Axiare Acquires 12,000 m2 Office Building In Barcelona For €19.5M

Axiare Patrimonio has closed its first purchase following the capital increase announced in March. The Socimi has invested €19.5 million in the acquisition of an office building that has a GLA of 12,000 m2 and more than 400 parking spaces. The building, which was constructed recently, comprises several floors measuring 2,500 m2 each, as well as an auditorium with capacity for 200 people. According to the Socimi, the building will generate annual rental income of €1.25 million over the next two years.

The asset is located on Avenida Can Fatjó dels Aurons in Sant Cugat, Barcelona. Sant Cugat is a strategic area for offices in Barcelona, with direct connections to the C-16 and AP-7 motorways and a 5-minute walk from the Sant Joan train station. The area is home to many institutional owners including Mapfre, Axa, Catalana Occidente, Banco Sabadell and Merlin and tenants of the calibre of Hewlett-Packard, TVE, Deutsche Bank, Banco Sabadell, Mapfre, Nespresso and Gas Natural. Sant Cugat has been extremely sought after by tenants is recent times and currently has one of the highest occupancy rates in Barcelona.

The CEO of Axiare Patrimonio, Luis López de Herrera Oria states that “we have purchased a magnificent office building for a price that is 27% below its repositioning cost and with a great potential to increase in value”.

Following this operation, during the first three months of 2017, Axiare Patrimonio has invested €157.9 million on the purchase of four tertiary-use properties, with a combined surface area of 46,354 m2 and almost 1,300 parking spaces. This property formed part of the pipeline announced by the Socimi when it presented its annual results for 2016 on 27 February.

Segro Plc Acquires Its First Assets In Spain For €10.4M

Segro Plc has completed its first acquisition in Spain, with the purchase of 5.6 hectares of industrial land near Barcelona for €10.4 million. It purchased the plot, which has scope for the development of logistics platforms and warehouses measuring up to 36,800 m2, through its company Asociación Logística Europea SEGRO from Domar, SL.

The plot is located in the industrial area of Martorelles, approximately 20 km northeast of Barcelona, near the A7 and AP7 highways, which lead to France and the national highway network. The site is currently home to a disused industrial building, which will be demolished to make way for a new development that will be equipped to the latest-generation, highest quality facilities.

David Alcázar, Director of SEGRO in Spain, said:

“Securing a significant development opportunity in a privileged location is a great first step for the expansion of our logistics operations in Spain. We are going to continue our search for opportunities to grow our presence in the main markets of Barcelona and Madrid, focusing on development, since our aim is to provide high quality storage space in these markets”.

Martorelles is a magnificent setting, as it provides a strategic link between Spain and the rest of the continent. It is currently used by companies such as Coca Cola for manufacturing and distribution, as well as by Mango, which is constructing a 460,000 m2 distribution centre 8km away.

Catalonia Lets Nearly 2.6 Mn SQM of Logistic Space

According to the latest update on Catalan Logistics Warehouse Market by Estrada & Partners, during the first nine months of the year an area of 132.096 m² in total was contracted. Of these, 102.496 m² were subject to agreements signed on space in the inner suburb, and 29.600 m² in the third-ring.

On the other hand, 112.755 m² (38.70%) corresponded to new net area and the rest, 178.555 m2 (61.29%), to corporate relocations.

Speaking of demand for warehouses, the 71.91% of the net area was hired by companies from the logistics industry and 28.09% by consignees. The demand accumulated a space of 369.700 m², 289.700 m² within the first and 80.000 m² within the third ring. There were no new speculative projects for distribution centers, therefore rented area stagnated at 2.572.600 m².

Year-to-date, worth to mention are rental contracts signed by Aldeasa (15.000 m² in Barcelona), ID Logistics (20.000 m² in Vilarodona) and Naeko (10.000 m² in Sant Boi de Llobregat).

In the third quarter only, 34 logistic operations were sealed on 5.251,6 m² spaces on average.

Referring to prices, Estrada & Partners indicates a rise from the previous quarter all in the first-ring rents (now standing at 6 €/m²/month), the second-ring (3.42 €/m²/month) and the third-ring (2.63 €/m²/month).

Vacancy rate for the logistics warehouses (including spaces exclusively developed for subsequent rent) posts 20.89%.
