Vivenio Socimi Set to Acquire Plot of Land from Atlético Madrid

Vivenio seems to have beat out Stoneweg at the last moment in the race to acquire a plot of land on sale by Atlético Madrid. For weeks, Azora has been known as the likely buyer for two other plots of land, with a total of 40,5000 m2. The plots, known as RC7 and RC8, have views of the Manzanares River.

A third plot of land, RC4, was still up for grabs and the developer Stonweg was leading the race to acquire the land. Vivenio, a socimi owned by APG and the Renta Corporación increased their offer at the last moment. Atlético expects to make a final decision this week, with closing expected shortly thereafter.

The sale of the three plots of land is expected to bring in roughly 180 million euros to Atlético’s coffers. Vivenio is likely to develop residential housing for rent on its parcel, which has a total buildable surface area of 28,481 square meters.

Private Companies Start Building VPO Rental Homes Due to Lack of Public Resources

Housing and the need for public-private partnerships to build affordable homes was one of the hot topics during the recent election campaigns. But the reality is that the public administrations do not have the resources to fund any substantial residential programs.

In addition, Spain has traditionally been a country of homeowners and so most of the few affordable homes that the state has been building have been sold rather than put up for rent. This represents a major problem for the growing population of renters in the country, which some estimate currently account for 23% of total demand, compared with the European average of 34%. The Bank of Spain’s official figure for 2017 was 16%. Regardless, private companies are entering the market to fill the gap.

One such example is Azora, which has been managing social housing for rent since 2004 through its fund Lazora. It estimates that Spain needs 2.5 million mostly affordable rental homes to bring it in line with the European average. That would require an investment of approximately €300 billion over the next few years, a mammoth figure.

Azora actually sold its Lazora portfolio, containing almost 7,000 homes (private and social) to CBRE and Madison in 2018. They committed to continue investing capital in the sector and have already committed more than €200 million in various projects to build 1,200 more homes.

Azora still manages almost 14,000 social and private rental homes across the country and has recently been joined in the sector by the property developer AQ Acentor, the real estate arm of the German fund Aquila Capital. Specifically, AQ Acentor is planning to build 1,450 VPO rental homes in Villaverde, Barcelona, Valencia and Málaga. The numbers are not huge but they will go some way to plugging the gap.

Meanwhile, in the public sector, according to data from the Ministry of Development, 5,167 VPO homes were built in 2018, of which just 353 (6.8%) were dedicated to rental. In 2017, 4,938 VPO homes were constructed, the lowest absolute number since records began, of which 355 (7.1%) were dedicated to rental. Madrid accounted for most of the new VPO homes in 2018 (2,418, of which just 78 were dedicated to rental).

Azora considers that more institutional investment is required to make up for the housing deficit and that “to attract such capital, we need solutions and policies that promote and facilitate the construction of new rental homes”. It remains to be seen whether the politicians can put their ideological differences aside and come up with a clear and consensual housing policy for the benefit of the country at large.

Stoneweg is the Favourite to Acquire Atlético de Madrid’s 3rd Plot in Operación Calderón

Earlier this week, it was announced that Azora, one of the largest rental home managers in the country, is set to buy two of the three plots that Atlético de Madrid has up for sale as part of Operación Calderón. Now, it has been revealed that the favourite in the running to acquire the third plot is the real estate firm Stoneweg, founded by Jaume Sabater and Joaquín Castellví.

Stoneweg will reportedly team up with a partner for the operation and will to dedicate the plot to rental homes. These types of projects are gaining weight in the capital in light of the high demand in the market, which has caused prices in some areas to soar. In fact, Azora is also planning to dedicate some of its two plots to rental housing.

Stoneweg is an expert in the rental home market with a portfolio of 10,000 rental units in the USA. In Spain, the firm operates through Stoneweg Living and has 10 developments in Barcelona, 9 in Madrid and 7 in various locations along the coast.

It is understood that Atlético de Madrid wants to complete the sale of all three plots before the end of June, as the club’s year-end is 30 June. The proceeds will represent a significant capital injection, which will allow AM to pay off some of its debt and buy more players over the summer.

Azora Prepares a Fund to Invest €1.3bn in Hotels & Hostels

Azora is currently holding conversations with various investors to launch a new fund through which it hopes to invest between €1.2 billion and €1.3 billion in hotels in Spain as well as in hostels in the main tourist markets across the Mediterranean.

The company founded by Concha Osácar (pictured above) and Fernando Gumuzio expects to launch the vehicle within the next few weeks as soon as agreements have been signed with the first anchor investors.

Azora, which used to manage the Socimi Hispania, until it was sold to Blackstone last year, has been very active in the Spanish hotel market in recent months after it purchased a hotel portfolio in Benidorm and the Costa del Sol in March comprising 1,670 rooms.

The company is also expected to enter the market for nursing homes for the elderly in conjunction with another fund, with the aim of investing up to €300 million over the next few years.

Operación Calderón: Azora Set to Buy 2 of Atlético’s Plots for Rental Homes

Azora, one of the largest rental home managers in the country, has made a surprise appearance in the home stretch of the process to sell the plots of land owned by Atlético de Madrid.

The company owned by Concha Osácar and Fernando Gumuzio has submitted a binding offer to the football club to buy two of the three plots that form part of Operación Calderón and, according to sources in the know, the bid fulfils all of the requirements of the team. As such, Azora looks set to take over the bulk of the land that the reds and whites are selling by the river.

The rental home specialist has declined to comment on the reports, but all indications are that it plans to build rental homes on the two plots, to boost the growing rental market in the Spanish capital. It would thereby follow in the footsteps on the fund Ares, which has just signed an agreement with Stoneweg to build a block of rental homes on a plot on Paseo de la Dirección, in the north of Madrid.

Indeed, the Spanish-Swiss firm is one of the favourites to acquire the third plot of land in Operación Calderón, which Azora did not bid for. The cooperative manager Concovi is also in the running for that site.

Atlético de Madrid expects to raise around €180 million from the sale of the three plots and 11% of the residential space will be dedicated to social housing properties.

Azora Buys Hotel Pez Espada & Hotel Riviera in Málaga from Med Playa

The Azora group has purchased the iconic Hotel Pez Espada in Torremolinos and Hotel Riviera in Benalmádena from Med Playa, as part of a larger operation involving seven establishments located in Benidorm and along the Costa del Sol.

In total, the investment group has added 1,670 rooms to its portfolio as a result of the transaction and it expects to invest €30 million in the repositioning of the seven hotels. The chain Med Playa will continue to manage all of the properties for a period of up to 35 years.

Hotel Pez Espada has 235 rooms, a 4-star rating and was refurbished by Playa Med as recently as 2017. It was inaugurated in May 1959 and was one of the first establishments to be built on the Costa del Sol at the start of the tourist boom. Its clientele included Ava Gardner, Sophia Loren and Brigitte Bardot, amongst others.

Meanwhile, Hotel Riviera, which is also a 4-star property, is located next to Puerto Marina, serves adults only and has a sauna, spa, restaurants, gym and solarium.

From this operation, it is clear that Azora is committed to investing in tourist destinations with assured success, such as the Costa del Sol and Benidorm. It is currently creating a new fund to invest in holiday hotels along the Mediterranean and in hostels in the main European tourist cities.

Íbero Capital Lends €80M To Property Developers to Finance 600 New Homes on the Coast

Property developers are finally able to access alternative financing. Over the last 12 months, Íbero Capital Management has granted loans amounting to €80 million to various property developers to finance the construction of more than 600 homes across Spain.

In its latest operation, Íbero CM has signed an agreement with Grupo Sankar to finance six residential projects in the province of Málaga for €40 million. The projects will involve the construction of more than 400 homes, and follow three other projects to which financing was granted (to another property developer) last year in Mijas.

Looking ahead, Íbero CM expects to sign several new loan operations during 2019 to close the year with total financing granted of almost €250 million. The manager is negotiating with national and regional property developers alike in regions such as the Community of Valencia, Andalucía and Madrid.

Alternative financing for residential development projects is finally taking off after years on the fringes. Other companies operating in the sector include MCAP Global Finance, Azora and Oquendo Capital, amongst others.

TPG, Round Capital & Ares Enter Final Round of Bidding for Témpore

Sareb has reactivated the sale of its Socimi Témpore Properties and the funds TPG, Round Capital and Ares are some of the candidates in the final round of bidding.

The bad bank was close to signing the transaction last year but called it off due to a lack of transparency. Then, it was the US investment fund TPG, shareholder of companies such as Spotify, Airbnb and Burger King, who was the likely buyer of Témpore, which manages 2,249 residential homes worth €338 million.

Now, TPG is back in the final round of the new process, this time against two opponents. The real estate fund Round Hill already has a presence in Spain – just a few weeks ago it launched a joint venture with the fund KKR and the logistics firm Pulsar Properties to buy logistics platforms. Meanwhile, the US fund Ares has also starred in several transactions in Spain, particularly in conjunction with the Dutch real estate firm Redevco.

Témpore closed 2018 with a loss of €384,394, but is forecast to generate profits from 2020. Its portfolio of residential assets, which is managed by Azora, generated rental income of €7.3 million last year. Moreover, 80% of its assets are located in the metropolitan areas of major capitals and the rest are in areas with significant rental demand, such as Valencia, Sevilla, Zaragoza, Málaga and Almería.

Funds, Socimis, El Corte Inglés & Seur Compete in the Urban Logistics Segment

Investors and logistics operators alike are setting their sights on urban hubs to benefit from the boom in e-commerce. According to data from CBRE, investment in the logistics sector is thriving – it amounted to €2 billion in 2017, €1.5 billion in 2018 and is forecast to reach €1.2 billion in 2019. Active players in the sector include the Singapore sovereign fund through its Socimi P3, Blackstone, Prologis, Logicor, CBRE GI and Montepino, and Merlin, amongst others.

Urban hubs are gaining significant weight in the sector thanks to their ability to reduce transport costs, avoid the new traffic restrictions and resolve the problem of product returns.

According to the CNMC, Correos and Correos Express currently deliver 44% of all packages in Spain, followed by MRW and Seur (14% each) and DHL (4.5%).

In terms of retailers operating in this space, Amazon set the ball rolling by opening a logistics centre in the heart of the Eixample district of Barcelona and in the Méndez Álvaro area of Madrid. Other large retailers are following suit by opening distribution centres inside major cities, such as Decathlon, MediaMarkt, Ikea, Aki, Carrefour and Worten.

The investment firm Azora has also announced its intention to invest €250 million in logistics hubs in urban centres, which it will lease to delivery specialists such as Seur, DHL and MRW. Seur already has eleven urban logistics centres and plans to open another nine this year. Meanwhile, DHL already has ten such hubs and plans to open two more this year.

In the same vein, the department store giant El Corte Inglés has also launched an ambitious omnichannel logistics strategy, which will convert its 94 shopping centres into storage points for the management of online purchases.

Sareb Re-Opens the Bidding for its Renting Housing Socimi Témpore

Sareb is putting up for sale the rental home Socimi that it constituted just over a year ago. Témpore, the third largest rental home firm in the country, after Blackstone (24,000 homes) and Azora (7,000 homes), owns 2,249 homes worth around €340 million. Candidates have two months to submit their binding offers.

The bad bank constituted Témpore in 2017 to provide an exit for a portfolio of homes proceeding from the bank restructuring process, and a few months later, it debuted the firm on the MAB.

The Socimi’s portfolio generated rental income of €7.3 million last year, up by 1.3% YoY, thanks to the renewal of contracts with the consequent increase in rents.

Témpore is sparking a great deal of interest amongst investors, providing further evidence of the appeal of the Spanish real estate market, especially the rental segment, for overseas investors.
