Habitat Buys 1,278m2 Residential Plot in El Cañaveral (Madrid)

Habitat Inmobiliaria, the company dedicated to the development and construction of residential projects, has signed the acquisition of a plot of land measuring 1,278 m2 in the neighbourhood of El Cañaveral in Madrid. On the plot, which has a buildable surface area of 4,100 m2, a new residential development is going to be constructed containing 41 homes. The total planned investment in the project amounts to around €8.5 million.

The new development will comprise 41 homes with storerooms and 62 parking spaces and will also have green space, a swimming pool and common areas. Marketing of this new real estate development will begin in the first quarter of 2019.

The future urbanisation is located within the new El Cañaveral neighbourhood, in the municipality of Madrid. El Cañaveral is located between the neighbourhood of Vicálvaro in Madrid and Coslada, and has excellent access to the M-45 and R-3 motorways, which allows its residents to travel to the centre of Madrid by car in just 20 minutes. Moreover, it is close to the Renfe stations of Coslada and Vicálvaro.

Specifically, the plot where the development is going to be constructed is located on Calle María Pita, in an area that is seeing a great deal of urban development and where all of the necessary amenities are being planned, such as schools, nurseries, a doctors’ surgery, shopping centres and supermarkets.

This operation forms part of the land acquisition plan that the company has launched and that in recent months has seen it purchase plots in Collado Villalba and Móstoles, both in Madrid. In total, the company has more than 1,400 homes under development, as well as one of the most significant land banks in Spain, which is being strengthened by new additions.

Habitat to Invest €30M to Build 200 More Homes in Sevilla

The Catalan firm Habitat Inmobiliaria is redoubling its commitment in Sevilla. The property developer is going to invest €30 million in a new development in the Andalucían capital comprising 199 homes. To this end, it has acquired land in Mairena del Aljarafe, one of the most rapidly growing areas in the Sevilla residential market, according to a statement from the company.

In total, the real estate company is going to build the homes on a surface area spanning more than 16,000 m2 on a plot with a buildable surface area of 23,922 m2. When the project starts, it will become Habitat’s fifth development in Mairena del Aljarafe.

In addition to Sevilla, the property developer is also present in the Andalucían provinces of Málaga and Córdoba. Currently, Habitat is marketing three residential developments in the autonomous region, where it plans to continue investing soon.

The Catalan company’s new residential project in Mairena del Aljarafe is located in the Bulevares area. The property developer plans to start marketing the first of the project’s two phases during the second half of 2019.

The land purchase in Sevilla forms part of the land investment plan that Habitat has underway to expand its current residential portfolio under development, comprising more than 1,400 homes. The company’s most recent land purchases have been located in Collado Villalba and Móstoles, in Madrid and, in the Entrenúcleos neighbourhood of Dos Hermanas, Sevilla.

The historical firm Habitat Inmobiliaria, founded in 1953, has handed over more than 60,000 properties in its almost seventy years of life. Of the current developments under construction, comprising more than 780 homes, almost 80% have now been sold.

Habitat Inmobiliaria to Build 79 Homes in Collado Villalba (Madrid)

Habitat Inmobiliaria has acquired a plot of buildable land in Collado Villalba (Madrid) measuring more than 6,600 m2 on which it is going to build a new real estate development comprising 79 homes and 119 parking spaces distributed over a single 4-storey block. According to a statement from the company, which specialises in the development and construction of residential projects, the two- and three-bedroom homes, will have a useful surface area of between 74 m2 and 94 m2 each, and will all have a terrace. The urbanisation will also have extensive green spaces and a swimming pool.

The future urbanisation is located in Collado Villalba, on Calle Cañada Real, on the corner of Santa Teresa de Jesús and bordered to the south by the Guadarrama River. The area is fully equipped with facilities, schools, nurseries, a doctors’ surgery and supermarkets, and has excellent access to the A6 motorway with connections to Madrid in less than 20 minutes.

The marketing of this new real estate development will begin over the coming months and the scheduled date for the start of the construction work is the third quarter of 2019. In terms of delivery, the homes are expected to be ready by the second quarter of 2021.

Habitat Inmobiliaria indicates that “the acquisition of this plot forms part of the land acquisition plan that the company has launched and which will be added to the more than 1,000 homes that it already has under development”.

Habitat Appoints José Carlos Saz as its New CEO

Habitat Inmobiliaria has appointed José Carlos Saz (pictured below) as the CEO and most senior executive of the company, with the objective of boosting growth in the Spanish real estate market through an active investment policy.

Saz has said that the target will be “high-quality urban development projects” close to large Spanish cities, according to a statement issued by Habitat today.

Habitat Inmobiliaria’s new CEO holds a degree of Industrial Engineering from the Escuela Superior de Madrid and is a graduate of the Director Development Program at IESE.

In recent years, Saz has served as the Operations Director at Neinor Homes and prior to that, he held positions of responsibility at LV Salamanca Ingenieros, Abengoa, Mutua Madrileña, Mace and the British construction firm ISG, amongst other companies.

Bain Capital Completes Purchase of Habitat for €220M

Oaktree Capital Group and Apollo Global Management also submitted bids for the property developer.

The US private equity firm Bain Capital has completed the purchase of the Catalan property developer Habitat Inmobiliaria for €220 million, according to reports by a source close to the operation, speaking to Efe-Dow Jones.

The US investment companies Oaktree Capital Group and Apollo Group Management also submitted bids for the property developer, worth between €200 million and €250 million, according to the same source.

Created in 1953, Habitat Inmobiliaria has built more than 60,000 homes during its lifetime, according to figures published by the company itself.

Moreover, it has a portfolio of land measuring 2.5 million m2, worth €189.7 million.

The objective of the company is to hand over more than 2,000 homes between now and 2021. Its property developments are located in Madrid, Cataluña, the Canary Islands, Andalucía and the Community of Valencia.

Emilio Cuatrecasas Buys Empordà Golf For €20M

Emilio Cuatrecasas is continuing his commitment to the Costa Brava. A group of investors led by his holding company, Emesa Corporación, is finalising the purchase of Empordà Golf Resort from Habitat Inmobiliaria for around €20 million. The operation involves two 18-hole golf course in Gualta (Girona) and a hotel complex, which has 87 rooms and which is managed by Double Tree by Hilton.

The resort had awakened interest from other investors, but in the end, the lawyer has taken the lead in the bidding. The operation will now begin a due diligence phase. The group led by Emesa will go on to control 90% of the capital of the sports facility given that the remaining 10% will continue in the hands of numerous small shareholders, who are also members of the golf course.

The complex was constructed in 1996 by the Figueras family – the former owners of Habitat – and, since the beginning, its members have included well-known Catalan business people, such as Emilio Cuatrecasas himself, Pedro Fontana and members of the Puig, Esteve and Uriach families. Besides the hotel, the resort includes a residential area, with rental apartments and homes.

The purchase of Empordà Golf will not see the asset form part of the chain of rural hotels that Emilio Cuatrecasas is promoting in the Empordá region. In 2016, the lawyer announced his intention of launching a new brand specialising in small, high-end hotels and last summer, he completed his first acquisition: a small palace in Ullastret, which he will transform into a hotel after investing €7 million. Although this asset is located in the lawyer’s target region, the hotel at Empordà Golf does not fit with the profile of unique buildings that he is looking for in that case.

Emesa groups together the business and real estate stakes owned by Cuatrecasas and its assets are worth more than €480 million.

Habitat, which is chaired by Bruno Figueras, continues under the control of banks and international funds.

Habitat Inmobiliaria Invests €44M In New Homes In Valdebebas

The land that will house the new homes was acquired from Grupo Villar Mir.

Habitat Inmobiliaria will invest €44 million in a new housing development in Madrid, which will involve the construction of 115 luxury homes and will be built on land in Valdebebas, purchased from Inmobiliaria Espacio, a Grupo Villar Mir company.

The new development forms part of the strategic plan launched by the real estate company, which is currently controlled by a group of funds, after it emerged from recent bankruptcy proceedings.

It will be the fifth development launched by Habitat following the clean up and restructuring process that it has undergone in recent years. Within the last few months, the company returned to the property developer business with the launch of four projects that include almost 400 new homes, two of which are in Madrid, one in Cornellá (Barcelona) and one in Málaga.

In terms of the development that it is beginning now, it will be constructed on two plots of land purchased from Inmobiliaria Espacio, with a combined surface area of 18,091 m2, located in Valdebebas, a new area of development in the capital.

The total investment of €44 million announced by Habitat covers both the purchase of the land and the subsequent construction of the homes.

Specifically, the development will involve the construction of 115 3-bed and 4-bed luxury homes, measuring around 140 m2, as well as eight “loft-offices”, six retail outlets, 115 storerooms and 272 parking spaces. Habitat hopes to complete the construction of the homes by the end of 2018.

The company led by Bruno Figueras (pictured above) explains that these projects form part of the company’s strategy to become “one of the most important property developers in the country”.
