Forcadell: 370,000 m2 of Office Space was Leased in Barcelona in 2018

The office market in Barcelona is breaking records. In 2018, 370,000 m2 of space was leased in the city, up by 8.8% compared to 2017. According to the consultancy firm Forcadell, that trend was due to three main factors: interest from international companies, demand from tech companies and the boom in coworking.

Up to 60% of the surface area leased in 2018 corresponded to companies from overseas. According to the report from the consultancy firm, the interest from those companies in Barcelona is attributed to the city’s “entrepreneurial and innovation eco-system”, which is complemented by a commitment to technology, which has attracted companies such as Everis, Oracle and Indra.

In just one year, coworking operators have doubled the amount of space leased in Barcelona, renting out a surface area of 46,700 m2 in 2018. According to this report, the Catalan capital is the European city that has seen its office space increase by the most in percentage terms.

Neinor Backs Costa del Sol with Construction of 1,500 Homes

Neinor Homes is joining the wave along the Costa del Sol. The residential property developer has plans to construct a dozen promotions in the area, comprising 1,504 homes, which will be built over the next few months.

Estepona will be the nerve centre of the commitment on the Costa del Sol made by the listed real estate company led by Juan Velayos. With a mix plan, which will see the firm promote first and second homes for mainly international clients, Neinor will build up to 486 homes in the Estepona municipality.

Casares, with 134 homes; Vélez-Málaga, with 104 homes; Marbella, with 49 homes; and Benahavis, with 45 homes, are the other towns where Neinor Homes will be active along the Costa del Sol. Moreover, the property developer will build 558 new primary residence homes in the capital, Málaga, spread over three projects, according to Cinco Días.

Beyond the Málagan province, the real estate company led by Velayos will build another second residence project in Mojácar (Almería), where it will construct 96 homes. The director, who recently expressed his optimism about the future of the Spanish residential market, has the Israeli fund Adar Capita as its main shareholder, with 28.7% of the shares.

Neinor Homes has a plan underway to hand over 1,000 homes this year; another 2,000 in 2019; 4,000 homes in 2020 and another 8,000 between 2021 and 2022. In total, it will invest more than €1.5 billion in the purchase of land, as revealed by Eje Prime. Through its offices in Madrid, Barcelona, Bilbao, Valencia, Málaga and Córdoba, the property developer has 48 projects under construction at the moment.

Lucas Fox Triples Presence in Valencia to meet Demand from International Clients

Lucas Fox has multiplied its network in Valencia by three. The real estate agency has opened the doors of its third office in the regional capital. Located in the Ciutat Vella neighbourhood, the company’s newest branch is located at number 42 Calle del Mar.

The objective of the multinational firm with this opening is to be closer to vendor clients to increase its portfolio in Ciutat Vella, in order to respond to demand from international clients in pursuit of the Spanish sun.

Currently, Lucas Fox’s delegation in Valencia employs a team of twenty professionals, including five architects. In 2017, the real estate firm launched a portal for prime transactions as one of the new drivers of its growth. It is also considering expanding into other regions of Spain, including Madrid.

Bonavista to Invest €100M in Luxury Homes in Barcelona

The property developer Bonavista Developments will invest €100 million over the next three years in luxury housing in Barcelona. It will focus on both new-building developments and renovation projects, primarily in the upper area of the Catalan capital, as well as in El Eixample.

Specifically, the company has recently started work on the renovation of a building at number 34 Calle Girona in Barcelona. It has also launched two new build developments on the beachfront in Gavà Mar (Barcelona) and Calle Saüc in the Barcelona neighbourhood of Sarrià, according to a statement issued by the company on Tuesday.

Until now, the most iconic project carried out by Bonavista Developments has been the renovation of the modernist Casa Burés building, which involved an investment of €40 million and which is expected to be completed in 2018.

Bonavista Developments, associated with the British fund Europa Capital, focuses on both domestic and international clients and has identified the figure of a new buyer who spends periods of between two and three months in Barcelona.

The partners of Bonavista Developments, founded in 2014, are Jacinto Roqueta, Àlex Miquel and Marcus Donaldson, and the company manages the investments of Europa Capital, a British manager controlled by the Japanese group Mitsubishi Estate, which channels investments from institutions, such as insurance companies and pension funds, from Europe and the USA.
