Onix Looks to Sell Headquarters of Santander Global Tech and HP for €135 Million

2 December 2019 – Onix Capital Partners is looking to sell off two of its assets, the headquarters of Santander Global Tech in Boadilla del Monte, and HP, in Las Rozas.

Onix is looking to sell the two properties separately for 135 million euros. The firm acquired headquarters of Santander Global Tech headquarters in 2015 from Global Alpher for about 80 million euros. Onix later acquired the HP building in 2016.

HP Leases Entire Building in Madrid’s 22@ from UK & European Investments

The asset, located at 66 Calle de Tangér, is owned by UK & European Investments and has five floors and 7,200 square meters.

The US-based tech giant is moving to Madrid’s 22@. Barcelona’s technology district, a benchmark in today’s office market, will now play host to Hewlett & Packard (HP), which has just leased an entire office building at Calle Tangér from UK & European Investments, the real estate developer announced.

The property, located at 66 Calle de Tangér, a centrally located street in the district, has five floors and 7,200 square meters of surface area, 800 square meters or which are on the roof, with stunning views of Barcelona.

The American technology will set up shop next door to other giants of the tech sector, including Amazon and WeWork in the Luxa office complex, which is owned by Catalana Occidente. Other large international firms, mostly related to technology, have also recently moved to the area: Facebook moved into Merlin’s iconic Torre Glòries, while Schibsted and King will share a space in a new building that Colonial is building in 22@.

UK & European Investments acquired HP’s new home in Barcelona in July 2016. The asset underwent a complete rehabilitation, converting an industrial building into an office building, the first in Barcelona to have a Leed Platinum certificate. The London architectural office of Buckley Gray Yeoman (BGY) and Spain’s Deerns participated in the project.

UK & European Investments, headquartered in London and headed by its CEO, Barney Kelham, specialises in the development of prime industrial-style office spaces. In Spain, where the firm has an office, the company’s rehabilitation of the 66 Calle de Tangér building is one of several projects that the group has underway in the country, with a gross total development value of more than 130 million euros. Among them, two residential projects in Madrid and Marbella stand out.

TLG, a private investment firm that operates in eleven countries, with a significant presence in the United Kingdom, France, the United States, Germany and Spain, owns the company. The firm is active in fashion distribution, fund management, hotels and venture capital.

Duro Felguera Sells 2 Madrid Office Buildings to Signal Capital

Signal Capital Partners has completed the acquisition of two office buildings in Madrid from Duro Felguera. Optimus Global Investors acted as sole advisor instructed by the vendor.

The largest building is the corporate headquarters of Duro Felguera in Madrid, which is located at Via de los Poblados 7, in the consolidated Campo de las Naciones Business Park. The freestanding office building comprises an area of almost 14,000 sqm GLA, set over five floors, as well as two basements with 228 car parking spaces. Duro Felguera has entered into a new lease over part of this building.

The Campo de las Naciones office market is considered to be one of Madrid’s most established and attractive office markets outside the CBD, strategically located midway between the Barajas airport and the CBD and near Madrid’s exhibition centre. The building benefits from both high visibility from the main ring road (M-40) and large open plan floor layouts. It is also next to the Cristalia Business Park, comprising almost 100,000 sqm of office accommodation, a modern hotel and amenities such as a nursery and several restaurants.

The second property is a vacant office building located at Calle Jacinto Benavente 4 in Las Rozas, Madrid. That property comprises an area of 2,600 sqm GLA, set over three floors and with 133 car parking places. The property, next to Tripark, is located in the Las Rozas Business Park, a consolidated office area in the northwest of Madrid in which well-known multinationals such as HP, Bankia, Oracle, Día, Santander, Adidas, ING and Triodos, amongst others, are located. It has a high occupancy rate, is easily accessible by car from the main highways of Madrid (A-6, M-40 and M-50) and enjoys amenities such as restaurants, gyms, shopping centres (Las Rozas Village and Heron City) and leisure activities.
