Redevco Iberian Ventures Buys 6 Retail Parks From Bogaris For €95M

The shopping centres are located in Extremadura and Andalucía and have a combined surface area of 84,250 m2.

Redevco Iberian Ventures, the joint venture created between Redecvo and the funds managed by Ares Management, has acquired six retail parks located in Extremadura and Andalucía from the property developer Bogaris for approximately €95 million.

The parks, which have a combined surface area of 84,250 m2, are leased almost in their entirety to tenants such as the supermarket chains Mercadona, Aldi and Día, the fashion brands C&A, Kiabi and Merkal Calzados, and operators Burger King, Media Markt, Sprinter and Aki Bricolaje.

Specifically, the parks are: Mejostilla, in Cáceres; Kinepolis Pulianas, in Granada; Marismas del Polvorín, in Huelva; La Heredad, in Mérida; Retail Park, in Motril; and La Serena, in Villanueva de la Serena.

Ares and Redevco announced the creation of Redevco Iberian Ventures in September 2015 and following this operation, the total capital invested by the joint venture now exceeds €200 million. JLL and Deloitte acted as advisors to Redevco Iberian Ventures in the operation.

Meridia Acquires Mercadona Supermarket In Terrassa

The fund manager Meridia Capital Partners has acquired a 2,270 m2 supermarket, leased by Mercadona, in the city of Terrassa, in a deal advised by Aguirre Newman.

The purchase has been carried out through its real estate vehicle Meridia II, which now owns a portfolio of more than 20 supermarkets. Through this operation, Meridia seeks to increase its exposure to the retail sector. Mercadona closed 2015 as the leader of the consumer goods distribution sector, with a market share of 22.7% and a net profit of €611 million, up by 12% compared with 2014.

In 2016, Mercadona plans to invest approximately €650 million, which will be allocated mainly to the opening of 60 new stores, the refurbishment of 35 supermarkets, the continued drive for technological change and the on-going construction of its logistics plants in Abrera (Barcelona) and Vitoria-Gasteiz.

Meridia Buys ‘Miramadrid’ Shopping Centre For €12.5M

The real estate fund Meridia Capital, which is controlled by the former Vice-President of Barcelona FCB, Javier Faus, and the former director of Sareb, Juan Barba, has closed the purchase of the Miramadrid shopping centre, located in the town of Paracuellos del Jarama (Madrid).

Meridia has paid the developer Hercesa (now called HI Real Estate) €12.5 million for the property, which has a surface area of 7,148 m2; that represents a yield of 8%. (…).

The shopping centre, which opened in August 2009, has an occupancy rate of 97% and its tenants include Mercadona, Burger King and Telepizza. Meridia has been advised on the transaction by Knight Frank, Dokei and Roca Junyent, whilst The Carlton Group has advised Hercesa.

With this transaction, the Spanish fund continues its high level of investment activity, which has resulted in the purchase of real estate assets worth more than €500 million in the last 10 months, including the purchase of 11 GE offices for €100 million.

Mercadona Pays €10.6 Mn for a Warehouse in Vitoria

Mercadona, one of the leading supermarket company of Spain, has just purchased a plot of 150.000 square meters located in the Jundiz industrial area for €10.6 million paid to Gilsa, a firm held by the Basque authorities and the City Council of Vitoria. The chain is going to raise in there a logistics hub in the north of the country.

This way, Mercadona confirms its bet on Euskadi, specifically on Vitoria, where it has opened its first supermarket in the region and presently is preparing for inauguration of two more before the end of the month. The Jundiz center will be the 13th distribution hub of the group and it will supply the stores in the north of the Peninsula. In fact, the Valencian company embarked few months ago in Navarre and inside its plan of expansion in the Basque Country it expects to open 25 shops within the next six years.
