Leche Pascual Group Leases 11,000m2 Warehouse In Madrid

ProEquity has leased 11,220 m2 of space in the Casablanca logistics platform in Torrejón de Ardoz, to the Leche Pascual Group. As such, the dairy group has become the first tenant at the site.

The operation includes offices covering 669m2, which have been adapted to suit the operator’s requirements, as well as 149 parking spaces.

The Casablanca logistics platform has been developed on a plot of land measuring 84,968m2, of which 47,500 m2 corresponds to leasable surface area. It comprises two independent warehouses and it is located in the main hub for logistics and distribution operations in Madrid, 20km from the city centre and 10km from Barajas airport.

The site has direct access to the A-2 motorway connecting Madrid and Barcelona, which represents a key factor for distribution and logistics companies.

The platform is owned by the investment fund Rockspring which, according to John Thompson, Director of the branch in Spain, is in negotiations to lease another 20,000 m2, which could result in an occupancy rate of more than 60% of the available space.

Rockspring currently manages a portfolio of logistics space amounting to €800 million across France, the UK, Germany, Spain, Sweden and The Netherlands. It also has a reserve of land with potential to develop up to 240,000 m2 of space.

Rockspring’s New Logistics Platform In Getafe Ready By YE

Construction of the logistics platform that Inbisa is building for the UK fund Rockspring in Getafe is progressing nicely, and all indications are that it will be completed by the end of 2016 or beginning of 2017, just nine months after the first stone was laid at the site.

In fact, as at July 2016, just four months after construction began, almost 50% of the structure has been built, and the workmen have now started to construct the platform’s walls and roof.

Located in the Puerta Mayor “Los Gavilanes” business and logistics park in Madrid, the new platform will cover an area equivalent to eight football pitches, with a total constructed surface area of 58,000 sqm, on a plot measuring 88,000 sqm. The platform may be split into eight modules measuring more than 7,000 sqm each.

Both Rockspring and ProEquity, the real estate consultancy responsible for the exclusive marketing of this project, are excited about the new platform, which is particularly suitable for major retailers and e-commerce specialists that need to base their logistics operations close to Spain’s capital city.

In this sense, the logistics park in Getafe is located at the junction of the A-4 Madrid-Andalucía motorway and the M-50 ring-road, 27 km from Barajas airport and 20km from the centre of Madrid.

The platform will be equipped with the highest quality standards, a certificate of sustainable construction and complete facilities with a dock ratio of 1/860m2, which means 64 docks, concrete structure and walls, wide handling bays measuring more than 35m, an interior height of 12m and LED lighting, amongst other state-of-the-art features.

Segro Acquires Coslada II Logistics Centre From Royal Premier

The British company Segro has acquired the Coslada II Logistics Centre, located on Avenida de la Cañada in Coslada, from Royal Premier in an operation advised on the buy-side by Proequity and on the sell-side by CBRE.

Through this acquisition, Segro becomes the owner of one of the most emblematic industrial parks in the Corredor de Henares: the industrial, business and residential hub located between Madrid and Guadalajara. The asset, one of the most flexible parks in the prime market in Madrid, has a constructed surface area of 16,202 m2, divided into four platforms measuring approximately 4,000 m2 each. Currently, the property is leased to several tenants occupying modules with a minimum surface area of around 1,000 m2 each.

Marco Simonetti, Business Director at Segro for Southern Europe said that: “This is a major operation for Segro, in line with our strategy for expansion in Southern Europe. We believe in the potential and growth of Spain, and so we have acquired this industrial park, which has an ideal location, in one of Madrid’s most important hubs”.

Segro will carry out an improvement plan at the park this year to upgrade the existing facilities and offer better services to the property’s current and future tenants.

Rockspring Buys Montepino Casablanca Logistics Park

Inversiones Montepino and Rockspring have reached an agreement for the sale and purchase of the new Montepino Casablanca logistics park, in a deal advised by ProEquity.

On Friday 11 March 2016, the sale agreement was signed for the new logistics park located in the town of Torrejón de Ardoz. Construction of the site has just been completed. The transaction, advised by the consultancy ProEquity, involves the acquisition, by one of Rockspring’s funds, of a site with a total constructed surface are of almost 50,000m2.

The asset, constructed on a site measuring 85,000 m2 and spread across two buildings, measuring 27,000 m2 and 21,000 m2, respectively, has been built to the highest quality standards and has received the LEED Green Silver Certificate, which will have a major impact in areas such as energy consumption efficiency and improving the quality of the internal environment.

This deal involves the first development of its kind in Madrid since 2007 and forms part of Rockspring’s commitment to become one of the major players in the logistics real estate sector, alongside the launch of the new 60,000 m2 project in Puerta Mayor “Los Gavilanes” in Getafe, which has just been put on the market.
