INBISA Delivered 378 Homes in 2018 and Now has 1,500 Homes Under Construction

INBISA Inmobiliaria closed 2018 with 378 homes delivered in privileged locations and the purchase of nine buildable plots of land. At the same time, it started 2019 with 1,500 homes under construction and it remains firm in its commitment to search for new opportunities and to its objective of developing new projects in accordance with the current market.

Thanks to the experience harvested since its creation in 1995 and its capacity to adapt to the needs of the market and its clients, in 2018, INBISA Inmobiliaria successfully achieved the objectives established at the start of the year and took another step forward in the fulfilment of its Strategic Plan 2017-2020.

In this context, last year, the company delivered three residential developments containing 379 homes in total (70% more than in 2017), located in the Madrilenian neighbourhood of Sanchinarro, Sant Cugat del Vallès (Barcelona) and the Vizcaya town of Etxebarri (…).

In terms of the new plots of land, during 2018, INBISA Inmobiliaria acquired nine plots on which to construct 600 new homes. The portfolio is distributed between Madrid, Barcelona, Málaga and Palma de Mallorca, priority enclaves for the company within its strategy to back locations with high and sustained demand in the real estate market. In the case of the Community of Madrid, INBISA Inmobiliaria backed the northwest of the capital, primarily the neighbourhoods of Valdebebas and Sanchinarro.

In Cataluña, the company continued its expansion across the metropolitan area of Barcelona, specifically, in Ripollet, Teià y Viladecans, whilst in the Balearic Islands, it acquired a plot in Palma de Mallorca. Finally, in light of the booming interest from primarily international clients in the Malagan coast, INBISA Inmobiliaria opted to purchase two plots in Mijas and Estepona (…).

All of this has allowed the company to start 2019 as one of the leading property developers in Spain, with 1,500 homes under construction distributed across different enclaves of the country and with a clear commitment to searching for new developments in residential and logistics areas this year (…).

Moreover, as part of its strategic plan for this year, the company is also planning to develop some new logistics projects in light of the great interest in the sector from domestic and international investment funds (…).

Inbisa Sells a Logistics Platform in Guadalajara for €13M

INBISA Inmobiliaria, a leading property developer at the national level, has closed the sale of a logistics platform located in Cabanillas del Campo (Guadalajara) to an investor managed by the Real Estate & Private Markets division of UBS for more than €13 million, as part of its plan to renew its logistics portfolio.

With a surface area of 20,390 m2, the asset is characterised by its flexibility and versatility since its structure is divisible into 8 modules measuring 2,420 m2 per floor and 137 m2 on the mezzanine floor.

The building whose sale has been advised by the real estate consultancy CBRE is dedicated to the storage and distribution of goods (…).

The plot, located in the SI-21 sector of Cabanillas del Campo, spans 30,800 m2 on which the construction division of Grupo Inbisa built the warehouse and obtained the first occupancy licence in April 2009 (…).

The logistics centre has served as the operational headquarters of several leading companies in the sector including the giant Luís Simões, as well as of FM Logistics Iberia, which will continue with its lease contract following the sale (…).

Inbisa Inmobiliaria Will Build 1,100 Homes this Year, Generating Sales of €450 Million by 2020

The Basque group is proposing to hand over the keys to about 400 homes in developments in Sanchinarro, Madrid and Sant Cugat, in Barcelona, in 2018.

Inbisa Inmobiliaria is building its future. The company has committed itself to the Spanish real estate market, setting ambitious short-term objectives. The first will be to deliver 400 homes in 2018 and begin construction on 1,100 more, Manuel Balcells, the group’s general director, explained to EjePrime. These projects will bring Inbisa closer to its goal of 450 million euros in sales by 2020.

“For the year 2018, Inbisa Inmobiliaria has set the goal of maintaining our current pace of activity, targeting moderate growth without artificial objectives,” said Mr Balcells, who started at the company as director of Inbisa Real Estate in Catalonia in 2001.

The group’s real estate division intends to deliver the keys to nearly 400 homes. These homes are located in the Inbisa Sanchinarro Residential developments in Madrid (169 units), Phase I of the INBISA Residential Parc Central – San Cugat in Barcelona (105 units) and Phase I of the Residencial Etxebarri Berria in Bizkaia (105).

“The successful execution of these deliveries will be a step up for the company in terms of sales, with an increase in sales of 156 units compared to 2017,” the executive stated. Inbisa Inmobiliaria plans to start construction on more than 1,100 homes throughout the country in 2018, mainly in Madrid, Barcelona, the Basque Country, Cantabria, Burgos and Malaga.

The data undergird the group’s development plans for 2017-2020, which aims to increase the company’s turnover in its residential arm to more than 350 million euros in this period alone. Additionally, the company expects to acquire new land in the coming months and launch new residential developments to for an added turnover of 100 million euros, reaching their target of 450 million euros.

Industrial business

On the other hand, the company is also looking to increase its revenues in the industrial area, although the firm has not detailed the level of growth it is targeting. “It’s a sector that is currently growing, especially in Madrid and Barcelona,” Mr Balcells said. “We are mainly interested in the logistics sector, where we had been one of the principal players in recent years and where we want to be active again,” the executive stated.

With regard to land acquisitions, Inbisa Inmobiliaria’s strategy will continue to be one of undertaking developments in those Spanish localities where the group sees that there is real demand, in every case, adapting to the buyers’ needs. “There are no circumstances in which we intend to hold on to a portfolio of idle land. That is not a part of our current strategy because we put the land to use as soon as we have the necessary permits,” the Basque firm stated.

“We believe that 2018 will see a consolidation of the real estate market’s recovery, principally in the residential sector. Madrid and Barcelona have been the focus of the return to growth, but little by little we are seeing other locations gaining dynamism,” the executive concluded.

Inbisa & Activ Group Invest €20M+ to Renovate Burgos Este Shopping Centre

Inbisa and Activ Group have joined forces to spice up the commercial market in frosty Burgos. The property development arm of the Spanish real estate group and the Hispano-German firm are going to invest €20 million in the renovation of the Burgos Este shopping centre, located in the town of Villafría, very close to the city.

As joint partners in the project, Inbisa and Activ Group plan to inaugurate the site at the end of 2019. On a plot measuring 46,500 m2 and a constructed surface area of 26,000 m2, the Burgos Este shopping centre is going to become one of the largest spaces in the retail market in the province of Castilla y Leon.

The new shopping centre in the capital of Burgos aspires to become “an opportunity for economic growth for the whole city”, according to Manuel Balcells, Director General of Inbisa Inmobiliaria. “For our company, it represents a key piece in the puzzle to strengthen the development of commercial spaces”, said the executive.

In the residential area, the company closed 2017 having promoted more than 1,600 homes across different areas of the country, of which 223 were handed over. Inbisa Inmobiliaria’s residential development division ended last year with a turnover of €150 million.

Inbisa Sells 1,600m2 Of Office Space In Barcelona

Inbisa Inmobiliaria has sold 1,600 m2 of office space, 9 parking spaces and 2 store rooms in the Torre Inbisa Plaza Europa, in Barcelona to a Russian private equity investor. The building’s occupancy rate will increase to 80% as a result of the sale.

According to Inbisa Inmobiliaria, “the buyer, which has been advised by Residae Barcelona Real Estate Consultancy, has valued the investment on the basis of the solvency of the tenants, the stability of their contracts, the characteristics of the asset and the potential for the growth in value of the property”. Plaza Europa has consolidated its position as a strategic area in Barcelona thanks to its proximity to the Barcelona-El Prat airport, the port, the AVE station and the city centre; and many companies have chosen to locate their headquarters there. Torre Inbisa Plaza Europa is the only building in the area that offers to sell offices, with spaces available measuring as little as 200 m2.

The tower is more than 100m tall and has a total above-ground constructed surface area of more than 19,500 m2 over 25 floors, measuring 800 m2 each. It also has 2 underground floors with capacity for 237 parking spaces, 700 m2 of store rooms and a dining room, which may be used by the building’s occupants. (…).

Inbisa Inmobiliaria confirmed that “special care was taken with the design (of the tower) from the start to control the climatic exposure,  the light, ensure the correct thermal and acoustic insulation and natural ventilation, with the aim of optimising the facilities”.

At the end of June, Inbisa Inmobiliaria sold industrial warehouses measuring more than 3,700 m2 in Vizcaya in the Centro Empresarial Inbisa Derio.
