Invesco Buys 2 Warehouses in Madrid’s Prime Logistics Area from GreenOak

Invesco is raising its commitment to the Spanish logistics sector. The British real estate group has purchased two warehouses located in the Puerta de Madrid Logistics Park from the US fund GreenOak. The two warehouses have a surface area of more than 38,000 m2, according to a statement from the company.

The assets are located on Calle de los Tapiceros in San Fernando de Henares, an area very close to the Spanish capital and the A-2 motorway, the busiest road in the last mile market. Invesco expects that the warehouses, which have a high degree of occupancy, will be finished by the end of the year. The operation has been advised by the real estate consultancy Cushman & Wakefield.

This new investment in Madrid, whose amount has not been revealed, follows the group’s search for a tenant for the 30,000 m2 logistics platform that it owns in Los Gavilanes, in Getafe.

Moreover, across the whole of Spain, Invesco has undertaken several operations in the logistics market over the last year. One of the most important took place last December when the real estate group acquired the facilities that house the headquarters of Mango in Palau-solità i Plegamans (Barcelona) for more than €100 million.

Palm Capital Acquires 3 Logistics Projects in Getafe from BCM

Palm Capital has become a protagonist in the Spanish logistics market with the acquisition of three projects in the Los Gavilanes Business Area in Getafe from the property developer BCM (MCA Group). The operation, advised by the real estate consultancy Proequity, involves the acquisition, under the forward funding method, of three turnkey logistics projects with constructed surface areas of approximately 33,000 m2, 25,000 m2 and 27,000 m2, respectively.

The price for which the agreement has been closed has not been disclosed by the parties, but the value of the three completed projects is estimated to amount to around €100 million.

The first project that is going to be constructed will comprise two platforms measuring 22,000 m2 and 11,000 m2, which may house up to four different operators. It is expected to be ready for delivery by the first half of 2019.

With this acquisition, Palm Capital is going to become the main owner in the Los Gavilanes Business Area, with more than 85,000 m2 of leasable logistics space under ownership. Gavilanes represents the first acquisition that Palm Capital made in the Spanish logistics market and marks the beginning of an ambitious expansion plan through which it intends to acquire and build more logistics assets in the short term.

The Los Gavilanes Business Area is positioned in a strategic location in the south of Madrid, 16km from the centre of the Spanish capital. It has quick access to the A-4 highway between Madrid and Andalucía and 1,500 m2 of its façade overlooks the M-50 ring road. For this reason, first-class companies such as Amazon and Decathlon have already chosen the location for their distribution centres.

INBISA To Construct 38,000m2 Logistics Centre For GreenOak

INBISA has started work on the construction of a logistics centre comprising two buildings covering a surface area of 38,000 m2 in San Fernando de Henares (Madrid), under orders from the real estate investment company Talus Real Estate, which will be responsible for managing the asset.

The property is owned by the investment fund GreenOak Real Estate and the construction work is expected to be completed by February 2018. The fund has commissioned this project for its subsequent lease or sale.

The centre will be divided into two buildings of equal size and will have a total constructed surface area of 38,255 m2, plus 24,062 m2 of urbanisation. The work to be undertaken by INBISA Construcción at this site, known as “Puerta de Madrid”, constitutes a significant construction challenge, given that the company has to finish both buildings in a very short time period.

INBISA Construcción has vast experience in the industrial-logistics sector and has carried out several major projects in the sector, such as the construction of the Manzanares Business Centre on the ‘Los Gavilanes’ industrial estate in Getafe.

According to Jesús Herrera, Director of Business Development at INBISA Construcción’s Central Offices, “the construction of this large logistics space consolidates our presence in the Corredor de Henares. It is a very significant challenge for INBISA Construcción, given that the timeframe for completion is very ambitious, just 7 months. With this new project, we are continuing to deepen our industrial-logistics specialisation at the national level and we thank GreenOak and Talus Real Estate for the trust that they have placed in us”.

Rockspring’s New Logistics Platform In Getafe Ready By YE

Construction of the logistics platform that Inbisa is building for the UK fund Rockspring in Getafe is progressing nicely, and all indications are that it will be completed by the end of 2016 or beginning of 2017, just nine months after the first stone was laid at the site.

In fact, as at July 2016, just four months after construction began, almost 50% of the structure has been built, and the workmen have now started to construct the platform’s walls and roof.

Located in the Puerta Mayor “Los Gavilanes” business and logistics park in Madrid, the new platform will cover an area equivalent to eight football pitches, with a total constructed surface area of 58,000 sqm, on a plot measuring 88,000 sqm. The platform may be split into eight modules measuring more than 7,000 sqm each.

Both Rockspring and ProEquity, the real estate consultancy responsible for the exclusive marketing of this project, are excited about the new platform, which is particularly suitable for major retailers and e-commerce specialists that need to base their logistics operations close to Spain’s capital city.

In this sense, the logistics park in Getafe is located at the junction of the A-4 Madrid-Andalucía motorway and the M-50 ring-road, 27 km from Barajas airport and 20km from the centre of Madrid.

The platform will be equipped with the highest quality standards, a certificate of sustainable construction and complete facilities with a dock ratio of 1/860m2, which means 64 docks, concrete structure and walls, wide handling bays measuring more than 35m, an interior height of 12m and LED lighting, amongst other state-of-the-art features.
