Nuveen Buys Amazon’s Logistics Warehouse in Bilbao for c. €17M

Nuveen Real Estate (formerly TH Real Estate) has purchased the logistics warehouse that Amazon occupies 10km from the centre of Bilbao for almost €17 million, according to sources close to the operation. Until now, the warehouse had been owned by Vusa, the real estate group led by the heirs of Valeriano Urruticoechea.

The asset has a surface area of 9,000 m2 in total, of which 8,000 m2 is dedicated to storage and almost 1,000 m2 to offices. Amazon has signed a 21-year contract to occupy the property, of which 11 years are mandatory (until 2030).

Amazon started operating from the logistics facility in June. It is a modern platform in terms of its design and construction, suitable for cross-docking and with parking for small vans to serve the last mile distribution market.

This is the third logistics asset that Nuveen has purchased for its European Logistics platform in Spain. It acquired the other two in Madrid and Valencia in 2017.

Nuveen, which is led by Marta Cladera de Codina in Spain, is not only active in the logistics market. It also holds stakes in several shopping centres on the Iberian Peninsula, specifically, Islazul and 50% of Xanadú, as well as in retail parks, including Meixuerio in Vigo.

Nuveen Real Estate is one of the largest investment managers in the world with USD 130,000 million in assets under management.

Savills: Logistics Leasing in Madrid Rose by 2% in 2018 to Exceed 935,000 m2

The logistics market in Madrid has registered a new leasing record. The boost from e-commerce has been the main driver behind the absorption of 935,000 m2 of space in 2018, which represents an increase of 2% with respect to the historical record figure in 2017, according to data from Savills Aguirre Newman.

During the last quarter, 23 operations were signed involving more than 300,000 m2 of space, compared with 24 operations and 308,000 m2 of space during the same period in 2017. During the year as a whole, 77 operations were registered in 2018, compared with 70 during the previous year. It is worth highlighting the importance of the cross-docking activity during 2018, where seven operations were closed.

In terms of rental prices, the €8/m2/month peak that established the annual maximum was recorded at T4 (Airport) in Barajas. Excluding that figure, due to the uniqueness of the Barajas market, maximum rents exceeded €6/m2/month in a cross-docking operation in San Fernando de Henares. The incorporation of new high-quality projects that are adapted to the requirements and expectations of the operators have favoured an increase in prime rents to €5.5/m2/month (+7% YoY).

In terms of the size of the operations, almost 50% of the space leased during the last quarter of the year was concentrated into four operations spanning more than 30,000 m2 each, all of which were signed in the third ring.

By area, the distribution of the surface area leased between October and December was very homogeneous, with 55% and 45% registered in the Corredor del Henares and the southern area, respectively, although the Corredor del Henares continued to capture the most demand. The distribution in terms of the number of operations clearly showed the superiority of Corredor del Henares, which accounted for 70% of all activity (16 operations).

The annual analysis by area reveals a similar picture. The volume of surface area leased was very similar (>495,000 m2 in Corredor del Henares and >408,000 m2 in the southern area), but by number of operations, Corredor del Henares again accounted for the bulk of activity (48 operations versus 22 in the south).

Activity in the land market is continuing to gain weight. During 2018, 34 operations were signed in total spanning 1,800,000 m2 (+60% YoY). It is worth highlighting the three areas that accounted for almost 50% of the land surface area operations: Guadalajara (>350,000 m² in 2 operations), Illescas (>326,000 m² in 4 operations) and Torija (>279,000 m² in 4 operations).

The year closed with an availability rate of 6.9%, which represents a decrease of almost two points with respect to 2017. During 2018, more than 650,000 m2 of space was incorporated into the market, of which 67% was already committed. The future supply for 2019 will exceed 1,500,000 m2, of which 30% already have pre-rental contracts.

The dynamism in the market for users of the logistics sector during 2018 has been reflected in the investment market, with 45 operations exceeding €1.3 billion. Those figures mark new records in the historical ranking. The number of transactions involving individual assets stood out since it exceeded the figure recorded in 2017 by three times.

‘Area Industrial & Logistics’ to Build New Industrial Warehouse for Endutex Ibérica

Area Industrial & Logistics will be the property developer responsible for constructing the new headquarters of the Portuguese company Endutex Ibérica under the “turnkey” modality. The building is going to be constructed on a land with a surface area of 6,410 m2 in the SUP I-3 Sector “Puerta de Madrid” located in the town of San Fernando de Henares.

This plot is the result of the segregation that the property developer carried out of a larger block measuring 26,387 m2, on which Area has already successfully built one turnkey project involving a 7,500 m2 cross docking warehouse for XPO Logistics. With this operation, the property developer company Area Industrial & Logistics will manage to complete the total development of the aforementioned block, which has a combined land surface area of 26,378 m2 and a total constructed surface area of 11,622 m2.

The future headquarters of the company Endutex Ibérica will comprise a total warehouse surface area of 3,507 m2, used for storing supports for digital printing and the manufacturing of tarpaulins, the Portuguese company’s main activity. Similarly, it will have an office measuring 615 m2, spread over 3 floors, which will feature a ground floor space measuring 115 m2 that Endutex will use as a showroom for the display and sale of its products to customers.

The total approximate investment in this new turnkey project contracted by Area Industrial & Logistics is €3.4 million and construction is expected to be completed by the first quarter of 2019.

Lar To Build Its 6th Spanish Logistics Park In Cheste (Valencia)

Lar España is putting its foot down on the accelerator. The Socimi is finalising plans for a new logistics park in Cheste (Valencia), the sixth industrial project to be undertaken by the firm in Spain. The firm has already created a company to manage the complex, which spans a leasable surface area of 122,000 m2. Now, planning permission just needs to be granted for the site so that the construction work can begin.

The project has already been granted environmental approval, according to El Español, and will be located in one of the most important enclaves for the logistics sector in Valencia, a short distance from the major distribution centre in Ribaroja on the Ciudad Circuito industrial estate. The forecast investment in this new logistics park will amount to almost €16 million.

In addition to logistics activities, the site will also be kitted out for cross-docking and will allow the entry of mega-trucks.

The company created for this asset is called Lar España Inversión Logísitic VI, which will be led by Miguel Pereda, a proprietary director of the Socimi, whilst Jon Armentia, Corporate Director of Lar España, will perform the role of Vice-President.

The project in Cheste represents the company’s sixth logistics investment, given that it already owns one complex in Valencia, in Almussafes, and four in Guadalajara (Alovera), worth €77 million in total.

In Spain, 80,000 m2 of logistics space was leased during the third quarter of 2017, down by 29% compared to the previous quarter (112,000 m2). In terms of the cumulative figure for the half year, more than 317,000 m2 of space was leased, down by 57% compared to the same period last year.
