Amazon to Open its Largest Logistics Warehouse in Dos Hermanas

Amazon is going to open its largest distribution centre in Spain in the Megapark business park in Dos Hermanas (Sevilla) to become the park’s first tenant. The new mega-warehouse will have a constructed surface area of around 190,000 m2 on a plot spanning 165,000 m2 and is expected to be operational from 2021.

The e-commerce giant has been searching for a suitable facility for months and has opted for Megapark in the end due to its excellent road network and proximity to the Port of Sevilla, where it will open a new logistics station.

The plot of land and the future warehouse will both be owned by the investment fund Goodman Real Estate Spain, with which Amazon is expected to sign a lease contract within the coming days.

One of the benefits of the location in Sevilla is the availability of the port, which means that Amazon will be able to offer a more comprehensive delivery service to the Canary Islands by boat.

The business park is located opposite the La Isla industrial estate, between the A-4 motorway towards Cádiz and the future SE-40 ring-road.

El Corte Inglés Negotitates the Sale of its Logistics Assets to KKR

The US investment fund KKR, together with the British firm Round Hill, has launched a bid for the logistics portfolio of El Corte Inglés, which includes around thirty assets distributed all over Spain, with a surface area of more than 500,000 m2.

According to explanations provided by market sources speaking to Expansión, although there are other interested funds, KKR and Round Hill have now taken the lead in the bid for the assets, with an offer of between €150 million and €170 million. Other players that have expressed interest in this portfolio so far include the US giant Blackstone, and even the Socimi Merlin, which confirmed very preliminary conversations.

In terms of the most attractive assets in the batch for sale, there is a package of six warehouses in Móstoles (Madrid), with a total surface area of 88,000 m2, as well as a plot in La Bisbal del Penedès (Tarragona), with a gross surface area of almost 41,000 m2, which serves to support its large centre in Cataluña, located in Montornès del Vallès and which provides services to the rest of the Mediterranean arc.

In addition, the portfolio includes warehouses, storerooms and distribution centres in logistics nuclei in Sevilla, Málaga, Valencia, Valladolid, Alicante, Murcia, La Coruña, Vigo, Palma de Mallorca, Murcia, Teruel, Cáceres and Zaragoza. On the other hand, the batch for sale does not include any of the group’s logistics gems, such as the logistics centre in Valdemoro or the platform in Montornès del Vallès (Barcelona), both of which are strategic for the company (…).

Segro Buys a 28,500 m2 Warehouse in Granollers

Segro is continuing to grow its logistics portfolio in the Spanish market. The British Socimi has acquired a distribution centre measuring 28,500 m2 in Granollers (Barcelona), leased to the logistics operator ID Logistics, with which Segro has a long-term agreement.

The asset was constructed in 2019 and is located thirty kilometres from Barcelona, with easy access to the A7 and C17 motorways. The group has highlighted “the location and access of the asset for distribution across the south of Europe”.

The company, founded in 1920, entered Spain in 2015 with the development of a logistics centre in Martorelles (Barcelona). Since then, Segro has purchased a 16,000 m2 logistics park in Coslada (Madrid), another 49,000 m2 site in Castellar del Vallès (Barcelona), a second plot in Martorelles, where it is constructing an asset spanning 20,000 m2, and a plot in San Fernando de Henares.

Segro has also added other plots in Getafe (Madrid), Sant Esteve Sesrovires (Barcelona), Mollet del Vallès (Barcelona) to its portfolio, as well as a second building in Coslada (Madrid), and Villaverde (Madrid). In total, the firm has a portfolio spanning 400,000 m2 of constructed space in Spain and another 70,000 m2 under construction.

Palm Capital Acquires 3 Logistics Projects in Getafe from BCM

Palm Capital has become a protagonist in the Spanish logistics market with the acquisition of three projects in the Los Gavilanes Business Area in Getafe from the property developer BCM (MCA Group). The operation, advised by the real estate consultancy Proequity, involves the acquisition, under the forward funding method, of three turnkey logistics projects with constructed surface areas of approximately 33,000 m2, 25,000 m2 and 27,000 m2, respectively.

The price for which the agreement has been closed has not been disclosed by the parties, but the value of the three completed projects is estimated to amount to around €100 million.

The first project that is going to be constructed will comprise two platforms measuring 22,000 m2 and 11,000 m2, which may house up to four different operators. It is expected to be ready for delivery by the first half of 2019.

With this acquisition, Palm Capital is going to become the main owner in the Los Gavilanes Business Area, with more than 85,000 m2 of leasable logistics space under ownership. Gavilanes represents the first acquisition that Palm Capital made in the Spanish logistics market and marks the beginning of an ambitious expansion plan through which it intends to acquire and build more logistics assets in the short term.

The Los Gavilanes Business Area is positioned in a strategic location in the south of Madrid, 16km from the centre of the Spanish capital. It has quick access to the A-4 highway between Madrid and Andalucía and 1,500 m2 of its façade overlooks the M-50 ring road. For this reason, first-class companies such as Amazon and Decathlon have already chosen the location for their distribution centres.

Goodman Starts Work On Third Logistics Facility In Barcelona

The Goodman Group, which specialises in the promotion and management of logistics real estate, has started construction of its third real estate development at the Can Margarit industrial estate in Sant Esteve Sesrovires, near Barcelona.

The plans involve the development of an industrial centre covering 10,000 m2 for Leventon, an international company dedicated to R&D, and the production and marketing of disposable medical devices – it is a subsidiary of WerfenLife.

The building will also house a module for logistics space measuring 7,000 m2, available for rent. The construction work, which has started this month, is due to be completed in the summer.

This new development will be Goodman’s third project in the Sant Esteve Sesrovires area, where the company has just inaugurated a 40,000 m2 distribution centre for Decathlon. This represents the largest logistics development undertaken in Barcelona in the last six years.

By the end of March, Goodman will have completed its second development at Can Margarit II: a 28,760 m2 logistics facility. Once the construction work has been completed, Goodman will have built 85,000 m2 of capacity in total on this industrial estate in the last two years.
