HNA Acquires Logistics Platform in Guadalajara for €10.5 Million

28 October 2019 – HNA has acquired a logistics platform in Alovera, Guadalajara, from an undisclosed family office in Madrid for 10.5 million euros. The consultancy Knight Frank and InmoKing Real Estate advised on the deal.

The acquisition of the 16,674 square-meter asset is part of HNA’s current strategy of increasing its investments in the real estate sector.

In February, the company also acquired the office building located at Calle Emilio Vargas  2, in Madrid. The 7,574-m2 building has seven floors and is currently 100% leased.

Hermes Acquires 3,345 m2 in Puerto Venecia & Prepares its Third Fund

Hermes Properties is adding a new asset to its portfolio. The investment vehicle, which specialises in commercial projects, has purchased 3,345 m2 of the Puerto Venecia shopping centre, owned by Intu, which it will lease to the hamburger chain Carl’s Jr and to the service station chain Gasexpress.

With this purchase, Hermes has completed a €14 million investment across three operations, in the El Puente shopping centre in Rojales (Alicante); in commercial plots in Isla Azul, in Madrid; and this latest deal in Puerto Venecia, in Zaragoza.

The manager’s purchase in Madrid, of plots spanning a surface area of 4,000 m2, which used to be owned by Sareb, involved the disbursement of €4 million. The operations have been undertaken through Hermes’ second investment vehicle, Hermes II. The manager, owned by Delta Asesores and the consultancy firm InmoKing Real Estate, is now preparing a new program of investments to generate the vehicle Hermes III.

Prologis Buys Land In Valencia To Build 2 Logistics Warehouses

Prologis Inc. has acquired land measuring 70,000 sqm in Valencia.

Prologis will build two leasable logistics buildings, measuring 23,000 sqm each, on the land and expects to begin construction during the third quarter of this year.

The land is located in the PLV de Ribarroja de Túria, a ideal location for the implementation of logistics activity. The two new properties will have cutting-edge facilities, including a minimum storage height of 11m, allowing them to increase storage volumes by 20% compared to a standard warehouse.

In addition, the warehouses will be equipped with LED lighting in the storerooms and offices, which will result in savings of around 40% in terms of electricity consumption, as well as the most efficient fire prevention system in the market.

“Our idea is to offer our clients a high quality product, based on design and efficiency, that highlights all of the features currently being offered in the logistics real estate market in Valencia”, said Cristian Oller, Director of Development and Projects at Prologis in Spain. “For us, this represents an interesting challenge to put into practice our model for the development of new buildings in a market as important for the logistics sector as Valencia”.

The real estate consultancy Inmoking Real Estate was responsible for advising this operation. The marketing of the properties will be carried out jointly by the real estate agencies Inmoking Real Estate and BNP Paribas Real Estate.
