Torre Caleido: Construction Begins of Madrid’s Fifth Tower

After five months of preparations underground, the construction phase of the 35-storey skyscraper has finally begun. The 180 m tall tower is going to house the IE campus, as well as a horizontal building that will be home to sports facilities, a shopping centre and parking areas.

The starting gun has been fired for the above-ground work on what will become the fifth tower in Madrid. The future skyscraper, measuring 180 m2 tall and comprising 35 storeys, is going to house the new vertical IE campus, which will emerge from a second building, with a base that is going to be 280 m long and 60 m wide, which will form an inverted T-shaped complex, known as Project Caleido.

Inmobiliaria Espacio, the subsidiary of Grupo Villar Mir and Megaworld Corporation, the business conglomerate owned by the Philippine multimillionaire Andrew Tan, are the owners of the company responsible for the construction and operation of the project, with a planned investment of €300 million and which will result in the generation of more than 5,000 jobs during the construction and operation phases (…).

Caleido –designed by the architecture studios Fenwick & Iribarren and Serrano Suñer Arquitectos– will be located in the epicentre of the new financial district in Madrid and will serve to eliminate a blot on the landscape in the north of the capital by connecting Paseo de la Castellana and Avenida de Monforte de Lemos, as well as to revitalise the existing business complex, explains Fernando Serrano-Suñer, one of the architects behind the project (…).

“To date, we have completed the first two phases, involving the demolition work and the construction of the foundations, which are now complete. This week, we will award the construction work, which has been tendered for through a very transparent process, audited by Dypsa”, says José Antonio Fernández Gallar, Director General of Inmobiliaria Espacio.

Third phase

Now, the third phase of construction is going to be launched, involving the building of the tower and the base (…), where the campus sports facilities, a 600-seater auditorium, an indoor swimming pool, libraries, a dining room, a complete shopping floor and a hospital centre specialising in sports medicine run by Quirón will all live alongside 7,000 m2 of green space (…).

Leisure will also play an important role in the complex, with sports areas and events spaces. “We are studying the possibility of including a cinema of some kind, but it would not conform with the traditional style, it would include an e-gaming and e-sport element, something that doesn’t exist in Spain at the moment”.

Moreover, the base will include parking for students and professors, as well as parking for the retail space and another public parking lot, with a total surface area of 42,100 m2 spread over several floors and with capacity for 1,900 parking spaces (…).

In terms of the skyscraper, the 180 m tall building will house 70 classrooms, work and rest areas, as well as double-height spaces to replicate meeting places in traditional campuses (…).

“The project is progressing at a good pace. We have completed the first phase and we are moving forward with the idea that the work will be finished by 2020”, he said.

Villar Mir Teams Up With ACR To Build Homes Through Its RE Firm Espacio

Inmobiliaria Espacio, the holding subsidiary of Villar Mir, and the ACR Group have announced the joint purchase of a plot of land measuring 15,000 m2 (buildable surface area), where they plan to construct 160 homes.

The operation, whose consideration has not been revealed, forms part of a joint venture that the two companies have closed to construct homes in different parts of Spain.

In fact, the plot of land in Valladolid is the second purchase made by this joint company, which acquired another plot of land a few months ago in Madrid, specifically in Avenida Daroca, for the development of 32 homes.

“This new acquisition demonstrates the success of the collaboration between both companies and reinforces our idea of continuing to promote homes in those areas where we observe increasingly more demand and where both companies have an outstanding track record”, explains David Botín, Director of Real Estate Development at the ACR Group.

Sources at the company have said that they will continue to look for investment opportunities together with Villar Mir’s subsidiary. Moreover, ACR also has another alliance, with Allegra, the real estate arm of the Losantos family.

At the beginning of the year, Espacio announced its return to residential development, after several years away following the burst of the bubble. At the time, it announced that it planned to construct 241 homes along the coast (specifically, in Málaga, Alicante and Mallorca), whilst it looked for opportunities to buy land in Madrid. Espacio owns approximately 325,000 m2 of land in the urban development of Valdebebas, in the north of the capital.

Moreover, the real estate division of Villar Mir is the co-owner of Torre Caleido, the fifth skyscraper that is being constructed in the ‘Business Area de la Castellana’ complex in Madrid. It also owns a stake in the luxury Canalejas complex, which will soon be home to the first Four Seasons hotel in Spain.

According to the latest results corresponding to the year 2015, Villar Mir’s subsidiary recorded turnover of €114 million in 2015, up by 52% compared to the previous year.

Villar Mir Sells 49% Of Fifth Tower To Andrew Tan

Making money to reduce OHL’s mounting debt is still imperative for Grupo Villar Mir. And it was in this context that the latest operation was signed between the holding company controlled by the 80-year old civil engineer and the real estate company Megaworld, owned by the Philippine businessman Andrew Tan. The businessman has become the new partner in the project to develop Caleido, the fifth tower in the Castellana complex. In 2015, the construction group sold Torre Espacio to Tan for €550 million.

The agreement will turn the Philippine businessman into one of Villar Mir’s partners, as owner of 49% of the company that is running the project, which includes the construction of a skyscraper measuring more than 180 m tall and an underground shopping area with a surface area of around 12,000 m2. Tan will spend around €150 million on the purchase. PwC has acted as legal advisors to Espacio during the operation and the law firm Pérez-Lorca has represented Megaworld.

In January, the Chairman of the Villar Mir group, Juan Miguel Villar Mir Fuentes, unveiled so-called project Caleido, together with the Mayor of Madrid, Manuela Carmena. This complex, in which around €300 million is expected to be invested, includes a high-rise building, which will house a university campus to be operated by Instituto de Empresa and a medical research centre to be managed by Grupo Quirón.

In addition, the plans include an underground shopping area, covering around 12,000 m2, a park measuring 33,000 m2 where concerts and other cultural activities will be held, and 2,000 parking spaces.

Villar Mir was awarded this plot of land in 2014 under a 75-year concession, after he agreed to pay the Town Hall of Madrid an annual fee of €4 million (after an initial four-year grace period). Initially, a conference centre was going to be constructed on the site. (…).

The future architectural complex, designed by the architectural studio Fenwick & Iribarren, in conjunction with the Serrano Suñer Arquitectos studio, will comprise two separate spaces: a 160 m tall building with 36 floors, and a four-storey base building measuring 20 m tall (…).

Torre Caleido: Villar Mir Unveils Plans For 5th Tower

Yesterday, the President of Inmobiliaria Espacio, Juan Villar Mir, presented the plans for the fifth tower on the Paseo de la Castellana in Madrid, which will house the first high rise campus in the city and which will have 36 floors. He did so at an ceremony attended by the mayoress of Madrid, Manuela Carmena (Ahora Madrid) and the delegate for Sustainable Urban Development, José Manuel Calvo. The new skyscraper, designed by the studio Fenwick Iribarren y Serrano-Suñer Arquitectura, will be constructed in Madrid next to the complex known as the Cuatro Torres and will house the new headquarters of the IE University business school.

Construction of the fifth tower, which has been named Caleido, will cost €84 million. The building, which will be constructed at Paseo de la Castellana 259, will house the Instituto de Empresa (IE)’s university campus, a Quirón group medical clinic specialising in preventative medicine and sport, a shopping area and green spaces. The project, presented yesterday on the 42nd floor on the adjoining building Torre Espacio, will create 1,559 jobs during the construction phase and another 3,992 jobs once it is fully operational, according to the developer. It will be the shortest tower in the complex, at just 181m tall.

(…). The IE will occupy a surface area of 50,000 m2, with capacity for up to 6,000 students. By virtue of the lease contract that it has signed, the business school will occupy the property from 2019 onwards for a period of twenty years, extendable for another 55 years.

The total investment, including building costs, urbanisation of the plot allocated to green space, taxes and fees, will exceed €300 million. (…). The project will allow pedestrian access between the Castellana and the Monforte de Lemos thoroughfare, Parque Norte and Parque de los Pinos.

Villar Mir acquired the right to construct this skyscraper in April 2015 as the result of a public tender promoted by the Town Hall of Madrid. According to the terms set out by the Town Hall, most of the property must be used for healthcare or educational purposes, given that the plot must have a social purpose. Operation of the plot, which is owned by the Town Hall, has been granted to the company Torre Vida S.A.U. for 75 years, in exchange for an annual fee of €4 million, the highest offer of the four companies that competed in the public tender.

The Town Hall will assess, in coordination with the EMT and the Regional Transport Consortium, the requirement to reinforce and improve the transport infrastructure that supports the area, given the forecast increase in activity in the area as a result of the new building. (…).

Corestate Buys Old Hall Of Residence In Madrid For €14M

A new investor has made its debut in the Spanish real estate market. The investor is Corestate Capital Holding, a large investment fund headquartered in Luxembourg, which owns a broad portfolio of assets, mainly located in Germany and Austria. Corteste has combined forces with an investment partner to acquire a former halls of residence, located at number 42 on Calle Juan XXIII, in the Moncloa district, the heart of Madrid’s university area.

Corestate arrived in Spain last year when it teamed up with Inmobiliaria Espacio – part of the Villar Mir group – to launch a jointly owned company called Iberian Corestate Capital Advisors. In September 2015, that company announced that it is going to construct a fifth tower in the Cuatro Torres office complex in Madrid, on Paseo de la Castellana.

The owner of OHL was awarded the plot that runs alongside the four Madrilenian skyscrapers back in April, after the city’s Town Hall decided against building a Conference Centre on the site. The company controlled by Juan Miguel Villar Mir was awarded the concession, which gives it the right to operate on the land for 75 years, after it submitted the highest offer. Specifically, OHL agreed to pay an annual fee of €4 million, outbidding the second-best bid, led by Hispania and Ferrovial, who offered around €2.6 million. The Town Hall had asked candidates to submit bids for an annual fee of at least €1.9 million.

In September last year, Corestate announced that it was going to join the project through the company Iberian Corestate.

It is expected that Iberian Corestate will invest €240 million in the fifth tower project, which will involve the construction of a skyscraper that will house an IE Business School campus and a Quiron group medical centre. Corestate declined to comment on the plans for the Castellana project, but did confirm that it has purchased the Madrilenian hall of residence. According to sources in the sector, Corestate paid around €14 million for the property.

Until now, the asset acquired has housed a Spanish-Mexican secondary school – Santiago Galas de Arce. The building, which has been operating for almost half a century (44 years), will undergo a profound transformation with its new owner, given that Corestate is preparing an ambitious plan to restore the property and renovate the 4,022 m2 space, which will house 260 rooms and 302 beds.

Corestate’s idea is to demolish the existing complex and construct a new building that seeks to be one of the best equipped halls of residence in Madrid. The project will include several services such as a reception and concierge, common areas, such as a restaurant, gym and laundry facilities, as well as recreation areas in the form of patios and terraces.

Villar Mir Negotiates Partial Sale Of Fifth Tower To Hispania

According to the businessman Juan Miguel Villar Mir, the Villar Mir Group has begun negotiations with the Socimi Hispania to join forces for the development of the fifth tower, the new skyscraper in the north of Madrid, next to the Cuatro Torres Business Area complex.

It is one of the most important buildings in the capital in terms of investment, given that the developers will need around €500 million to cover the construction and rental costs – an initial lease has been granted for a period of 75 years.

Sources at the family holding company have confirmed that preliminary conversations have begun, aimed at Hispania’s entry into the project “as a minority shareholder”. Other sources state that the Socimi, managed by the Azora group and in which George Soros holds a stake, may be interested in acquiring 100% of the building, which will be leased in its entirety. Nevertheless, the Villar Mir Group assures that it will maintain the majority stake.

The fifth tower project, which Villar Mir won at the end of 2014 in a tender organised by the Town Hall of Madrid, has already selected its tenants. Earlier this year, the IE Business School agreed to lease 50,000 sqm of the building for its campus. The bottom part of the complex, measuring 12,000 sqm, will house leisure areas, a shopping arcade and a health centre, which will, in theory, be operated by the Quirón Group. The project, promoted by the Villar Mir family, still needs to obtain the definitive permits from the mayoress of Madrid, Manuela Carmena.

Partners

In September 2015, the Swiss investment fund Corestate announced that it had agreed to form a joint venture with the Villar Mir Group to jointly develop the fifth tower. Six months later, in March 2016, Juan Miguel Villar Mir qualified that announcement by stating that the agreement with Corestate had not been signed yet. With or without Corestate, the negotiations with Hispania are happening at a time of peak activity for Spain’s listed Socimis. Hispania reached the final round of the tender to acquire the building, after it partnered up with Ferrovial, but Villar Mir won the 75-year lease by offering to pay an annual fee of €4 million, equivalent to twice the bid price. Divestments

The search for partners forms part of the strategy being pursued by the Villar Mir’s holding company to finance its multi-million investment commitments through Espacio and OHL, without increasing its debt, which amounts to €14,000 million. The other source of extraordinary income comes from the sale of its assets. (…).

The group needs funds to tackle its three major real estate projects (the fifth tower, the Canalejas Complex and the War Office in London), as well as several toll roads in Latin America.

Ipic Finalises Sale Of Torre Cepsa For €500M+

Ipic, the Abu Dhabi state fund behind the oil company Cepsa, is trying the sell the so-called Torre Foster for a price that could range between €500 million and €600 million.

Ipic is negotiating with a small group of foreign funds, including, some investors from the Middle East. The operation will mark a milestone in the new boom that the real estate sector in Spain is currently experiencing and will serve to boost other projects currently on the horizon, such as the so-called fifth tower, which the businessman Juan Miguel Villar Mir wants to construct in the Cuatro Torres complex, where the Foster skyscraper is located.

That price is significantly higher than the figure of between €400 million and €450 million that the Torre Foster, now renamed Torre Cepsa, given that it houses the headquarters of the oil company, was valued at when Ipic signed a call option to purchase the building from Bankia back in 2013.

That option has not been exercised yet. It will be exercisable after the summer. Hence, Ipic has accelerated the negotiations to acquire the building and, almost immediately, sell it on to a third party. Technically, the property is still owned by Bankia.

Gain for Abu Dhabi

The additional value that Ipic obtains for the building, if it manages to sell it to a third party for more than the price established in the call option, will represent a gain for the fund, in other words, for the Government of the Arab Emirate of Abu Dhabi.

Ipic (International Petroleum Investment Company) operates as a sovereign fund for channelling investments in energy and other similar sectors by the Government of Abu Dhabi. The group owns assets amounting to USD 68,000 million and holds investments in around twenty companies, of which Cepsa is the largest.

Bankia’s agreement with Ipic seemed like a great deal for the bank at the time. Back then, in the midst of the hangover from the real estate crisis, the price established for the option to sell the building was very attractive. In addition, Ipic rented out the whole building to house Cepsa’s headquarters, although the oil company did not end up occupying all of the floors.

The tower has a surface area of more than 100,000 m2, of which around 72,312 m2 relates to above ground offices and a further 37,500 m2 corresponds to five underground floors.

The agreement between Bankia and Ipic included a lease contract for an extendable eight-year term. This long-term contract is another of the elements that will increase the value of the building in the event that Ipic ends up selling it to a third party. At the moment, Bankia charges Ipic a monthly rent of €1.6 million, through the company Torre Norte S.A.. Ipic pays for the rent through the company Muscari Development, B.V., which is domiciled in The Netherlands. That price includes discounts that end in June 2016. The lease contract includes the call option to buy the entire building. (…). Plans For The 5th Tower Begin To Take Shape

The skyscraper, located in the heart of the capital’s financial district, will house the new headquarters of the IE University, as well as a clinic and shopping centre.

The plans for the fifth skyscraper in the Cuatro Torres complex – the new financial district in the capital, which currently comprises the Torre de Cristal, Torre Caja Madrid, Torre Sacyr Vallehermoso and Torre Espacio – are taking shape and a date has been set for the inauguration of the tower: the end of 2019, according to the IE University, one of its future tenants.

The business school will expand its facilities and open its new headquarters in the north of Madrid.

Specifically, the fifth tower will house the IE Campus in a building that will be 165 m tall and have a surface area of 50,000 m2 on the Paseo de la Castellana. In addition, this site will also be home to a clinic and a shopping centre.

The plot of land belongs to the Town Hall of Madrid, which has granted its use to Inmobiliaria Espacio. In parallel, the subsidiary of the Villar Mir Group has reached an agreement with the IE University to offer it this space under a 20-year rental agreement, which may be renewed for additional 55 years.

Details of the project

“From now on, the Town Hall of Madrid, Inmobiliaria Espacio and IE University will work together to ensure that the project meets the needs of the city of Madrid in the best possible way”, explain sources at IE. According to these sources, work will be carried out over the next three months to determine the “details” of the project.

OHL Desarrollos will be responsible for the construction of the new infrastructure, which will include auditoriums, sports facilities, green spaces and a 35-storey tower with classrooms and educational areas. Meanwhile, the studios Fenwick Iribarren and Serrano-Suñer Arquitectura will lead the design of the project.

At the new IE Campus, university degree training will be delivered in areas such as Business Administration, Architecture, Technology, International Relations, Law, Communication and Psychology.

In parallel, the IE University, which has been located on María de Molina in Madrid since it was first founded, will continue to perform activities for the business school and other post-graduate programs at its current facilities.

According to the institution, the IE Campus will have a “new, cutting-edge” design for its educational space, offering open areas dedicated to teaching, teamwork and networking between the university and business communities. The Campus will also have a vertical space, which will reproduce the working environment of companies and organisations from all over the world, as well as a horizontal space with sports facilities, large auditoriums and green areas for exclusive use by the institution’s educational community.

Villar Mir & IE To Sign An Agreement For Fifth Tower

Nine months after winning the bid arranged by the Town Hall of Madrid to construct a skyscraper in the capital’s new financial district, Grupo Villar Mir has reached an agreement with Instituto de Empresa (IE) to allow the business school to occupy the majority of the building.

El Confidencial has confirmed with several sources close to the negotiations that the two parties expect to sign an agreement this week. And that signature will signal the starting gun for Madrid’s new skyline, as well as ensuring the viability of the project after several months of uncertainty.

The future picture of the five skyscrapers underwent some serious difficulties last summer when the initial candidate proposed by Grupo Villar Mir, the prestigious Mount Sinai hospital group, decided not to go ahead with its plans to open a health centre in the fifth tower.

In fact, the owner of OHL was awarded the land on the basis of the proposal that it would house a private hospital, with recreation and retail service areas. The plans were presented together with a letter of intent from Mount Sinai, saying that it would occupy the fifth tower, but that ended up being worthless.

Following the exit of the US group, Villar Mir began making contact with several real estate consultancy firms to find a new tenant that would comply with the requirements imposed by the town hall, namely that the property must be used for health or education purposes. Those conversations have ended up with the proposed agreement with the IE Business School.

The prestigious centre, whose MBA has just been chosen as the 12th best in the world and the best in Spain according to the Financial Times, is continuously looking for spaces to expand its educational offering. As such, it is now the neighbour with the most properties in the prestigious neighbourhood of Salamanca, which is home to its different centres, above all, around Calle María de Molina.

With the move to the fifth tower, the educational empire controlled by Diego del Alcázar would expand its classrooms beyond its traditional area of operation, but would maintain its policy of operating within Madrid and in the most representative areas for the business world.

75 year concession

The fifth tower is expected to be completed within four years, by 2020. It is an ambitious plan, which Grupo Villar Mir will tackle in partnership with the Swiss fund Corestate. The two partners have created the company Iberian Corestate, whose first operation will involve the investment of €240 million in the new skyscraper.

On the basis of the original design that won the bid, the new building will have 52,500 m2 of public space and 17,500 m2 of retail space. It will be constructed on land that will continue to be owned by the town hall, but which will be operated by Grupo Villar Mir for the next 75 years.

The group was awarded this concession after committing to pay a fee of €4 million per year to the town hall for the duration of the concession period, a figure that is much higher than the €1.9 million bid starting price.

Villar Mir: Canalejas Homes Will Cost c. €12,000/m2

Juan Miguel Villar Mir says that “although the prices of the homes have not yet been determined”, “they are set to be the most expensive in Madrid” and amount to around €12,000/m2.

The luxury homes that the Villar Mir Group will construct as part of Project Canalejas, the commercial, hotel and residential complex that it is developing in some of the historical buildings in the centre of Madrid, will be the “most expensive” in the capital, since they will cost around €12,000/m2. At least, that is according to Juan Miguel Villar Mir, the President and owner of the business corporation that bears his name. (…).

“Currently, the most expensive apartments in the capital are being sold for more than €6,000/m2, but in Canalejas, we will be talking about figures close to double that amount”, said the businessman in comments made to the Cadena Cope radio station.

By virtue of Project Canalejas, Villar Mir is developing a large residential, commercial and hotel complex in a group of seven century-old buildings that it acquired from Santander, a stones throw away from Puerta del Sol in the capital. The project will involve an estimated investment of around €400 million. (…).

The plans for the project involve carrying out construction work inside the buildings and whereby preserving their designs and century-old structures. Features will include a luxury hotel, to be operated by the American chain Four Seasons, a shopping arcade and around twenty luxury apartments, occupants of which will have access to the hotel’s services.

These apartments will be the most expensive in the capital, according to Villar Mir. The price per square metre mentioned by the businessman would result in a final price of €1.2 million for a home with an average surface area of 100 m2.

Similar project in London

Villar Mir added that his company is currently carrying out a similar project in London, in a former Ministry of Defence building, and he said that the future homes in the British capital will be much more expensive.

He said that apartments located near to that project “are being sold for €100,000/m2”. “We are not going to reach those levels in Madrid, but Canalejas will be the most expensive development in the city”.

The businessman’s company is also working on another major project in the capital, namely, the construction of a fifth tower on the plot of land next to the four skyscrapers at the northern end of the Paseo de la Castellana in Madrid. Villar Mir currently owns one of those towers, but has now put it up for sale.
