Be Mate Launches Tourist Apartment Management Business

Kike Sarasola (pictured below), owner of the Room Mate hotel chain, has taken a new leap forward in his activity as a tourism entrepreneur by taking over the management of a premium building in the centre of Madrid comprising tourist rental apartments. The operation is being undertaken through Be Mate and is the pre-cursor to a new line of business that involves the exclusive management of apartments for third parties, which is expected to grow to include 600 units. As part of its strategy, Be Mate is already considering taking over the reins at two other tourist buildings in Madrid, as well as at another two in Barcelona.

“They might be the best 36 tourist apartments in Madrid”, said Sarasola after announcing the deal, which sees him get ahead of the competition. The building is located on Calle Cadarso, opposite El Tempo de Debod, a premium area in the capital.

The property has a surface area of 3,500 m2 spread over eight floors, two of which, the sixth and seventh, are going to house the most exclusive apartments. The decoration has been entrusted to the architecture and interior design firm ‘Cat in a square’.

The property has already been restored and is owned by a real estate company, which has transferred the management to Be Mate. “Several large funds are interested in this formula”, which generates returns, explains Sarasola. His company will provide the personnel, technological know-how, revenue management and other tools that are synonymous with Be Mate.

Sarasola distinguishes his business from the Airbnb model and says that his facilities have not been included in any of the administrative actions filed against tourist apartments. “We are in favour of smart regulation where good solutions can be found for everyone”.

As it celebrates its third anniversary, Be Mate is getting ready to tackle an “ambitious expansion plan”, which includes opening new properties in London, Rome and San Sebastián, where the hotel chain Room Mate, also founded by Sarasola, plans to also open a new hotel in 2018.

In 2017, Be Mate expects to multiply its turnover nine-fold, to €6 million, by selling more than 80,000 room nights. Its portfolio of apartments has grown to 10,000, and has hosted more than 30,000 guests. 30% of its revenues come from international markets (…).

Four Seasons Arrives In Madrid With Suites Costing €12,000/Night

At the beginning of 2019, when the 22 luxury homes are completed in the Canalejas Complex, the Four Seasons hotel will also open its doors. It will be the famous Canadian chain’s first establishment in Spain.

The hotel will contain 200 rooms, the smallest of which will have a minimum surface area of 45 m2 (a standard room) and the largest of which will span 400 m2 (the Presidential and Royal suites). “From the start, we were clear that the ideal brand for Madrid was Four Seasons. The city does not have any major luxury hotel operators, whereas Paris and London have 15 or 20”, explained Francisco Meliá, CEO at OHL Desarrollos.

The hotel is being designed by the team at Lamela Arquitectos (which is taking care of the entire project to restore the complex) and the US interior design studio Bamo. “Four Seasons estimate that around 65,000 people per year will visit the hotel”, said Meliá. “The brand did not have any hotels in Spain and so this is a very important milestone for it. In fact, the firm is now looking at other locations in Madrid and Marbella”, he added.

The objective of Four Seasons Canalejas will be to take advantage of the tourism that already comes to Spain, but also to attract a new luxury audience, says Meliá. “Four Seasons has a unique service culture. For example, there will be a ratio of two employees per room. Moreover, the staff receive unique training so that they never have to say no to a client”.

The rooms at the Four Seasons will be the most expensive in Madrid (currently, that record is held by the Villa Magna). “The hotel prices will range from €500 for a single room to €12,000 for a suite, per night.

In addition to the 200 rooms, the hotel will house two restaurants, an indoor swimming pool and a spa. “In the case of the restaurants, the staff serving will be employed by Four Seasons but we are talking with high-profile operators both from Spain and overseas regarding the management of the restaurant, given that the intention is for these restaurants to be set a new benchmark in the city, both for tourists and Madrilenians”, said Meliá.

Palladium Opens 2nd Only You Hotel In Madrid

Only You has come a long way since the end of February, when Abel Matutes Prats first introduced the future Hotel Only You Atocha and the project was still a building site. Now the scaffolding has been removed, and the second hotel owned by the brand that belongs to the Palladium Hotel Group is ready to go.

The establishment is expected to be opened within the next few days – definitely before the end of November – to join the firm’s other Only You property on Calle Barquillo in Madrid. This new hotel, located on Paseo Infanta Isabel, will have 206 rooms (192 doubles and 14 suites).

Designed by Lázaro Rosa-Violán

The interior designer Lázaro Rosa-Violán has worked with the Matutes family once again and has made the property its own. The firm has created an industrial environment, with old fashioned tiled floors, cobblestones, retro styles and multi-spaces, all under one roof.

The lobby, restaurant and reception all merge into one and are full of typical Rosa-Violán features. (…). In this vein, the hotel will house a retro American-style gym, which will offer a personal trainer service and running club.

Here, one sometimes feels that one is not in a hotel, but rather in a fashion store. A sensation sought and found. The dream of any hotel is to turn its restaurant into a pilgrimage destination, even for non-guests. Hotel Only You Atocha will have its own Trotamundos restaurant, with the gastronomy of chef Javier Mora, alongside Jon Giraldo and Jaime Liebermande (chefs from Spoonik in Barcelona), who will present a mixture of cuisine from Latin America, Asia and Spain.

The bar will also be large, and will offer a comprehensive wine list and cocktail menu. There will be a Mamá Framboise (cake and pastry) stand in the lobby of the hotel, with recipes from Alejandro Montes.

The top floor will house a Youniverse restaurant, which will serve breakfast. The space has different corners and themed trolleys with tables both inside and on the terrace. In addition, the hotel has a well-appointed treatment room managed by Caroli Natura Bissé and adaptable meeting rooms for events. (…).
