Sonae Sierra & CBRE GI Put the ‘Max Center de Barakaldo’ Shopping Complex Up For Sale

Bizkaia is preparing for a major commercial and real estate revolution. Sonae Sierra, the multinational owner of the Max Center shopping complex in Barakaldo has put the property up for sale, 15 years after acquiring it from ING Real Estate. The property was opened in 1994 and was extended in 2002 with the addition of the adjoining Max Ocio building. The latest transaction forms part of a national macro-operation, given that the portfolio up for sale also includes two other large complexes: the Gran Casa de Zaragoza and the Valle Real de Santander.

The company, together with its partner CBRE Global Investors, with whom it jointly shares the ownership of the three large shopping centres, calculates that it will receive proceeds of around €500 million from the sale, according to sources in the sector. Spokespeople for Sonae avoided providing further details about the operation to this newspaper on Thursday. They announced that they only discuss “closed” operations and that the installations in Kareaga, which have an approximate surface area of 60,000 m2 “are still operating in a normal way”.

Nevertheless, the negotiations have been underway for several months. Although they are satisfied with the progress of the business, which is enjoying growing sales and which seems to have left behind the worst years of the crisis, the current owners are looking to generate revenues from the sale of these assets to invest in other projects in different parts of Spain. Sonae Sierra, which is controlled by Hugh Grosvenor, the Duke of Westminster and the richest man in the United Kingdom, has a presence in seven countries with 46 buildings worth almost €7 billion. It is currently working alongside the British operator McArthurGlen on the imminent opening of a luxury outlet in the Plaza Mayor de Málaga complex, which will involve a disbursement of €140 million.

The company is looking to take advantage of the current times in the Spanish real estate market, which are being characterised by a great deal of interest from funds and overseas companies. Last year, investment in the retail sector rose in a spectacular fashion – by 31% – to reach €3.9 billion. If this latest sale goes ahead, the owners of the Max Center, which is home to 133 stores, as well as a sizeable restaurant and leisure area, would complete their second divestment process in Bizkaia in two years.

At the beginning of 2016, they sold the Zubiarte de Bilbao complex to Activum SG Iberia Fund for €150 million (…).

Modernisation of its roof

Now, all eyes are focused on the Max Center, which has just invested €3.5 million on the modernisation of its roof. Nevertheless, the improvements are not going to stop there, given that the complex is soon going to be subjected to a complete renovation. The changes undertaken in recent months to renew the roof of the building, which houses a parking lot, included the resurfacing of the surface area and its signage, as well as improvements to the lighting and security in the parking area.

In addition to the successive renovation projects, the Max Center has also improved its sustainable profile with several actions aimed at reducing water consumption, improving energy efficiency and increasing recycling rates. Together with these interventions, management has been working on an intense campaign to increase the commercial offering and renew the trust of its customers who are being offered increasingly more choice by nearby competitors, such as Megapark and Ballonti (Portugalete). Some of the new brands that have chosen the Max Center and are about to open stores there include Pablosky, Indie&Soul, San Carlos, Trendie, Loop&Coffe and Burger King. Meanwhile, other stores, which are already established, such as the footwear shop Foot Locker, have undergone major renovations.

ActivumSG Launches New €500M Fund with Projects in Marbella & Salamanca

The international group ActivumSG is continuing to back its business in the Spanish market. The company, which operates under the brand ASG in Spain, is launching a new €500 million fund to make real estate investments across Europe, according to explanations provided by the company to Eje Prime. Some of the first projects that have already been financed thanks to this fund, the fifth to be promoted by ActivumSG, include three projects in Berlin and three in Spain, located in Marbella, Salamanca and Estepona.

This new fund promoted by ActivumSG is one of the group’s most important in terms of investment, with funds raised mostly from investors that have already participated in the group. Of the €500 million, the fund has already committed more than €200 million in Spain and Germany.

In the Spanish market, ActivumSG has already launched Project España, located in Salamanca. Initially baptised as Project Victoria, the fund has now started construction on this luxury residential development in the centre of the city. “The project involves the demolition of an office building located at number 5 Plaza España to convert it into a high-end residential property, comprising 27 apartments”, say sources at the German company.

The second project that ActivumSG is going to promote with this new fund is Parque Central, in the centre of Estepona. The German fund is already finalising the details to start work on the construction of this residential development, which will span 12,600 m2 and which is already being marketed.

Finally, the fund is working on Project Sierra Blanca, in Marbella. That project, which is in its preliminary phase, will be located in the neighbourhood of Sierra Blanca, in Marbella, and will involve the development of 40 luxury homes, with gardens and parking.

The latter two projects are located in the province of Málaga, one of the main tourist destinations in the south of Spain. ActivumSG has been advised in the acquisition by the group’s Spanish subsidiary, ActivumSG Iberia, which is currently being led by Brian Betel, former Director of Cerberus Iberia Advisor and Citibank.

ActivumSG’s team in Spain is completed by Víctor Pérez Arias, former Director of CBRE; Juan Alonso Bartolomé, a director who has worked for companies such as GE Capital Real Estate and ING Real Estate; Alejandro Adan Manes, who joined the firm from Axa Real Estate; Carlos Molero Sánchez, formerly of PwC and KPMG, and Ignacio Gaytan, who previously held the position of maximum responsibility at Grupo Lar, amongst others.

Currently, ActivumSG’s portfolio in Spain comprises a dozen assets, with the exception of two that have been divested in recent months, located in Manuel de Falla and Santa Leonor, both in Madrid (…).

CBRE GI Puts Berceo Shopping Centre (Logroño) Up For Sale

Real estate activity involving shopping centres is proving unstoppable. The fund manager CBRE Global Investors (CBRE GI) has hung the “for sale” sign up over the Berceo shopping centre, located in Logroño (La Rioja) and has engaged the consultancy firm CBRE to look for potential buyers for the asset. The shopping centre, which opened its doors in November 2003, is worth around €105 million, according to explanations provided by market sources to Expansión.

Berceo has a gross leasable area of 34,072 m2 and more than 2,600 parking spaces. The shopping centre recorded sales of €62 million in 2016, up by 9% compared to the previous year, and closed the year with 6.1 million visitors, up by 0.12% YoY. Its tenants include a number of Inditex brands, such as Zara and Pull&Bear, as well as Primark, El Corte Inglés and Media Markt. Moreover, Berceo has a Yelmo cinema and restaurant space with operators such as Foster’s Hollywood and Burger King.

With this operation, the manager is taking advantage of investors’ interest in the retail segment and, specifically, in shopping centres, to finish liquidating the portfolio of assets it inherited as a result of its acquisition of the European business of ING Real Estate, the Dutch bank’s property arm, in 2011.

Real estate investment in shopping centres amounted to a record-breaking €3,700 million in Spain in 2016. So far this year, €2,300 million has been invested in these types of assets.

Divestments

As part of that divestment strategy, CBRE GI sold off the Urbil shopping centre in Guipúzcoa and half of the Asturias Parque Principado shopping centre in 2013 – the other half was owned by Sonae Sierra. A year later, it sold Gran Vía de Vigo, Moraleja Green and Alcalá Magna, the latter two are located in Madrid.

In parallel, CBRE GI has been very active on the buy-side in recent months. Specifically, in May, the company acquired 70% of the H2O Rivas shopping centre – located in Rivas-Vaciamadrid (Madrid)– from Alpha Real Trust, which retained the remaining 30% stake. Beyond the shopping centre sector, in September, the manager teamed up with AXA IM Real Assets to purchase the student hall of residence company Grupo Resa.

The manager has approximately €3,100 million in assets under management in Spain and Portugal. Twenty of those assets are shopping centres.
