Habitat Inmobiliaria Revives a 186-Home Development in Camas (Sevilla)

Habitat Inmobiliaria has acquired almost 12,000 m2 of land in the Sevillan town of Camas to build a new residential development comprising 186 homes that will involve an investment of more than €30 million. According to the company, the plot on which the new development will be located has a total buildable surface area of 23,357 m2 and the project will allow the re-launch of a development that was first started back in 2009. The marketing of this development will begin at the end of this year.

Specifically, the development will contain 186 homes in total and 277 parking spaces. It will have common areas with green spaces, playgrounds and swimming pools and four commercial premises. According to the property developers, the project is located around 20 minutes from the centre of Sevilla by car and just a few minutes from the bus stop that connects with the regional capital.

According to Habitat Inmobiliaria, the purchase of this plot forms part of the land acquisition plan that the group has launched and the project will be added to the more than 1,400 homes that the company currently has under construction. This operation follows other land purchases made by the firm in Collado Villalba and Móstoles in Madrid and the plots in Entrenúcleos in Dos Hermanas and Mairena del Aljarafe, both in Sevilla.

Currently, Habitat Inmobiliaria has a presence in the Andalucian provinces of Málaga, Córdoba and Sevilla and is interested in continuing to invest in the region, where the company has four developments up for sale and where it is planning to start on new residential developments in the coming months.

Habitat Joins the Entrenúcleos Fever & Buys 3 Plots Spanning 30,000 m2

Entrenúcleos, the immense expanse of land stretching out more than 7 million m2 across Dos Hermanas (Sevilla) and urbanised to a large extent, is continuing to attract new investors interested in starting to build homes as soon as possible. The latest player to join firms such as Inmobiliaria del Sur (Insur) in partnership with BBVA, Aelca and the Sevillan firm Bekinsa, is Habitat, the property developer that has been controlled by the US fund Bain Capital since the end of last year.

The group has acquired almost 30,000 m2 of land spread over three plots, through an auction of assets owned by the local property developer Ábaco. The total price, according to market sources, is a real bargain: €4.6 million. “Taking into account current sales prices in the area, which stand at around €1,700/m2 for a family home, and range between €1,400/m2 and €1,500/m2 in the case of flats, the final yield could reach 45%”, explain the same sources. Habitat has been awarded three plots on which to build 189 flats (on two of them) and 78 family homes on the third one.

Two other companies have also obtained land in the auction of Ábaco’s assets, which filed for bankruptcy in 2016. Firstly, the real estate company Aelca, controlled by the fund Värde Partners. That firm already acquired a decent amount of land in Entrenúcleos at the beginning of the year by purchasing land with a buildable surface area of almost 230,000 m2 on which to build 2,100 homes, for around €250 million. Now, Aelca has acquired another 14,000 m2 plot (with a buildability of 12,500 m2), on which it plans to build 78 terraced houses, for €3.2 million.

Aelca plans to start marketing the first two developments proceeding from its purchase at the beginning of the year in May. Finally, the third property developer to acquire land is the aforementioned Sevillan firm Bekinsa, controlled by the Beca family. It has acquired 16,600 m2, on which to build up to 30 family homes, for €1.2 million. The Sevillan firm is already marketing homes in two other apartment blocks in Entrenúcleos (…).

Other plots owned by Ábaco in the area, but included in a pro-indiviso in which the firm held a 30% stake and in which CaixaBank and the Town Hall of Dos Hermanas were also shareholders, did not get sold in the auction held before Easter. The same thing happened with other plots located close to Sevilla airport and whose urban planning procedures are in a much more preliminary stage than those of the plots in Entrenúcleos (…).

Aelca to Build 2,100 Homes in Sevilla

The property developer in which Värde Partners holds a stake has acquired several plots of land in the town of Entrenúcleos, where it plans to invest €250 million.

The residential property developer Aelca, in which the US fund Värde Partners holds a 75% stake, has completed a major land purchase in Sevilla, which is going to allow it to enter the Andalucían capital with a huge real estate project.

The company, led by Javier Gómez and José Juan Martín (pictured above), has announced the purchase of several plots in the Sevillan municipality of Dos Hermanos, where it is going to build more than 2,100 homes, according to ABC Sevilla.

In total, Aelca has acquired a portfolio of land with a buildable surface area of 227,788 m2, which it is going to develop in several phases. The first phase will be launched in May, with the development of 163 multi-family dwellings on one site and 78 family homes on another.

The investment in Entrenúcleos will amount to €250 million, said the company today.

“Andalucía is a key market for the company and, as part of our strategic plan, we hope to strengthen our presence in the region, where we have just opened a local office. We know that there is latent demand there at the moment in terms of housing and we are convinced that this is going grow further still, because the capital’s entire area of influence is already sparking a great deal of interest due to the numerous benefits that it offers and its competitive prices”, says Javier Gómez, CEO of Aelca.

The company, founded in 2012 by its current CEOs, Javier Gómez and José Juan Martín, closed 2017 with 1,118 homes sold. This year, the firm plans to launch 3,777 homes, spread across around 50 developments.

Insur & Anida Launch New Development In Sevilla

Insur and Anida, the real estate subsidiary of BBVA, are continuing to make progress with their joint business. Desarrollos Metropolitanos del Sur (DMS), the company constituted by the two companies, has started to market and construct the second phase of Selecta Arquímedes, located in the Entrenúcleos project, in Sevilla. The property developers will invest €31 million in these two initial projects, which mark the revitalisation of the area in the context of the real estate recovery.

In October, construction of this new development of 61 family homes is expected to begin. The developments, which form part of the residential project Sevilla Selecta Entrenúcleos, will start their journey with an open doors event, to be held this Thursday, Friday and Saturday, when interested parties can visit the show home.

DMS states that it has carried out the development of these new family homes given the success of the sale of the first development, Selecta Rodas, where it is building 54 family homes, which are expected to be completed by the end of 2018.

Selecta Entrenúcleos spans a buildable area of 292,726 m2, which will include, during the course of the various phases, 2,434 homes and retail space, comprising the most important real estate project in the Sevilla metropolitan area.
