Popular Values The Complex That Was Going To House Its New HQ At €400M

Popular has increased the book value of the real estate complex that was going to house its future headquarters to almost €400 million. The complex, which is still under construction, is being built on two plots that Popular purchased from Vocento in 2008. The plots span a surface area of more than 100,000m2, alongside the A2 motorway in Madrid. The market valuation of the headquarters could amount to €200 million, according to calculations by real estate experts.

The property is one of the unique assets inherited by Santander following its purchase of Popular. For the time being, the group will retain control of the headquarters, given that it has not been included in the batch of assets that Santander is going to transfer to the company that it is going to constitute together with Blackstone. That new company, in which the US firm is going to hold a 51% stake and Santander a 49% stake, will manage the damaged portfolio inherited from Popular. The company will be born with assets on its balance sheet with a gross value of €30,000 million.

Two buildings

The corporate complex of the former Banco Popular comprises two independent buildings, located on both sides of the A2. One of them, on Calle Abelias, is already finished. The second, on Calle Juan Ignacio Luca de Tena, is still under construction. The initial forecast was that the building work would be completed this autumn.

The book value of the property on Calle Abelias amounts to €132 million, according to the most recently published figures, which relate to December 2016. Of that total value, €44 million relates to the cost of the land and €93 million to the investment in the construction of the building. The sum of those two figures equals €137 million, from which €5 million has already been deducted for cumulative depreciation, to arrive at the aforementioned figure of €132 million.

In terms of the building on Calle Luca de Tena, the cost of the land amounts to €112 million. Meanwhile, the value of the construction in progress amounts to €149 million at year-end, up by €74 million compared to 2015. The sum of the two figures gives a global value of €261 million.

The property that has already been finished, on Calle Abelias, was inaugurated in January 2013 and houses Popular’s technological headquarters. The IT migration is one of the most sensitive elements of the merger currently underway between Santander and Popular (…).

Four headquarters

Following the purchase of Popular, Santander now has four large corporate centres in Madrid. On the one hand, it has the Ciudad Financiera, its central headquarters, located in the Madrilenian town of Boadilla del Monte. That building was inaugurated in 2004, has a surface area of 250 hectares and comprises nine office buildings (….). Santander also owns Banesto’s former corporate complex, located on Calle Mesena in Madrid, which is home to the Santander España division. Meanwhile, the group owns the historical headquarters of the now extinct entity Banif, specifically, the small palace located on Castellana 24, which has housed the central services of Openbank, the group’s digital bank since this summer.

RE Experts Warn That The Cataluña Situation Is Seriously Affecting Investment

The Spanish Association of Real Estate Consulting Companies (ACI) says that the “serious” situation currently being experienced in Cataluña is affecting the normal evolution of the real estate market since investors are fearful.

The Spanish association of real estate consultancy firms, comprising domestic and international companies alike, such as CBRE, Aguirre Newman/Savills, Cushman & Wakefield, JLL, Knight Frank and BNP Paribas, warned yesterday of the consequences that the secessionist challenge is having in the real estate market.

Specifically, the association chaired by Ricardo Martí Fluxá said that “the serious situation” in Cataluña at the moment, is affecting the strong performance of the Spanish real estate market as a whole. Until the third quarter, the volume of investment in real estate assets was registering record figures, at €10,300 million, up by 58% compared to the same period a year earlier. “The latest developments are seriously affecting the normal operation of investment activity and the evolution of our real estate market”, they warned.

For this reason, the real estate consultancy firms have called for respect for the laws, appealing to the Generalitat to abide by the order established in the Constitution. “Our association joins the large number of companies, institutions and entities that are calling on the Generalitat to comply with the provisions of our laws and abide by the order established in the Constitution”, they said in a statement.

The warning from the large real estate consultancy firms follows a statement made just a few days ago by the CEO of Lar España, one of the five large Socimis whose shares trade on the (main) Spanish stock exchange.

The CEO of the listed company, Miguel Pereda, said that if his firm had to make an investment in Cataluña today, it would “probably” not go ahead with it, in light of the political situation regarding independence.

Meanwhile, on 5 October, the ratings agency Moody’s issued a report warning that the “growing political tension” may negatively affect the credits interests of the Socimis Merlin and Colonial, given that the entities hold 13 % and 19% of their respective portfolios in Cataluña.

Indeed, Colonial is one of the listed companies that has moved its corporate headquarters from Barcelona to Madrid because of the secessionist challenge posted by the Catalan Generalitat.

Meridiano Sells Its HQ In Málaga To Grupo Ñarucola

Aguirre Newman has advised Meridiano (Grupo ASV) on the sale of its headquarters in Málaga, which is located on Calle Olózaga 10, to Grupo Ñarucola. The property has a surface area of 1,400 m2, spread over a ground floor, three upper storeys and an attic.

The asset, which is located next to the central Atarazanas market, has housed the corporate headquarters of Meridiano since 1973. The company, which forms part of Grupo ASV, has more than 80 years of experience and a significant presence across the country, in particular in Levante and Andalucía. The consideration paid has not been revealed.

Grupo Ñarucola is a construction company/property developer that has built more than 2,500 homes and other projects in the province of Málaga and the autonomous cities of Ceuta and Melilla since 1991.

Aguirre Newman has worked as the sole interlocutor on behalf of Meridiano, which has facilitated the success of the transaction. Aguirre Newman considers that an orderly sales process brings transparency to operations and generates benefits for investors and owners alike.

Duro Felguera Puts Its Non-Core Properties Up For Sale

Liquidity crisis / The engineering group has two large corporate headquarters in Madrid and Gijón, which it is looking to sell to cover its financial commitments whilst it resolves several legal disputes overseas.

Duro Felguera explained yesterday during the presentation of its results for the 9 months to September 2016 that it has ordered the sale of its “non-productive assets” to avoid the deterioration of its cash balance whilst it resolves legal disputes overseas for unpaid invoices amounting to more than €300 million. According to the sources consulted, the assets under analysis include the company’s two major headquarters in Madrid and Gijón, the proceeds from which could amount to several tens of millions of euros.

For the time being, the company has issued a sales mandate but has not specified which formula it will use for the divestment. In recent years, many of Spain’s large corporations have sold their headquarters through sale and leaseback contracts, whereby the company sells the property but remains as the tenant for a certain number of years. Ferrovial, Acciona, Prisa, Telefónica, Santander, Gas Natural and Endesa, amongst others, have all used this formula in recent years.

Duro Felguera’s office building in Madrid has been on the company’s balance sheet for two years, after it acquired it for €20 million in 2014. The previous owner was the real estate company GMP. The headquarters is located on Vía de los Poblados, in the north of Madrid, alongside the M-40 ring road and the Campo de las Naciones business park.

Duro Felguera’s headquarters in Madrid has a useful surface area of 13,791 m2. It is an eight-storey building – five of the floors are used for offices, two are used for parking and one contains an undercover space for storage and other facilities.

In Gijón, the company chaired by Ángel Antonio del Valle owns of one of the best complexes in the city’s Scientific and Technological Park. That building has a surface area of more than 9,000 m2.

Legal disputes

Duro Felguera will have to use the proceeds from its divestments to cover several urgent obligations. In December, for example, the company is due to repay a loan amounting to €35 million.

In parallel, the group is looking to encompass its financial commitments into the process of recovering its unpaid invoices overseas. Yesterday, the company stated that “it is holding negotiations with various credit institutions (Bankia, Santander, Popular, BBVA, Sabadell and CaixaBank) to adjust the maturity dates of its debt to bring them in line with the expected resolution dates of these conflicts.

In Australia, the group is fighting against one of its client, the Korean firm Samsung C&T, for overruns on the mining project Roy Hill. The court of arbitrage in Singapore calculates that DF may recover almost €140 million (the last invoice amounted to €40 million, plus €90 million in avals). The Australian courts are claiming €46 million, of which €9 million has been already recovered. In Argentina, Duro is claiming another €150 million for overruns at the power plant in Vuelta Obligado. Finally, in Venezuela, the Government led by Nicolás Maduro still owes the Spanish group €101 million.

BBVA Puts Torre Puig Building Up For Sale

BBVA has put the building that houses the corporate headquarters of the perfume and fashion group Puig up for sale. The property is located in Plaza Europa in L’Hospitalet de Llobregat (Barcelona).

The family-backed Catalan multinational company, which leases this building, has the option to purchase it in the event that it is put up for sale, as has now happened, according to sources close to the operation.

Sources in the real estate sector calculate that the skyscraper could be sold for between €55 million and €65 million.

The operation, known as Project Torre, is being advised exclusively by the real estate consultancy Aguirre Newman.

The corporate building in Plaza Europa, which was opened two years ago, to coincide with the centenary of Puig, was taken over by BBVA as a result of its acquisition of CatalunyaBanc (CX).

Designed by the architect Rafael Moneo, the skyscraper is located in Barcelona’s new corporate and business centre and has a surface area of 14,288 sqm distributed over 21 floors. In addition, the building has three basement floors.

Puig’s corporate headquarters houses an auditorium, gym, meeting rooms, cafeteria and restaurant, amongst other spaces.

Torre Puig has a LEED Gold energy efficiency certificate, which is an international hallmark of excellence granted by the Green Building Council of the USA that recognises the environmental quality of buildings.
