Habitat Acquires a Plot in Valencia for the Construction of 96 Homes

The property developer Habitat has purchased a plot of land on Calle Bomber Ramón Duart in the Quatre Carreres neighbourhood of Valencia, for the construction a 96-home residential property. The company, which is backed by the US fund Bain Capital, is already building 600 homes in the Community of Valencia and plans to invest €500 million in land purchases across Spain between now and 2021.

In its latest operation, the real estate company has acquired a plot measuring more than 3,100 m2 with a buildability of 14,000 m2, which will involve a total investment, including the construction work, of €30 million. The operation forms part of the strategic and business plan that the company, chaired by Juan María Nin and led by José Carlos Saz, is carrying out.

Habitat will Invest €500M in Land Purchases by 2021

Habitat, the property developer controlled by the investment fund Bain Capital, is planning to invest €500 million in land purchases between now and 2021.

The company, which has unveiled its business plan for the next few years, expects to hand over 2,000 homes per year from 2021 onwards. Currently, Habitat owns 800,000 m2 of land for the construction of 9,000 homes.

“Bain has provided sufficient capital to finance the purchase of land with own funds. There is no debt except for property developer loans”, explained Juan María Nin (pictured above), President of the real estate company.

To date, the firm has invested €70 million in the purchase of land and it is planning to invest an additional €50 million over the coming months with the aim of continuing its growth.

Brad Palmer, Managing Director and Head of Bain in Europe, said that following the entry of the fund, the company is “healthy and ready to grow”.

Palmer indicated that, for the time being, the fund is not thinking about an IPO, but rather is focusing on the purchase of land, constituting a good professional team and offering a high-quality product for its clients.

Similarly, he indicated that, in a market as fragmented as Spain, consolidation between real estate companies is possible, although it is too early to say what role Habitat will play in that process.

The CEO of Habitat, José Carlos Saz, indicated that although most of the portfolio is buildable land, the property developer is also opening the door to buying land under management.

Saz also said that the property developer plans to close the year with revenues of almost €100 million and a positive gross operating profit (EBITDA).

Habitat Invests €19M in the Development of 72 Homes in Madrid

Habitat is expanding its portfolio of land in the Community of Madrid. The real estate company chaired by Juan María Nin has invested €19 million in the development of 72 homes in the municipality of Collado Villalba. The company plans to start marketing the assets at the end of the year.

The homes will have storerooms, 108 parking spaces, common areas, green spaces and gardens. The future urbanisation, located between Avenida de las Eras and Calle Adelfas, is the fifth land acquisition that Habitat has made in the Community of Madrid. Specifically, the plot has a surface area of 6,300 m2.

In recent months, the Catalan property developer has acquired more than 27,500 m2 of land in the region for the construction of new residential developments. It already has a presence in the Madrilenian municipalities and neighbourhoods of Valdemoro, Móstoles and El Cañaveral.

Similarly, the operation forms part of the land acquisition plan that Habitat launched after being absorbed by the US private equity firm Bain Capital in December 2017. The most recent purchase by the company was made in September. As Eje Prime reported, on that occasion, the real estate company invested €10 million in the purchase of two plots in Santander for the development of 62 homes.

The property developer is planning to build more than 9,000 homes over the coming years in different phases of development. Its residential portfolio is distributed across various parts of Spain, primarily Andalucía, Levante, Cataluña, Madrid, the Canary Islands and Cantabria.

Habitat is Marketing 337 Homes in Madrid, Sevilla & Gran Canaria

Habitat Inmobiliaria is putting new assets on the market. The property developer, chaired by Juan María Nin, has started marketing four developments in Madrid, Sevilla and Gran Canaria, comprising 377 homes in total.

In the Community of Madrid, Habitat has launched the sale of the development Habitat Pintor Velázquez. Located in Móstoles, the urbanisation comprises 82 homes with two, three and four bedrooms, each of which has a terrace, storeroom and parking space.

Meanwhile, in the Sevillan neighbourhood of Dos Hermanas, the company has started to market two developments. The first comprises 87 multi-family homes with two, three and four bedrooms with gardens, games areas, a swimming pool and padel court. The second comprises 78 single-family terraced homes with gardens, underground parking, common areas and a swimming pool.

Finally, in the case of Gran Canaria, the company has launched a development onto the market in the neighbourhood of Guanarteme, in the heart of the commercial district. That project comprises one hundred homes with one, two and three bedrooms, each with a storeroom.

For José Carlos Saz, CEO of Habitat, “this marketing policy strengthens the role of our company in the Spanish real estate sector and our clear commitment to promote the economic development of the areas in which we work”.

Habitat Invests €13 Million on a Plot of Land in Valencia to Build 68 Homes

Habitat Inmobiliaria is kicking off the school year ahead of schedule with a new project. The Catalan real estate company acquired a 674-square-meter plot of land in Valencia, where it plans to build a 68-home development, including 68 storage rooms, ninety parking spaces and more than 500 square meters for commercial premises.

Habitat, which is chaired by Juan María Nin, paid thirteen million euros for the property, which has been added to the firm’s previous purchases of land in Collado Villalba, Valdemoro, Cañaveral and Móstoles, in Madrid; in the neighborhood of Entrenúcleos in Dos Hermanas and in Mairena del Aljarafe, in Seville, and in Santander.

The new land, which has almost 8,000 square meters of buildable area, is located in the PAI Moreras II, an area in full urban development in the centre of Valencia which has left half built during the crisis. The sale of the 68 homes is scheduled to start during the fourth quarter of 2018.

The acquisition of the land in Valencia is part of the Habitat’s current land investment plan to expand its residential portfolio under development, consisting of more than 1,400 homes. Founded in 1953, the company has delivered over 60,000 properties in nearly seventy years.

Bain Appoints Juan María Nin as New President of Habitat

Habitat is continuing to compose its governing body. The real estate company, which has been owned by Bain Capital since last year, has hired Juan María Nin (pictured below) as the new President of the company. The director is already a member of the Boards of Directors of Azora, Société Générale and Azvi.

Nin is joining the Catalan property developer at a time when the management team is being rebuilt by the US fund, which recently hired José Carlos Saz, formerly of Neinor Homes, as its new CEO.

The executive, who holds a degree in Law and Economics from the University of Deusto and a Masters in Law and Political Science from the London School of Economics, has enjoyed an outstanding career in the Spanish business world. Nin has held positions of responsibility at several banks including Santander, Sabadell and CaixaBank (…).

Habitat, which was acquired by Bain in December last year for €220 million, currently has a portfolio of projects underway in Spain, with more than 1,000 new homes being marketed in Madrid, Barcelona, Málaga, Sevilla, Córdoba, Valencia and Las Palmas de Gran Canarias. Of those, the real estate company has 700 homes under construction and expects to hand over more than 550 homes in the next twelve months.
