Plan Nazaret Recovers 230,000 m2 of the Port of Valencia for the City

The Board of Directors of the Port Authority has approved the Nazaret Este Plan, which represents the first step in the development of a new area in the Nazaret neighbourhood of Valencia.

The mayor of the city, Joan Ribó, has highlighted the importance of the approval of this plan, which will involve the recovery of 230,000 m2 of land in the Port for citizens, of which more than 86,000 m2 will be configured into a large green space: the future “Rivermouth Park”, which will connect with the end of the Turia Channel.

According to the mayor, “it will be one of the largest parks in Valencia. It will be connected to the river and will have green corridors that will link up with the L’Albufera National Park (…)”.

Town Hall of Málaga & Sareb Agree to Constitute a Compensation Board for the Repsol Plots

The Town Hall of Málaga and Sareb held a meeting this morning in Málaga to continue with the steps required to develop the land that they co-own in the city, on the site of the so-called Repsol plots.

At the meeting, both parties agreed to constitute a Compensation Board for these plots to push ahead with the environmental improvement and urban development projects, the latter of which will include a large urban park in the first phase located between the districts of Carretera de Cádiz and Cruz de Humilladero.

The mayor of the city, Francisco de la Torre, attended the meeting, along with the councillors for Town Planning, Environmental Sustainability and the district of Carretera de Cádiz, Francisco Pomares, José del Río and Raúl Jiménez, respectively. For its part, Sareb was represented by the Director of Institutional Relations, Soledad Borrego, the Director of Real Estate Development, Andrés Benito, and the Director of Legal Counsel for Transactions and Real Estate Management, Jesús Cantal. Experts from both sides also attended.

Caleido’s Makers to Create a Brand New Neighbourhood Around the Cuatro Torres

The plans involve the creation of a street that will link the area surrounding the La Paz Hospital with Plaza de Castilla and which will have retail units, squares and terraces along it.

In two years time, the barren concourse that currently welcomes the employees that work in Madrid’s Cuatro Torres will be converted into the antechamber of a new retail and leisure space, which is going to be built in the north of Madrid with the arrival of the fifth tower, known as Caleido.

This project from Inmobiliaria Espacio and the Philippine firm Megaworld Corporation will result in the construction of a fifth iconic tower.  The latest addition to Madrid’s skyline will not for known for its height, given that at 160 m2 tall, it will be the shortest of its neighbours, but it will be recognised for the services and life that it is going to bring to the area.

The designs involve the creation of a high street, which will run from the La Paz Hospital area towards Plaza de Castilla, passing through the Madrid Business Area complex, where the Cuatro Torres are located, generating a neighbourhood vibe with several squares and terraces, as well as restaurants and areas for events. In this way, Caleido will not contain a shopping centre, but rather will offer different retail units, which will be opened opposite the new building and which will represent an addition to the businesses integrated into the property.

Specifically, the retail area, which is going to occupy a space of around 13,000 m2, will be distributed over the first level of the four-storey rectangular base on which the tower is going to be built.

The design of this project has been carried out by the architecture firm Fenwick Iribarren and represents that studio’s second piece of work in this office complex, given that it was also the brains behind Torre Espacio, which was also built by the Villar Mir Group (Espacio) back in the day (…).

According to Mark Fenwick, who founded the firm with Javier Iribarren in 1990, “Our objective with this project was to create a service area for the 24,000 people who work in the Cuatro Torres and whereby create urban spaces and meetings areas, such as squares and terraces, which are going to occupy around 7,000 m2, and which will join together the office complex with the neighbourhoods that surround it, to extend the use of this space to the whole community”, said the architect.

The construction of this project also includes the creation of a public park spanning more than 3 hectares, which is going to be located on the adjoining plot and which is also going to be managed by the property developer behind the tower. That space will house facilities for sports, culture and open-air concerts.

Madrid as a destination

In the academic year 2020-2021, Caleido is going to become the first vertical campus in Madrid, given that its main tenant is the Instituto de Empresa (IE), which will occupy all of the 36-storey tower and half of the horizontal building, leasing 50,000 m2 of space in total. The other part of the lower building is going to house an advanced medical centre to be operated by the Quirón-Salud Group (…).

The complex, whose development is expected to involve an investment of around €300 million, will also have a 1,250 space parking lot, 630 of which will be for public use. (…).

Espacio Caleido has already started to market the project, which hopes to attract trendy brands in fashion, technology, sports and restaurants. It is targeting international firms that do not have a presence yet in Spain and the plan is to start signing agreements after the summer. The complex is also considering the creation of leisure area that may house a cinema with an exclusivity concept, as well as a Gaming (videogames) and eSports (electronic sports) area.

‘Valencia Parque Central’ Hopes to Raise €300M From Sale of Buildable Public Plots

Valencia’s public institutions want to recover some of the investment that they are making in Parque Central. The company that is promoting the development, which is owned by the Government of Spain (50%), the Generalitat Valenciana (25%) and the Town Hall of Valencia (25%), hope to raise €300 million from the sale of the buildable public plots in this area. Those proceeds would cover 15% of the total cost of the building work, which has an approximate cost of €2 billion.

According to explanations provided by the Town Hall, the intention of the company is to propose a first public auction of the land to the Board of Directors. The Director-General of Valencia Parque Central, Salvador Martínez, has explained that “they will study two formal questions: the specifications that regulate the sales process and the sales strategy”, according to Valencia Plaza.

The work that needs to be carried out in the Russafa and Malilla areas will bring with them the largest urban planning operation underway in Valencia. This is a railway and urban project, in which, in addition to placing the railway underground and building a new train station, the city will benefit from a new green space with a park spanning 230,000 m2. The company’s forecasts suggest that the garden will be inaugurated in June.

Aedas Homes Unveils its Plans for Hacienda del Rosario (Sevilla)

A new neighbourhood with more than 1,000 homes for families aged between 30 and 45 at affordable prices. That is the project that is now being built in Hacienda del Rosario, right opposite the Decathlon store and next to the Parsi Industrial Estate. The aim is to develop the city’s urban planning project and recover the demographic indices last seen a decade ago.

The Aedas Homes group is going to build 1,046 two-, three- and four-bedroom homes in seven 10-storey towers over a surface area of 93,000 m2, of which 73,000 m2 will comprise green space. And the Town Hall is going to build another 218 social housing properties on an adjacent plot, owned by the Urban Planning Department, which Emvisesa has already started to process. That means that by the start of 2019, Sevilla will have a new district with more than 2,000 homes, including not only these projects but also the one in Santa Bárbara.

On Monday, the mayor, Juan Espadas, visited the site where Aedas – which is also responsible for the Cisneo Alto project and the new Ramón y Cajal urbanisations – is starting work on land that it purchased in 2016 from Gabriel Rojas in the East of the city. Specifically, the plots are located between the A-92 and the shopping centre that houses the aforementioned Decathlon store. The access roads have already been built and the Town Hall has granted the relevant licences for the construction of the residential areas, which will include a park measuring seven hectares, a social club and common areas with a swimming pool and padel courts.

For Espadas, “this project is not simply a housing development, but rather the creation of a new neighbourhood in Sevilla, which means that we are at the beginning of the post-crisis and we have left behind the black hole in the construction sector”. The area of expansion is destined for “established families who want a more comfortable environment at a good price”, explains the mayor. The regional director of Aedas, Diego Chacón, highlight that these homes will cost between €120,000 and €150,000, and will be financed by Banco Santander and constructed by San José. The first tower, which will have 142 homes, will be handed over within a year. And from then, the area will come to life continuously in search of a clear objective that the major himself has admitted: “The registration of citizens (‘empadronamiento’) in the city will be activated again”.

Acciona Buys a Plot of Residential Land in Malilla (Valencia) from Sareb

Acciona Inmobiliaria is joining the property developer fever in Malilla. The firm has purchased one of the few plots of land left for sale in the Valencian neighbourhood from Sareb for more than €7 million, according to several sources in the sector speaking to Valencia Plaza.

The transaction, which was signed last week, places almost 2,000 m2 of land in Malilla Norte Residencial at the disposal of the property developer. The plot has a permitted buildable surface area of almost 15,000 m2 – equivalent to around 150 homes.

According to the same sources, Acciona, which has been advised by the consultancy firm CBRE, was awarded the plot after it submitted the best offer in a process that saw half a dozen companies compete. The marketing of the plot was carried out by Solvia.

Execution unit 1 in the Malilla Morte sector is one of the hottest spots in Valencia’s property market. It comprises a land surface area measuring 360,000 m2, of which 70,000 m2 will comprise a large garden – plus another 13,000 m2 for the same use spread throughout the neighbourhood – 68,000 m2 for the road network, 50,000 m2 for public use and 45,000 m2 for private buildable land.

It is precisely the buildable plots where a large number of property developers have taken positions, including Libra, Hábitat, ASG Iberia (Activum SG), Grupo Lobe, Urbem and Aelca.

The most talked about investment in the area was that made by the listed company Neinor Homes, which after acquiring a plot for the development of 54 flats in the neighbourhood, spent another €27 million to buy 50,000 m2 of land from the Valencia firm Urbem, where it plans to build 400 homes.

Second development underway

In terms of Acciona Inmobiliaria, the firm has at least two projects underway in the city after announcing its return to domestic property building in March, with the construction of 16 developments – 13 in Spain and the rest in Mexico and Poland.

As this newspaper reported, the infrastructure management and renewable energy company will build a development on Avenida del Puerto, 284, on the corner of Calle Barco. That residential complex will comprise 53 homes and will integrate a protected façade.

Villar Mir Sells 49% Of Fifth Tower To Andrew Tan

Making money to reduce OHL’s mounting debt is still imperative for Grupo Villar Mir. And it was in this context that the latest operation was signed between the holding company controlled by the 80-year old civil engineer and the real estate company Megaworld, owned by the Philippine businessman Andrew Tan. The businessman has become the new partner in the project to develop Caleido, the fifth tower in the Castellana complex. In 2015, the construction group sold Torre Espacio to Tan for €550 million.

The agreement will turn the Philippine businessman into one of Villar Mir’s partners, as owner of 49% of the company that is running the project, which includes the construction of a skyscraper measuring more than 180 m tall and an underground shopping area with a surface area of around 12,000 m2. Tan will spend around €150 million on the purchase. PwC has acted as legal advisors to Espacio during the operation and the law firm Pérez-Lorca has represented Megaworld.

In January, the Chairman of the Villar Mir group, Juan Miguel Villar Mir Fuentes, unveiled so-called project Caleido, together with the Mayor of Madrid, Manuela Carmena. This complex, in which around €300 million is expected to be invested, includes a high-rise building, which will house a university campus to be operated by Instituto de Empresa and a medical research centre to be managed by Grupo Quirón.

In addition, the plans include an underground shopping area, covering around 12,000 m2, a park measuring 33,000 m2 where concerts and other cultural activities will be held, and 2,000 parking spaces.

Villar Mir was awarded this plot of land in 2014 under a 75-year concession, after he agreed to pay the Town Hall of Madrid an annual fee of €4 million (after an initial four-year grace period). Initially, a conference centre was going to be constructed on the site. (…).

The future architectural complex, designed by the architectural studio Fenwick & Iribarren, in conjunction with the Serrano Suñer Arquitectos studio, will comprise two separate spaces: a 160 m tall building with 36 floors, and a four-storey base building measuring 20 m tall (…).
