the industrial/logistics sector.

Segro Acquires 5.3ha Plot In San Fernando De Henares

Segro, the British investment fund that specialises in the logistics sector, has acquired a plot of land in San Fernando de Henares, Madrid. The plot has a surface area of 5.3 hectares and is located 17km away from Madrid, at the intersection of the A-2 and M-50 motorways, to the south east of Barajas airport.

The plot acquired by Segro is currently leased to a group that plans to operate the site as a logistics service centre for automobiles until 2022. This operation forms part of Segro’s strategy in Spain, which involves developing modern logistics facilities and urban buildings to support high-quality and sustainable distribution.

With this new acquisition, Segro is strengthening its presence in the Spanish market, where it is positioning itself as one of the major investors and developers in the logistics sector.

“San Fernando de Henares has become a key location, with several projects due to be launched over the short to medium term. This acquisition strengthens our position in Spain, in a strategic place that is just 17km from Madrid and it will allow us to build a logistics centre in a few years”, said David Alcázar, Director of Segro España (…).

Segro launched its activity in Spain in 2015 and since then has built up a portfolio containing five assets, covering a combined surface area of 120,000 m2 (constructed or under development) in strategic locations on the outskirts of Barcelona and Madrid.

CBRE: Logistics Inv’t Rose By 29% To €664M In H1 2017

Investment in the Spanish logistics market soared once more during the first half of the year. Transactions involving logistics assets amounted to €664 million during the first six months of 2017, representing an increase of 29% with respect to the same period last year, when investment stood at €514 million, according to a study prepared by the real estate consultancy firm CBRE.

In the second quarter alone, industrial and logistics investment reached €364 million, a figure that far surpassed the amount recorded in the second quarter of 2016 (€300 million).

According to the consultancy firm, the difference compared to previous years is that the “appeal” of this sector is not concentrated only in Madrid and Barcelona, but rather it extends to other cities, such as Zaragoza, Valencia, Bilbao, Málaga and Sevilla.

Similarly, interest in investment in high-risk projects has been consolidated, due to the growth in the volume of logistics space leased in every city caused by e-commerce. In fact, investors who have never shown any interest in logistics have started to consider the sector as a necessary component of their portfolios, according to CBRE.

Some of the main logistics transactions closed so far this year include GIC’s acquisition of the Acero portfolio, worth €243 million; CIC’s purchase of Logicor’s assets; and Axiare’s acquisition of the second phase of a project located in San Fernando de Henares (Madrid), worth €38 million.

Amazon Constructs New Logistics Centre In Paterna (Valencia)

Amazon is continuing to expand its logistics business in Spain as it strengthens its activity. The US company has started work on a new logistics centre in Paterna (Valencia), at the same time as launching three new warehouses in Spain’s central region: one in Illescas (Toledo) and another two in the Madrilenian towns of Los Gavilanes de Getafe and Alcobendas.

For the time being, Amazon has submitted a statement of compliance to the Town Hall of Paterna, prior to the launch of its “logistics warehouse” activity, according to El Mundo. The document submitted by the US company will allow it to open and begin its activity within a maximum period of one month, provided that no objections are raised by the municipal technicians during that time.

The operation affects a plot that has the option of being extended considerably and which may become one of the group’s first strategic sites in the Comunidad Valenciana with regards to the future of its logistics network in the country.

In recent months, Amazon has stepped on the accelerator in terms of logistics with the investment of €30 million in a plant in El Prat del Llobregat (Barcelona) and the expansion of its Madrilenian centre in San Fernando de Henares. The group has also launched three new facilities in Cataluña: two centres to provide support for urgent deliveries and one logistics centre in Castellbisbal.
