Habitat Acquires Land for Residential Development in Bétera

31 October 2019 – Habitat Inmobiliaria has acquired a 25,600-m2 plot of land in the Torre en Conill residential development in Bétera, Valencia. The land has roughly 11,100 m2 of buildable surface area, sufficient to build 80 homes. Habitat expects to invest a total of 17 million euros in the project.

The development is located in one of the most developed areas of the western part of the metropolitan area of Valencia, next to the Technology Park and the Scorpion Golf Club.

Habitat to Invest €120M+ in More than 20 Developments in 2019

Last year, Habitat Inmobiliaria, the property developer owned by Bain Capital invested €120 million in the purchase of 27 plots across Spain. The plan is to repeat that activity in 2019 with the launch of twenty developments and the commencement of building work at 25 sites.

So far this year, the firm has already purchased six plots for €52 million, has launched eleven developments comprising 1,207 homes. It has also started building work at 9 sites comprising 800 units.

The company’s medium-term plan is to invest €500 million in land purchases between 2018 and 2021 in order to achieve a cruising speed of 2,000 new home deliveries per year from 2021 onwards.

In parallel, the company is considering industrialising two of its developments, although its CEO, José Carlos Saz, is somewhat sceptical about the industrialisation of construction.

In total in 2019, Habitat expects to hand over around 300 homes in 2019, with that figure rising slightly in 2020. Such forecasts are now under the spotlight after Neinor disappointed the market by revising downwards its expected home deliveries in April.

Habitat Leaves its Losses Behind after €500M Capital Injection from Bain

Habitat Inmobiliaria recorded revenues of €89 million in 2018, six times more than during the previous year. It also generated a profit, registering an EBITDA of €1.8 million, compared with losses of €9.86 million in 2017.

According to the company, this change in fortune has come about following its purchase by the US investment firm Bain Capital Credit at the end of 2017. Last year, Bain and Habitat’s new management team, launched a new strategic plan for the next three years, which included the contribution of €500 million for land purchases.

In 2018 alone, the property developer invested €121 million buying up land with a total buildability of 300,000 m2. As such, Habitat now owns a land bank spanning more than 1 million m2, which will allow it to build 10,000 new homes over the next few years. Currently, the property developer is working on the construction of 3,400 homes.

Habitat Invests €14M to Promote 88 Homes in Castellón

Habitat Inmobiliaria has purchased a plot of land measuring 4,400 m2 in Castellón, with a buildability of more than 8,800 m2, on which to construct 88 homes for €14 million.

The plot is located in the La Salera neighbourhood, twenty minutes from the beach. Marketing of the homes is expected to begin in the second quarter of this year.

The development forms part of the company’s strategic plan to invest €500 million before 2021 and to hand over more than 2,000 homes per year from 2021.

Property Developers are Building 18,000+ Homes in Andalucía

The real estate market in Andalucía is booming, and in a good way. According to the latest figures from the Ministry of Development, 12,363 permits were granted in 2017 for the construction of new homes, compared with the record before the burst of the bubble of 156,483 in 2006. Construction activity is responding to real demand in the market and is featuring some new players that are planning to build thousands of new homes in the region over the next three years.

Two markets

The investors, which include international funds and local property developers alike, differentiate between two markets – the eastern (Málaga) and the western (Sevilla) – the former accounts for 70% of new developments.

Aedas Homes currently leads the regional ranking by number of homes planned and investments forecast in the autonomous region. The property developer controlled by the US fund Castlelake plans to invest almost €1.3 billion in the region in the construction of 5,150 homes, primarily in the provinces of Málaga (2,600 homes) and Sevilla (1,800).

It is followed by Neinor Homes, which owns a portfolio of 29 plots for the construction of 3,628 homes; Metrovacesa, which has 2,300 homes in its Andalucían portfolio at various stages of completion; and Vía Célere, controlled by another US fund Värde, which is building 1,975 homes across 21 developments.

Meanwhile, ASG Homes has buildable land in Andalucía for the construction of 1,700 homes; Habitat Inmobiliaria, owned by the US investment fund Bain Capital, is working on the construction of 15 developments containing 1,621 homes; and the Sevillan property developer Insur is working on 17 residential developments comprising 1,136 homes at various stages of completion.

Finally, Q21 Real Estate, the property developer created from the alliance of the US fund Baupost and the owners of the former Pinar group, is also constructing almost 500 homes in the region, bringing the total number of homes under construction to more than 18,000.

Habitat Buys Land for 196 Homes in Las Palmas de Gran Canaria

Habitat Inmobiliaria has purchased land with a buildable surface area of 22,000 m2 in Las Palmas de Gran Canaria, where it is planning to build two developments comprising 196 homes in total, in which it is going to invest €45 million.

The company, which carried out 27 land purchase operations during the course of 2018, spanning 170,000 m2, is now looking to develop around 2,500 homes, in which it is going to invest more than €515 million.

These operations form part of the company’s strategic plan, which will involve an investment of €500 million by 2021, and which will involve a delivery rate of more than 2,000 homes per year from 2021 onwards, according to figures from the property developer.

With all of this, as well as its presence in Andalucía, Levante, Cataluña, Madrid and the Canary Islands, in 2018, the firm incorporated new regions into its portfolio with plots in Cantabria, Asturias and Galicia (…).

Habitat Buys 2 Plots of Land in Sevilla on which to Build 330 Homes

Habitat Inmobiliaria has announced the purchase of two plots of land, spanning almost 10,000 m2 in Sevilla, on which it is going to build more than 330 homes.

The property developer is going to invest more than €50 million in the development of the homes and the plot will have a buildable surface area of around 32,000 m2. The project is located fifteen minutes from the centre of the city and ten minutes from the airport, in the Sevilla Este neighbourhood, near to the Conference and Exhibition Centre. It is considered to be an area with high demand for housing and it is equipped with a full range of services.

With this new project, Habitat is now working on three developments in the Sevillan capital, which forms part of its strategic plan through which it plans to deliver more than 2,000 homes over the coming years. For this, the company’s roadmap is committed to an investment of around €120 million by the end of 2019 and of €500 million by the end of 2021.

Habitat Acquires 25,000 m2 of Land in Las Palmas de Gran Canaria, Málaga & Valencia

Habitat Inmobiliaria has acquired around 25,000 m2 of land in Las Palmas de Gran Canaria, Málaga and Valencia, where it is going to build 206 homes. In total, the investment that the company is going to make, once it has finished the projects, will exceed €44 million.

These acquisitions form part of the land purchase strategy that the company is carrying out and which will involve the investment of around €120 million by the end of the year, and €500 million in total by 2021. In this way, the business plan of the property developer will allow it to build new developments to enable a delivery rate of more than 2,000 homes per year from 2021 onwards.

“These land purchase operations are a consequence of the clear purpose of Habitat Inmobiliaria to continue carrying out an active investment policy, which will allow us to place ourselves amongst the most active companies in the Spanish property developer market”, said José Carlos Saz, the company’s CEO.

Acquisition of land

In Las Palmas de Gran Canaria, the company has purchased a plot with a buildability of more than 11,000 m2 located on the Carretera de Chile. A residential development comprising 104 homes is going to be built on the plot and will involve a final investment of around €21 million.

In Vélez Málaga, Habitat Inmobiliaria has acquired a plot with a buildability of more than 8,000 m2 in the Cortijo del Conde Urbanisation (Chilches), on which it is going to build a residential development comprising 54 semi-detached houses. The plot, which is near to the Málagan coast, is located in a very established residential area in the province. The project, once finished, will involve a total investment of more than €14 million.

Meanwhile, in Valencia, the company has completed the purchase of land measuring more than 5,000 m2, on which it is going to build a 48-home residential development. The plot, located in the PAI Malilla Norte, will involve an investment of €9 million, once the project has been finished.

Habitat is Marketing 337 Homes in Madrid, Sevilla & Gran Canaria

Habitat Inmobiliaria is putting new assets on the market. The property developer, chaired by Juan María Nin, has started marketing four developments in Madrid, Sevilla and Gran Canaria, comprising 377 homes in total.

In the Community of Madrid, Habitat has launched the sale of the development Habitat Pintor Velázquez. Located in Móstoles, the urbanisation comprises 82 homes with two, three and four bedrooms, each of which has a terrace, storeroom and parking space.

Meanwhile, in the Sevillan neighbourhood of Dos Hermanas, the company has started to market two developments. The first comprises 87 multi-family homes with two, three and four bedrooms with gardens, games areas, a swimming pool and padel court. The second comprises 78 single-family terraced homes with gardens, underground parking, common areas and a swimming pool.

Finally, in the case of Gran Canaria, the company has launched a development onto the market in the neighbourhood of Guanarteme, in the heart of the commercial district. That project comprises one hundred homes with one, two and three bedrooms, each with a storeroom.

For José Carlos Saz, CEO of Habitat, “this marketing policy strengthens the role of our company in the Spanish real estate sector and our clear commitment to promote the economic development of the areas in which we work”.

These types of operations are added to the land acquisition plan that Habitat launched after being absorbed by the US private equity firm Bain Capital in December 2017. The most recent purchase made by the company this year was at the end of September. As Eje Prime revealed, the real estate company invested €10 million in the purchase of two plots of land in Santander for the development of 62 homes.

Habitat Inmobiliaria Revives a 186-Home Development in Camas (Sevilla)

Habitat Inmobiliaria has acquired almost 12,000 m2 of land in the Sevillan town of Camas to build a new residential development comprising 186 homes that will involve an investment of more than €30 million. According to the company, the plot on which the new development will be located has a total buildable surface area of 23,357 m2 and the project will allow the re-launch of a development that was first started back in 2009. The marketing of this development will begin at the end of this year.

Specifically, the development will contain 186 homes in total and 277 parking spaces. It will have common areas with green spaces, playgrounds and swimming pools and four commercial premises. According to the property developers, the project is located around 20 minutes from the centre of Sevilla by car and just a few minutes from the bus stop that connects with the regional capital.

According to Habitat Inmobiliaria, the purchase of this plot forms part of the land acquisition plan that the group has launched and the project will be added to the more than 1,400 homes that the company currently has under construction. This operation follows other land purchases made by the firm in Collado Villalba and Móstoles in Madrid and the plots in Entrenúcleos in Dos Hermanas and Mairena del Aljarafe, both in Sevilla.

Currently, Habitat Inmobiliaria has a presence in the Andalucian provinces of Málaga, Córdoba and Sevilla and is interested in continuing to invest in the region, where the company has four developments up for sale and where it is planning to start on new residential developments in the coming months.
