Aedas Expands into Torrejón de Ardoz (Madrid) with 100 New Homes

Aedas Homes is extending its tentacles in Madrid and has reached Torrejón de Ardoz with its first residential project. The listed property developer is going to develop 100 homes in that municipality, which will constitute the Lángara urbanisation.

The homes, which include ground floor garden flats and penthouses with two, three and four bedrooms, have already gone on the market with prices starting at €165,000. The promotion will have a garden, a swimming pool, a gym, a children’s play area and a lounge bar in the common areas.

Lángara is designed for both first-time buyers and those looking to reposition themselves on the property ladder, according to Aedas. With more than 1.5 million m2 of buildable land in its portfolio, the property developer still has space to develop around 14,000 homes in Madrid, Cataluña, Sevilla, Costa del Sol, Levante and the Balearic Islands.

The plans of Aedas, in which the US fund Castlelake holds a stake, include reaching a handover rate that exceeds the number of homes under construction by 2022. The company led by David Martínez wants to achieve the break-even point after launching more than 2,000 homes this year: 2,500 in 2019 and peaking with 3,000 homes in 2020 and 2021.

Tiuna Invests €50M in the Luxury Residential Segment in Madrid

Tiuna is adding new projects to its prime portfolio. The Spanish property developer, which specialises in luxury residential projects, has just finished the first of two phases of a residential development in Madrid. It is going to invest around €50 million in the project in total, according to sources speaking to Eje Prime.

The real estate company has placed twenty homes on the market located in one of the most exclusive areas of the Spanish capital, Parque Conde de Orgaz. At number 27 Avenida de los Madroños, the architecture studio Bueso-Inchausti & Rein has designed four floors of a building constructed on a plot of land measuring 7,341 m2.

The property developer has created three types of homes inside its latest project: ground floor homes with private gardens and individual swimming pools; homes on the intermediary floors with terraces; and triplex penthouses with gardens and swimming pools connected spatially by huge panes of glass. The private area of each home starts from 250 m2 upwards and they all have four ensuite bedrooms and terraces.

Similarly, the common areas of the urbanisation also comprise the typical garden areas, individual storerooms, between two and four parking spaces per unit, a gym and sauna with changing room.

The involvement of Bueso-Inchausti & Rein in this project is no coincidence. Not in vain, the three founding partners of the studio, Jorge Bueso-Inchausti, Alejandro Bueso-Inchausti and Pablo Rein, have been shareholders of the property developer since 1989, together with Germán Toro, founder of the real estate group in 1964, and his daughter Elisa. During its fifty-year life, the real estate company has built around forty developments.

The second phase of the project begins 

With 95% of the homes in this first phase sold, according to sources at Tiuna, the property developer is now starting work on the second phase of the project: a twin building located at number 29 on the same avenue, and expects to finish the work in 2020 (…).

Moreover, the property developer, encouraged by the strong performance of the residential sector in Spain, is currently holding negotiations to close the acquisition of two plots of land in prime locations in the Spanish capital (…).

ASG to Invest €30M+ in Luxury Residential Project in Salamanca

ASG Homes has started to build Residencial España, an exclusive residential development containing 24 luxury homes located in the heart of Salamanca, in whose construction it is going to invest more than €30 million.

Following the demolition of the iconic Edificio España, ASG Homes is breathing new life into the plot overlooking the central Plaza de España to build what is going to be the most exclusive residential complex in Salamanca. A total of 24 luxury homes, all with a storeroom and 2 parking spaces included, will comprise 2-, 3- or 4-bedrooms with surface areas ranging from 100 m2 to 260 m2 for the largest penthouses, which will also have terraces spanning up to 75m2.

The development, which has been designed by the Architecture Studio owned by Chus Manzanares, will be equipped with the highest quality finishes and the latest home automation technology. Thus, it will offer owners the possibility of controlling their homes from a distance using their smartphones (…).

Homes supplied by 100% renewable energy

Residential España is also going to be the first development in the city to be supplied with 100% renewable energy through vertical geothermal energy, with heat pumps and PEX tubes to supply water and heating, obtaining high energy yields from its energy sources through a new system that uses the heat from the earth to warm homes. The system will use the heat source that is generated below the surface of the Earth and direct it to the building, whereby resolving 100% of the heating and hot water needs.

Similarly, Residential España will be revered for its high-quality common areas, which will include a 150 m2 spa-gym with a heated indoor pool on the ground floor, as well as a sensory shower, sauna and steam room and a fully-equipped gym (…).

Taylor Wimpey & La Cala To Build Largest Golf Complex In Southern Europe

The Spanish subsidiary of the British property developer Taylor Wimpey Plc and the Irish hotel chain FBD Hotels and Resorts have signed a strategic alliance for the development of more than 600 homes over the next ten years, with a planned investment of more than €125,000,000.

The collaboration between Taylor Wimpey España and the hotel chain FBD Hotel and Resorts, which manages La Cala Resort, took its first steps back in 2014. As a result of that joint venture, Taylor Wimpey completed the first batch of residential properties (60 contemporary apartments called Miraval) in 2016. Now, it is promoting the project Horizon Golf comprising 48 apartments and 55 terraced houses, some of which will be completed this year and the rest of which will be handed over to their owners in 2018.

Through this alliance, La Cala Resort is consolidating its position as a unique destination for golf and relaxation in Spain, with three 18-hole golf courses, an exclusive 107-room 4-star hotel and a 1,300 m2 spa, tennis, padel and squash courts, and a football field. It also leads the ranking in terms of international residential tourism, with one of the best and most varied supplies of residential housing in low-density complexes, with panoramic views over golf courses, sea and mountains and all just 30 minutes from Málaga airport.

UNIQ Residential Hits The Ground Running

Two and a half years after the creation of UNIQ Residential, its first project is in the process of being handed over in the heart of Barcelona.

RS257 (www.rs257barcelona.com), a project in the “Mayfair” equivalent of Barcelona located between the prime streets Paseo de Gracia, Diagonal and Rambla Catalunya was always going to be in high demand due to its location, but in addition, the thought that the UNIQ team has put into efficient layouts, flexibility of design and sustainability make this one of the most emblematic residential projects of 2017 in Spain.

Round Hill Capital Invests €250M In Luxury Homes In Málaga

Round Hill Capital, one of the leading international real estate investment firms, has launched operations in Spain with an investment of €250 million in the luxury Palo Alto real estate development. The project that will be constructed on a plot of land measuring 50 hectares in Ojén (Málaga) and represents the entity’s first investment in Spain.

The project will be divided into six phases and reflects Ojén’s General Urban Development Plan (PGOU). The licence has already been granted for the first phase and construction will begin as soon as the tender has been awarded.  Six construction companies are currently competing to secure the bid.

Specifically, the first phase, which will be executed between January 2017 and the autumn of 2018, will involve the construction of sixty apartments and fifteen penthouses, which will be sold for between €440,000 and €1 million each.

At an event in Ojén yesterday, the architect and developer of the project, Matías Villarroel, explained that the land on which the housing development will be constructed was acquired from Sareb for €30 million. It represents one of the most important sales by the entity in the area. “The natural location is privileged and unique”, said the property developer.

According to Villarroel, Palo Alto “is going to put Ojén on the map with a development that will be talked about a lot in the future”. The urbanisation, which has panoramic views of the sea and mountains is just five minutes from the La Cañada shopping centre and thirty minutes from the Málaga-Costa del Sol airport.

Meanwhile, the mayor of the municipality, José Antoni Gómez, who also attended the event yesterday, said that a project like Palo Alto “represents a socio-economic boost for Ojén and for the coast as a whole”. Gómez said that this urbanisation will be “a balcony to the Costa del Sol and a door to the nature and mountains of Sierra de las Nieves”.
