Ibosa Acquires RC1 from Mahou for €70 Million

8 October 2019 – The real estate cooperative Ibosa has acquired the second of the three plots of land owned by Mahou by the former Vicente Calderón stadium for 70 million euros.

The plot of land, called RC1, has a buildable area of 18,266 square meters for residential use, enough for 200 new homes. The asset also has 3,741-m2 of commercial land.

After this, only one of the three plots of land owned by the brewery is still left for sale. Pryconsa acquired the first plot for 55 million euros.

Pryconsa Acquires RC5 in Madrid from Mahou

30 September 2019 – Pryconsa, the Colomer family’s real estate developer, has finalised its acquisition of the RC5 plot of land from the Mahou brewery in its Operación Calderón. Market sources state that the negotiated sales price was around 3,000 euros per square meter, for a total of more than 55 million euros.

Mahou opted to go with Pryconsa since its offer of payment was seen as better, though the cooperatives were able to pay slightly more.

Mahou is selling off three plots of land by the former stadium in Madrid: RC5, RC1 and RC2. Pryconsa acquired the first, which has a buildable area of 18,508 square meters. The developer plans to build houses for sale, not for rent.

Pryconsa Close to Finalising Acquisition of RC5 from Mahou

27 September 2019 – Pryconsa, the Colomer family’s real estate developer, is close to finalising an agreement to acquire the last plot of land on sale by the Mahou brewery in Madrid.  The sale, part of the Operation Calderón, is expected to go more than 55 million euros.  

Pryconsa would thus take over the plot of land known as RC5, which has a buildable area of ​​18,805 square meters. The land that makes up Operation Calderón has a total area of ​​193,804 square meters and a building area of ​​147,000 square meters and is one of the last large plots of land left in central Madrid.

Operation Mahou-Calderón Draws Significant Interest

Operation Mahou-Calderón, a portfolio of land owned by Atlético de Madrid and the Mahou brewery, is drawing significant interest from potential investors. The lands are around Atlético’s old football field and one of the brewery’s former factories. The two groups each have 50% of the portfolio, each with approximately 63,000 square meters of land. Four housing cooperatives have shown interest in one of Mahou’s plots of land, while Azora and Gestilar have already acquired two plots owned by the football club.

The housing cooperatives Core and Arjusa are already marketing a development called Madrid Río Living, to be built on Mahou’s plot RC5. Meanwhile, Ibosa, is also selling homes in a 196-home development from plot RC1, though both have yet to finalise their acquisition of the lands.

Atlético has already concluded the sale of two plots to Azora and Gestilar for 110 million euros. Vivenio is also looking to acquire Atlético’s final plot of land for approximately €88 million, where it would build rental properties.

Atlético de Madrid Expects to Close the Sale of the Calderón Plots in Early 2019

Atlético de Madrid is proof of the importance that property can have when it comes to financing activity. The football club has decided to take out a mortgage backed by the Wanda Metropolitano stadium to secure its €200 million refinancing with Inbursa, the financial entity controlled by Carlos Slim, according to reports from Palco 23. The intention of the Board of Directors is to convert that debt into a long-term liability and obtain better conditions than those signed when the financing plan for the new stadium was modified. In parallel, the club is preparing the sale of the plots of land on the site of the Vicente Calderón, scheduled for the beginning of 2019.

The €200 million refinancing plan and the sale of the plots alongside the Manzanares River are closely linked. Two years ago, the Mexican bank offered the financing necessary to finish the building work at the Wanda Metropolitano, after FCC, the construction group that it also controls, refused to charge for its service through the delivery of units for urban development at the Vicente Calderón.

The contract allowed the parties to cancel the loan with the sale of the plot or with the payment of annual instalments for four seasons, which made the repayment of the loan very short term, in the middle of the expansion of the sports area. In the end, the club has committed to extend the term and so the liquidity injection that will result from the sale of the Calderón will not be used to repay the debt, but rather to make more resources available for the club’s daily operations, as well as for new projects and to access to the transfer market,  if necessary.

Sources at the club indicate that the second real estate operation will probably not be signed until next year, after the municipal government of Madrid failed to provide its definitive approval of the urban planning project until last week. “We think that the uses will be converted into plots and registered in the name of the club at the beginning of 2019, which is when we will proceed with the sale”, they said.

Obtaining all of the permits is the guarantee that the property developers will be able to undertake their projects without any problems. The definitive plan establishes 33,339 m2 for residential use, with a buildability of 132,344 m2; of that capacity, 13,234 m2 in total will be reserved for social housing properties. Tertiary use land will span 14,705 m2, with 13,893 m2 for public amenities and just over 73,000 m2 for green space and others.

The new owners will have to assume the urbanisation costs of €42.22 million, including the €22 million required for the demolition of the former Atléti stadium, without affecting the M-30 road, which passes under one of the stands. It is unknown whether the football club and the Mahou brewery or the future owners will assume that price, and what impact that will have on the final sales price (…).

Madrid’s Town Hall to Approve the Mahou-Calderón Project

The Mahou-Calderón project is pushing ahead. Tomorrow (Thursday), the Town Hall of Madrid is going to approve the urban development plan for the land, one of the most sought-after plots in the Spanish capital. The roadmap for the site, which is still home to the Vicente Calderón stadium, the historical home of Atlético de Madrid, means that the construction work will begin after the summer and will be scheduled for completion within three years.

After the summer, Atlético de Madrid and Mahou, the owners of the batch of land, hope that the period of public consultation will be completed so that they can start to demolish the stadium, according to El Confidencial.

The building work will be divided into three phases, starting with the demolition of the Calderón. Next, and after modifying the traffic flow that passes under the pitch, the roads between Paseo de los Pontones, Paseo Imperial and Paseo de los Melancólicos are going to be urbanised.

The first phase of the project is also going to be the most expensive, with an investment of €22.7 million, half of the total budget established (€42.2 million) for this ambitious urban development plan. The Government of Madrid is going to contribute another €60 million to cover over the road.

The finalists: Solvia, Ibosa and Princeton 

Waiting to see what happens tomorrow in the Town Hall are Solvia, Ibosa and Princeton, the three finalist investors looking to buy the plots, which will expand Madrid’s residential stock by another 33,339 m2 of buildable land, located on a plot with a buildable surface area of 132,344 m2.

The objective of Atlético de Madrid with this project is to raise up to €200 million from the sale operation. The club is planning to use that extraordinary capital to repay Carlos Slim the €160 million loan that he granted the sporting entity to complete the building work on its current stadium, the Wanda Metropolitano.

Meridia Capital Acquires Logistics Platform in Guadalajara for €10M

Meridia Capital is fattening up its asset portfolio. Today, the company announced the purchase of a logistics platform spanning 27,500 m2 in Alovera (Guadalajara) for €10 million. The asset has been acquired through the real estate vehicle Meridia III.

Constructed in 2006, the warehouse is located on the Corredor de Henares axis, an industrial area where companies such as Volvo, Eroski and Mahou are situated. The first warehouse that Meridia III acquired in April 2016 is also located there.

Following the signing of this agreement, Meridia Capital’s logistics portfolio will span a surface area of 112,000 m2 in total, of which 73,000 m2 has been purchased through Meridia III.

Meridia Capital is an independent manager that manages assets worth almost €1 billion (including debt). In recent years, it has established itself as one of the main regulated alternative investment managers in Spain.

KCRE Acquires 5,600 m2 Office Building in Madrid

Kefren Capital Real Estate (KCRE) has closed the acquisition of an office building located on Calle Juan de Mariana, 15 (Madrid). The property was Grupo Segur Iberica’s headquarters until the company filed for insolvency during the summer. PwC, the receiver administering the liquidation proceedings, awarded the asset to Kefren Capital, as the winner of a competitive bid process.

The building was completed in 1994 and comprises c. 3,600 m2 above ground, spread over 5 floors, and more than 2,000 m2 below ground, including 39 parking spaces. “The building is very flexible – it would be ideal as the headquarters for: a company wanting a central location at a competitive rent; a co-working office in the south of Madrid, very close to the high-speed train; or as a mixed-use building offering the possibility of servicing last-mile logistics thanks to a loading dock at street level” states Pelayo Primo de Rivera, CEO of KCRE.

It is located in the Méndez Álvaro-Delicias district, a consolidated business area home to large companies such as Repsol, Amazon, Gas Natural, Ericsson, CLH and Mahou, with excellent public transport and road connections. The building is just a 15-minute walk from Atocha train station and Parque del Retiro (to the north), and a 5-minute drive to the M-30 ring road (to the south).

Mahou-San Miguel acquires its headquarters in Madrid for 38,5 million Euros.

The brewing company Mahou San Miguel has announced the acquisition of its corporate headquarters, on number 15 of Titán street in Madrid. The acquisition of this building, with more than 8500 square meters in thirteen floors, has been closed for 38,5 million Euros, according to the company.

At the beginning of 2010, Mahou-San Miguel moved to the former headquarters of the real estate company Nozar. At that time, it rented 7762 square meters. The brewing company occupies eight floors nowadays, the rest is rented to other companies. “The headquarters in Madrid have spaces such as the Club Mahou San Miguel, for internal and external events”, they detail from the group.

The move to Titán meant leaving the historic plant of Mahou on Paseo Imperial 32. These land is included in the operation signed by the brewing company and the football club Atlético de Madrid and the Madrid Council to reassess 92.297 square meters, 61.000 of which are in the hands of Mahou. Currently, this plot continues in the hands of Mahou. Mahou´s headquarters was developed by Nozar along with three other towers with an average surface of 10.000 square meters. The real estate company, in a creditor´s meeting right now, sold in 2007 three of the towers to the German fund TMW Pramérica for 200 million Euros.
