Lar Buys 200,000 m2 Plot In Cheste To Build Logistics Park

It has not even been built yet, but the Ciudad Circuito de Cheste industrial estate is already making its name as an important logistics hub in Valencia. Lidl, which has already announced that it is going to build a new logistics platform here, is now going to be joined by Lar España. The Socimi has acquired around 200,000 m2 of land in the municipality of Cheste, next to the A-3 motorway and just 5km from the intersection with the Mediterranean Highway, on which it plans to build a new logistics park, .

The land acquired by Lar España is located just a few metres from the Circuito Ricardo Tormo, a strategic point in the region of Valencia, given that it is the junction where the roads to the centre and south of the Peninsula meet. In addition, it is just 17 km from Manises Airport and around 30 km from the Port of Valencia, which has become the main entry and exit port for goods.

The operation by Lar España is independent of the one already announced by the German retailer although both were signed on Wednesday 25 January 2017, according to confirmations yesterday from a municipal source. Lidl’s logistics platform is going to occupy a surface area covering 120,000 m2 and with Lar’s purchase, one third of the industrial estate, whose total surface area will amount to 900,000 m2, has already been occupied, before the development of the site has even begun. Aragón’s Logistics Sector Accounts For 5.5% The Region’s GDP

So far during this legislature, the Government of Aragón has sold 500,000 m2 of land for logistics activities. The sector now employs around 40,000 people and accounts for 5.5% of the region’s GDP.

These figures were presented by the President of Aragón, Javier Lambán, during the VII Convention of ADEA-Aragón Directors. The forum noted that the Logistics Platform in Zaragoza is the largest in Spain and the fifth-largest in Europe and that the change in strategy adopted during this legislature is already generating results.

The new strategy is based on the creation of a new single brand “Aragón Logística”, involving the harmonisation of the supply of land from the various logistics platforms, which already account for 38% of Spain’s logistics space. It is also looking to consolidate Aragón’s relationships with all of its potential partners in the sector, which has resulted in improvements in the relationships with Cataluña, Navarra and Valencia.

On this basis, Aragón looks set to exceed all of its prior year export figures in 2016. During the first nine months of this year, Aragón exported goods with a value of €18,905 million to 164 countries, up by 2.1% compared with 2015 and up by almost 50% compared with ten years ago.

In terms of transport routes, 62% of goods were distributed by road, 16% by sea, 12% by rail and 10% by air. Aragón’s main clients include France, Germany, Italy, the United Kingdom, as well as China and the USA.

The President of the region is committed to diversifying the economy, and examples are already in place, with logistics clusters involving a large variety of transport companies, distribution centres and value added activities. (…).

TH Real Estate Launches €250M Logistics Asset Fund

The management company TH Real Estate, which owns a dozen properties in Spain, including the Islazul shopping centre, has launched its second investment fund, which will be fully dedicated to the purchase of logistics assets in Spain, France, The Netherlands and Italy.

This fund, known as the EI European Logistics Fund (EIof) has already secured more than €200 million in funding since its launch in March. The objective is to raise €250 million by the end of the year. “Current investors include pension funds, insurance companies and banks, amongst others, which comprise a group of between eight and ten investors”, say sources at the management company.

The objective of EIof is to create a portfolio of around €400 million with assets located in the aforementioned four countries. “Following the close of this new vehicle, we are now active in the Spanish market looking for opportunities in the logistics segment, where we already manage more than 40,000 sqm of space”, said Marta Cladera, the new Director of Business at TH Real Estate for Spain and Portugal, who was appointed on 13 October.

From its office in Madrid, TH Real Estate manages a portfolio in Spain worth more than €1,000 million and the jewel in its crown is the Islazul shopping centre. Located in the neighbourhood of Carabanchel, it is one of the most iconic establishments in the country, with a retail surface area of 90,000 sqm. TH acquired the property in 2014 for €232 million, and whereby starred in one of the operations of the year.

In addition, the management company owns shopping centres in Getafe (Madrid), Sevilla, Fuengirola and Vigo and a logistics platform in Madrid. In August, the firm divested the L’Aljub shopping centre in Elche, which it sold along with two shopping centres in Italy for €250 million.

Inbisa Sells 27,000 sqm Logistics Platform To Primafrío

“The ability of Inbisa and the Asua Real Estate Group to offer our clients the best options in terms of location and facilities, adapting ourselves to the needs and requirements in each case, is the key factor that enable transactions of this kind to go ahead”, said sources at the company.

Inbisa, through the Asua Real Estate Group, has sold the “Inbisa San Román Logistics Platform”, located at km 385 on the N-1 highway, 25km from Vitoria and 95km from the border with France, to the international transport company Primafrío.

The logistics platform has a surface area measuring more than 27,000 sqm, as well as more than 5,200 sqm of constructed space, split between a warehouse (covering 4,000 sqm in terms of floor space) with 20 loading bays and 10m free height inside and offices ( measuring 375 sqm). Moreover, the site has another independent building (measuring 903 sqm), which is used for fleet services, as well as workshops for maintenance and a car wash for trucks.

According to sources at Inbisa, “Primafrío, which will open one of its largest operating headquarters in Spain at the “Inbisa San Román Logistics Platform”, has chosen these facilities thanks to their strategic location, along one of the country’s main logistics corridors, which links Madrid with France and the rest of Europe. Similarly, the characteristics of the logistics platform are perfectly suited to the requirements of the transport company, as it offers all of the infrastructure necessary for it to undertake its business and logistics activity”.

Lidl Opens Its Largest European Logistics Centre In Madrid

In Alcalá de Henares (Madrid) on Thursday, the German supermarket chain Lidl opened the first phase of what will be the group’s largest and most technologically advanced logistics platform in Europe. The project will be completed in 2018, when the centre will become fully operational.

With this infrastructure, the company is making a strong commitment to the Spanish market, where it has been operating since 1994. The firm’s total investment will exceed €70 million. Thus, the result will be a site with 61,000 sqm of storage space (45,000 sqm being opened now, plus 16,000 sqm to be added in the second phase), with an automated silo measuring more than 40m tall. This centre will be able to store 71,000 pallets. (…).

With the launch of this first phase of the logistics centre, Lidl has created 100 new jobs. That figure will increase to 275 by the time the platform becomes fully operational in 2018.

Rockspring’s New Logistics Platform In Getafe Ready By YE

Construction of the logistics platform that Inbisa is building for the UK fund Rockspring in Getafe is progressing nicely, and all indications are that it will be completed by the end of 2016 or beginning of 2017, just nine months after the first stone was laid at the site.

In fact, as at July 2016, just four months after construction began, almost 50% of the structure has been built, and the workmen have now started to construct the platform’s walls and roof.

Located in the Puerta Mayor “Los Gavilanes” business and logistics park in Madrid, the new platform will cover an area equivalent to eight football pitches, with a total constructed surface area of 58,000 sqm, on a plot measuring 88,000 sqm. The platform may be split into eight modules measuring more than 7,000 sqm each.

Both Rockspring and ProEquity, the real estate consultancy responsible for the exclusive marketing of this project, are excited about the new platform, which is particularly suitable for major retailers and e-commerce specialists that need to base their logistics operations close to Spain’s capital city.

In this sense, the logistics park in Getafe is located at the junction of the A-4 Madrid-Andalucía motorway and the M-50 ring-road, 27 km from Barajas airport and 20km from the centre of Madrid.

The platform will be equipped with the highest quality standards, a certificate of sustainable construction and complete facilities with a dock ratio of 1/860m2, which means 64 docks, concrete structure and walls, wide handling bays measuring more than 35m, an interior height of 12m and LED lighting, amongst other state-of-the-art features.

ECI Opens Logistics Platform In Tarragona

El Corte Inglés has opened a new logistics platform in the Tarragonese town of La Bisbal del Penedès. The facilities, located on a plot of land measuring more than 230,000 sqm, has a storage surface area of more than 45,000 sqm as a result of the first phase of construction, which has involved investment of almost €70 million.

The new platform, according to sources at the company, will serve to “complement” the storage and distribution centre that the Group has in Montornès del Vallès (Barcelona), with a surface area of 200,000 sqm.

The centre, which may be enlarged in the future, will serve to support the company’s activities in Cataluña, Aragón, Levante, Murcia and the Balearic Islands.

Besides its logistics centres in Cataluña, El Corte Inglés group owns another platform in Valdemoro (Madrid), whose storage surface area exceeds 500,000 sqm.

ECI Invests €70M In New Logistics Centre In Tarragona

El Corte Inglés has inaugurated a new logistics platform in La Bisbal del Penedès (Tarragona) to strengthen its service in Cataluña and the rest of the Mediterranean area. It has invested almost €70 million in the site.

According to a statement issued by the company on Wednesday, the new centre is located on a plot of land measuring more than 230,000 sqm, but the first phase occupies just 45,000 sqm.

The aim of this platform is to complement the group’s warehouse and distribution centre in Montornès del Vallès (Barcelona), operational since the end of the 1970s and with a 200,000 sqm extension.

The company has indicated that the centre in La Bisbal del Penedès has capacity to grow in the future in order to improve service and distribution, not only in Catalunya, but also in Aragón, Levante, Murcia and the Balearic Islands.

With this inauguration, El Corte Inglés now employs almost one thousand workers in the logistics and distribution segment in Cataluña.

Besides its logistics centres in Cataluña, the group also owns a platform measuring more than 500,000 sqm in Valdemoro (Madrid), which has around 3,000 employees and warehouses more than 15 million product units.

Meridia Buys A Logistics Centre In Ribarroja For €8.6M

The fund has been given the green light by both the judge and Sareb after it submitted an offer for the 27,400 m2 logistics platform, which was constructed by Mafort and Bancaja, and which had an appraisal value of €15.7 million.

The large funds and Socimis are continuing their hunt for industrial assets to rent out…at bargain prices. The logistics centre that the property developer Mafort and Bancaja jointly developed in Ribarroja now has a new owner, in the form of the real estate fund manager Meridia Iberian Real Estate.

The fund has made an offer of €8.65 million for the property, which has been approved by the judge who is overseeing the bankruptcy proceedings of the (property development) company.

In addition, the fund has managed to obtain the approval of the owner of the mortgages, Sareb, which inherited the financing that Bancaja granted back in the day – which was then taken over by Bankia. Although formally, a ten-day window has been opened, during which time any interested party may submit a higher bid, all indications show that Meridia will become the new owner of this platform, given that it has already reached an agreement with Sareb.

Montepino Buys Logistics Plot In Guadalajara
