Sales of Offices Buildings in Barcelona Rise by 45%

6 January 2020 Barcelona is experiencing record sales of office buildings, reaching highs not seen since before the beginning of the financial crisis. The sales are largely driven by high levels of liquidity and low bond yields. Ten buildings worth more than one hundred million euros sold during 2019, pushing total investments for the year to €2.816 billion. That figure is 44% above the amount sold in 2018, according to a report by CBRE.

The profile of investors has recently changed as well, as larger institutional investors looking for stable, long-term returns have slowly replaced more opportunistic buyers. Furthermore, the political turmoil in Catalonia also seems to have failed to scare off most investors.

CBRE Global Investors Acquires Office Building in Madrid from LaSalle

6 January 2020 CBRE Global Investors has finalised the acquisition of the office building at Calle General Lacy 23 from LaSalle Investment Management for 47 million euros. The property houses the headquarters of Repsol’s electricity and gas business. Furthermore, LaSalle had only acquired the asset in December 2018 for 32.5 million euros.

The asset is located in the Méndez Alvaro area of Madrid, near the Atocha Station. The fund invested approximately 4 million euros in refurbishing the asset, gaining the Leed Platinum Core & Shell certification.

South Korea’s Kiwoom AM to Acquire Helios Office Complex from Blackstone

5 January 2020 Kiwoom Asset Management, a South Korean investment firm, is close to making its first acquisition in Spain. The firm is seeking to buy the Helios business complex in northern Madrid. The property is slated to be the future headquarters of Dutch multinational banking group ING.

Blackstone announced its intention to sell the complex in the middle of last year. However, political uncertainty in the country caused a slight delay in negotiations. The asset is in Campos de las Naciones, a consolidated area near the Barajas international airport. The 60,250-m2 Helios office complex, which has excellent links to the city centre, consists of two largely independent office towers.

GPF Acquires Axis Building in Madrid for €100 Million

4 January 2020 GPF has acquired what the Axis building from CBRE GI for 100 million euros. The building, which will be CaixaBank’s future flagship office, is located at Plaza de Colón 1, in Madrid. The building is still under construction.

The first major deal of 2020 will start off what market watcher believe will be a frenetic year for the real estate sector due to high levels of liquidity and low bond yields.

The Axis building, which once housed Barclays, was acquired by CBRE GI from CaixaBank itself in 2017. CBRE then initiated a major renovation designed by the renowned architect Norman Foster.

Commerz Real Acquires Two Office Buildings in Barcelona for €132 Million

3 January 2020 Germany’s Commerz Real has acquired two properties currently under construction in Barcelona’s 22@ district from Conren Tramway for 132 million euros. The two office buildings are on the same block and have a total gross leasable area (GLA) of 23,000 square meters.

The first, building B97, is at Calle Badajoz 97 and will have a GLA of 14,000 square meters on 13 above-ground floors. The building will also have underground parking. The second asset, building A160, is at Calle Almogàvers 160. The building will have a GLA of 9,000 square meters on six above-ground floors and underground parking as well.

Grupo HNA Acquires the Torre Spínola in Madrid for €52 Million

19 December 2019 – Invesco Real Estate has sold the Torre Spínola to the HNA Group in a deal worth approximately 52 million euros. The global real estate investment management firm had only acquired the property at the beginning of this year from Lar España for 37 million euros, a 71% return on its initial investment.

The building, which is located in the region of Chamartín in the north of Madrid, has 12 floors and a total gross leasable area of about 8,875 square meters. Invesco’s new acquisition is at Calle Cardenal Marcelo Spínola 42. During its ownership, Lar implemented a €9-million refurbishment.

After its purchase, Invesco subsequently mandated Knight Frank to lease offices in the property. This year, firms including OPD Energy, Walmeric and Marco de Comunicación signed long-term leases.

Cain International Acquires Two Buildings in Madrid for €65 Million

Invesco to Convert Newly Acquired Office Building in Madrid to Flats

18 December 2019 – The US firm Invesco Real Estate has reached an agreement, together with the Spanish real estate company Grupo Barba, to acquire the former headquarters of the Madrid Traffic Headquarters, a building located Calle Arturo Soria 125 in the capital. The two firms are buying the asset from its previous owner, the socimi Jaba I Inversiones Inmobiliarias.

The new owners plan to convert the property into an apartment building. The property has approximately 5,700 square meters of surface area on five above-ground floors.

Investment in Barcelona’s Office Market Reaches 20-Year High

17 December 2019 – Barcelona’s real estate office market is amid an investment boom and is projected to end the year with record investments of 1.7 billion euros. That figure is the highest of the last twenty years, according to a study by Savills Aguirre Newman.

In the year to date, investments in offices in Barcelona have hit 1.4 billion euros. Market sources also expect that another €300-€400 million in deals will be finalised before 2020. Investors, 75% of whom are from outside Spain, have concluded acquisitions of more than sixty buildings, totalling more than 400,000 square meters of surface area, in 2019.

Madrid City Council Acquires Leased Building for €55 Million

16 December 2019 – The Madrid City Council has acquired the headquarters of its municipal computer service and the Mobility Management Centre, a building located at Calle Juan Camarillo 6, for 55 million euros.

The council subsequently exercised an option to buy when the asset’s owner, Rex Spain, notified it of its intention to sell. The building has an area of 17,546 square meters, along with 249 parking spaces, for which the municipal government had been paying about four million euros a year in rent.
