The Junta de Andalucía Sells 15 Industrial Plots for c. €1M

The Agency for Housing and Rehabilitation in Andalucía (AVRA) has sold 15 industrial plots of land in the province of Jaén for around €1 million. The buyers expect new companies to open facilities on the plots and existing companies to expand.

Together, the plots span a total surface area of 11,967 m2, and the interested parties have paid €904,508 in total. Six of the plots are located on the Llanos del Mazuelo industrial estate, in Alcalá la Real; three are situated in Torredelcampo, two in Arjona, two more in Torredonjimeno, one in Villacarrillo and one in Huelma.

Junta de Andalucía Awards 6,627m2 of Industrial Land in Jaén

Specifically, the Junta de Andalucía has sold nine plots of industrial land located on several industrial estates in Alcalá la Real, Arjona, Martos and Torredonjimeno for a total amount of around €0.5 million, according to a statement issued by the Andalucían Government on Friday.

Most of the sales have been recorded in Alcalá la Real, where four plots spanning a surface area of 2,800 m2 on the Llanos del Mazuelo industrial estate have been awarded, which will whereby continue its development with the upcoming installation of new companies and the expansion of existing firms that already operate there.

In Torredonjimeno, three other plots have been awarded, spanning a total surface area of 2,184 m2, whilst in Arjona, one plot measuring 700 m2 has been sold and in Martos, another plot has been sold for the expansion of the Cañada de la Fuente Industrial Estate, spanning 941 m2.

The Minister for Development and Housing, Felipe López, explained that the land sales by the autonomous community were reactivated at the beginning of this legislature, “a decision that aims to place public assets at the disposal of business initiatives for the generation of economic activity and employment”.

According to López, the proceeds that the government has been receiving since the beginning of 2015 for these sales “are allowing the autonomous Administration to look for and generate new plots for future industrial and business uses with the aim of boosting economic development and responding to the growth needs of the production fabric” in the province of Jaén.

Moreover, he highlighted that Jaén leads the ranking for the sale of industrial land in Andalucía to date during this legislature. In total, including the plots that have just been awarded, 96,655 m2 of land has been awarded in the province since 2015 for almost €8 million.

Meanwhile, he added that the first offer for land owned by AVRA this year has resulted in the award of 28,376 m2 in residential and industrial plots right across Andalucía, for a total amount of €5.6 million.

In addition to the plots of industrial land sold in Jaén, the award of land for social housing in Córdoba is also noteworthy, where a plot measuring 4,656 m2, with capacity for 88 homes, has been divested for €1.7 million.

Moreover, a free residential plot, spanning 15,450 m2 and with capacity for 86 homes in the Malagan municipality of Rincón de la Victoria, was sold for a price of €3.1 million. In addition, another free residential plot for 10 homes was also sold in the Cordoban municipality of Obejo, for €103,500.

The sale that has just been completed was opened on 26 January and remained open for the presentation of offers until 1 March. The offer, the first in 2018 involving the sale of industrial, tertiary and non-residential land, as well as residential plots and other real estate assets, contained almost 900,000 m2 spread over 772 plots across all of Andalucía’s provinces.

The residential plots that were included in this sale have capacity for 3,060 homes, of which 1,437 are social housing in nature and the remainder are for free/private development.

Junta Awards Plot for Construction of 88 Social Housing Properties in Córdoba

The Junta de Andalucía has awarded one of the two plots of residential land in Córdoba destined for protected housing that were included in the most recent offer for the sale of real estate assets by the Agency for Housing and Rehabilitation in Andalucía (AVRA), which will enable the construction of 88 social housing properties in the O-3 Residential Sector of the provincial capital. The plot, measuring 4,656 m2 and with a buildable surface area of 9,462 m2 over the ground floor and six storeys, has been awarded for €1,687,103, according to reports from the Junta itself in a press release.

The sale of this plot comes in addition to the sales that the Agency has been formalising in Córdoba over the last three years, where it has managed to dispose of 11 units of residential land in the O-3 sector, for a price of €11.3 million, with capacity for the construction of 710 protected homes, some of which are going to be promoted by private companies and others by municipal initiatives.

The total number of protected plots sold in Córdoba since 2015, including the plot that has just been awarded, now amounts to 12 plots for the construction of 798 homes, with a combined surface area of 54,817 m2. These plots have been awarded for €13 million in total.

The regional delegate for the Ministry of Housing and Development, Josefina Vioque, said that “sales of regional plots of land were reactivated at the beginning of the legislature after the Ministry decided to recover this activity as a strategic axis in the management of its public assets”.

AVRA Sold 21,000 m2 of Land for Social Housing in Córdoba in 2017

That is according to a statement by the Ministry of Development and Housing, which noted that four operations were closed in total for around €6 million. Most of the land sold by the Ministry in the province of Córdoba was assigned for residential use, for the development of homes for social housing purposes, up to a total of 21,258 m2 with capacity for the construction of almost 400 VPO homes in the capital’s expansion area of Huerta Santa Isabel.

The plots were awarded to the municipal housing company, Vimcorsa, which will undertake the upcoming construction of almost 300 subsidised homes, which will be added to another 78 units that the regional Administration is also planning to build in this enclave.

Moreover, plots with a total surface area of 688 m2 were awarded in the municipality of Obejo, for the construction of six private market homes, for €68,923.

Most of the plots sold were owned by the Agency for Housing and Rehabilitation in Andalucía (AVRA), which took the decision at the start of this legislature to focus again on selling land as one of its strategic lines. It had slowed down that activity in previous years, during the most critical period of the crisis, according to the regional delegate from the Ministry of Housing and Development, Josefina Vioque.

The delegate indicated that “the drive to manage the properties owned by AVRA has become a priority. The objective is to put these assets on the market to serve business initiatives that promote economic development and the generation of employment in the construction sector, one of the hardest hit during the crisis”.

Vioque expressed that “the decision to recover this activity, involving the sale of regional land, was taken in light of the fact that the market was starting to show signs of recovery in terms of real estate activity. The main objective is to generate revenues to allow us to resume other activities, such as the construction of social housing for families with housing needs and scarce or zero possibilities of affording a home in the private market, like the ones we are now promoting in Córdoba”.

The VPO activities that are going to be promoted, in addition to the developments in Córdoba, will be located in Cádiz and Málaga, where the Ministry is already working to draft the technical plans, whilst the process to obtain the necessary financing to undertake these activities is being finalised.

The land sale activity resumed by AVRA since the beginning of this legislature has resulted in the award of almost 300,000 m2 of land, of different types, at the regional level, for a total amount of €50.7 million, over the last three years.

The sum of the industrial land sold during this period, 183,055 m2, once again places that use as the one that generates the best results in terms of awarded surface area. Residential land awarded over the last three years spans almost 110,000 m2. Those plots have the capacity for the construction of 1,476 homes, of which 891 will be subsidised housing and the remaining 585 will be private homes.

Junta de Andalucía Sells 45,000 m2 of Land in Jaén for €3.8M

The four offers that were submitted relating to the sale of the properties owned by the Junta de Andalucía, which the Ministry of Development and Housing convened in 2017 through the Agency for Housing and Rehabilitation in Andalucía (AVRA), have allowed it to award plots with a total surface area of 45,780 m2 for a value of €3.89 million in the province of Jaén.

The Minister for Development and Housing, Felipe López, stressed that most of the public land that has been sold in the province has been assigned for industrial use. “This is allowing us to contribute to boosting the economy and to creating jobs in the towns in which the plots are located, through the companies that are opening facilities on those plots”, he said on Monday in a statement.

He underlined the importance of this initiative, promoted by the Junta, with the aim of placing public assets at the disposal of the business community to boost the development of new projects and business initiatives that foster economic activity and employment.

The industrial plots sold in the province of Jaén during 2017 are mainly located in the towns of Alcalá la Real, whose Los Llanos del Mazuelo industrial estate recorded a significant increase in activity last year, and Martos, on the Cañada de la Fuente industrial estate.

Plots were also disposed of in the ZI-2 production area of Torredonjimeno, on the industrial estate on the Carretera de Los Arquillos, in Villacarrillo; in Los Rubiales (Linares) and on the Los Retiros industrial estate, in Huelma.

Moreover, other premises, parking spaces and storerooms were awarded in several towns in the province of Jaén, including in Andújar, Cazorla and Jaén, which generated revenues amounting to €385,061.

Most of the plots of land sold were owned by the Agency for Housing and Rehabilitation in Andalucía, which, according to López took the decision to make land sales one of its strategic lines at the beginning of this legislature, after that activity had slowed down in previous years, during the toughest period of the crisis.

By contrast, some of the awarded plots belonged to the Junta de Andalucía, which engaged AVRA to manage its assets.

The Board said that the decision to recover this activity was taken in light of the fact that the markets are starting to show signs of recovery in terms of real estate activity and “with the aim of obtaining revenues to allow us to resume other activities pertinent to the Agency, such as the promotion of social housing for families with housing needs and scarce or no possibilities of accessing a home in the private rental market” (…).

The land sale activity resumed by AVRA at the beginning of this legislature has permitted the award of almost 300,000 m2 of land allocated to different uses for a total amount of €50.7 million over the last 3 years (…).

Junta De Andalucía Puts 6 Plots Of Land Up For Sale In Rincón de la Victoria

The plots of land are located in the Malagan municipality of Rincón de la Victoria and the Junta has put them on the market for a total price of €15.8 million. This represents the fourth and final sale of the year in the province.

The representative for Development and Housing in Málaga, Francisco Fernández España, reiterated that this initiative from the regional Government seeks “to boost the promotion of housing in the province, especially social housing properties, and place public land assets at the disposal of the local production fabric”.

According to España, the objective is to “boost” economic activity and “generate employment” in Málaga, whereby allowing “business and industrial development by making these plots of land available”.

Moreover, the representative highlighted that the revenues generated from the sale of these assets will be used to allocate resources to the “housing policies, especially orientated at helping the most vulnerable families and those who can least afford to buy a home”.

At the same time, he continued, the revenues will be used to “facilitate companies’ ability to undertake their production activity and grow and expand with new plots”. In this way, he said that this land sale will also contribute to the reactivation of the construction sector and to the generation of employment in a sector that was hit very hard by the crisis”.

According to a statement issued by the Junta, the last land offer of the year seeks to “transfer land that has already been classified as developable by the Agency for Housing and Rehabilitation in Andalucía (AVRA) and therefore, that is ready to be built on”. (…).

Of the six plots, the largest one has capacity for 88 homes and the smallest one, for 50 homes. In addition to these plots, the offer includes two retail premises in the centre of Málaga and five parking spaces in the Malagan municipalities of Villanueva del Rosario and Ronda.

This new offer comes after AVRA has sold plots with capacity for the construction of 1,473 homes, mostly social housing properties, during the current legislature. Those plots have a combined surface area of 287,282 m2, split between residential and industrial use across the whole of Andalucía, according to the Junta.

The recovery of land management by AVRA has allowed it to sell plots with a combined sales price of €50.2 million in total since 2015, according to the Andalucían Government.

Of those plots, the land dedicated to residential use amounts to 107,928 m2, with capacity for the construction of 1,473 homes, of which 891 will be social housing units and the remaining 582 will be private homes.

Meanwhile, industrial land amounted to 179,353 m2 and the vast majority of that is located in the province of Jaén, in particular in the municipalities of Alcalá la Real, Martos and Linares.

Junta De Andalucía Puts 777 More Industrial & Residential Plots Up For Sale

The Ministry of Development and Housing, through its Agency for Housing and Rehabilitation in Andalucía (AVRA), has launched a new supply of residential and industrial land for sale, spanning 900,500 m2 and distributed over 777 plots across all of the provinces in the autonomous region.

According to a statement from the department led by Felipe López, this latest supply comes after the current legislature has already sold plots with capacity for 1,473 homes, mostly social housing properties, and a total of 287,282 m2 of land for residential and industrial use.

In its last land offer of the year, the Ministry of Development and Housing highlights that it is seeking to sell land that already received planning permission from AVRA – and therefore, which is ready to build on – during the years before the crisis, like on the previous occasions since it resumed this activity at the beginning of the current legislature. With this, the Junta wants to boost the construction of homes, especially social housing properties, and to encourage investment in the business fabric using the industrial land on offer (…).

According to the Ministry, the recovery of the management of AVRA’s land has allowed it to sell plots since 2015 whose combined sales price amounts to €50.2 million. The Agency has used the funds raised to boost new initiatives aimed at facilitating access to housing for those families with the fewest resources (…).

The bidding opens on 27 November

The new supply of land that the Junta is putting up for sale comprises land spanning 900,500 m2, distributed across 777 plots, with a combined total price of €117.6 million. 430 of the plots are for industrial and tertiary use, spanning 529,123 m2, whose combined price amounts to €40.6 million.

The residential land supply comprises 114 plots, spanning 97,134 m2, for 1,482 social housing properties, with a total price of €23.5 million; and another 220 plots, measuring 270,127 m2 for 1,559 private homes, with a price of €53.4 million. The Director General of Real Estate also owns another 134 plots for private residential use, with the capacity for 53 homes, whose management has been entrusted to the AVRA. These plots have an asking price of €3.8 million. The residential development plots are distributed across all eight of Andalucía’s provinces.

In addition, the sale includes 269 garages (€3.2 million), 112 premises (€15.2 million) and 10 storerooms (total price of €45,532) (…). Specifically, the date scheduled for the opening of bids is 27 November.

Andalucía Offers 800,000 Sq. Meters of Industrial and Residential Land for 2,625 Homes

A total of 795,843 square meters, distributed in 749 plots of industrial, tertiary and endowment land, and a residential area with a capacity for 2,625 dwellings, in the large part subsidised housing, is the focus of a new auction launched by the Ministry of Development and Housing of the Andalusian Regional Government.

The offer, the third of the fiscal year, includes plots of land throughout the provinces of Andalusia and will remain open until October 9. The income generated by this activity is contributing, among other things, to address new investments in housing development that were affected by the impact of the economic crisis.

The call has two modalities: one destined for the sale of free residential (unsubidized housing), industrial, tertiary and endowment lands, as well as garages, commercial premises and storage rooms; and another one in which land allocated for the development of subsidised housing will be offered. The latter includes 103 plots, with a total of 101,328 square meters for 1,552 homes and a price of €24.3 million.

The plots of land are distributed over Andalusia’s eight provinces, although Cadiz and Granada are two that concentrate the largest areas, 25,181 square meters the first and 24,104 square meteres in the province of Granada. Córdoba will have 19,572 square meters and Seville 11,844 square meters.

Those taking part in the auction will not be able to bid above the fixed prices, but will compete by offering improvements to facilitate the access of the most disadvantaged groups to the homes that are eventually built on those lands.

In the public offer for the sale of industrial and residential plots of lands for unsubsidised housing there will be competition in the prices proposed by the bidders, so that the parcels will be awarded to the highest bids. The base prices of these lands total 41.2 million euros. In this modality, the auction will include 432 plots of industrial land, totalling 538,181 square meters. Jaén is still the province with the largest offer, 278 plots with 309,745 square meters, followed by Almería, with 122 plots and 131,661.

In the auction for unsubsidised housing, 214 plots with a base price of 35.7 million and a total of 156,334 square meters, with a capacity for 1,073 homes, are on offer. In this case, it is the province of Cadiz which is offering more land, with 106,061 square meters, although almost all that land, 100,071 square meters, is in Costa Ballena, Chipiona. Almería is offering 71 plots with a total of 16,407, while Jaén is contributing with 35 plots with 15,082. The auction also includes 234 garages, 113 commercial premises and eight storage rooms, with a total price of 19 million.

In addition, a public auction for the sale of free residential land owned by the autonomous community has been announced, which incorporates assets which are managed by the General Directorate of Patrimony of the Board to AVRA. 15 plots with a total area of ​​4,773 m2, capacity for 16 homes and a total price of 757,476 euros will be included in this offering.

This is the third land sale auction issued by the Ministry of Development and Housing, through the Housing and Rehabilitation Agency of Andalusia (AVRA), this year. In the previous ones, held in March and May, industrial, tertiary and residential capacity were sold with a total area of ​​56,323 square meters and an award amount of 8.6 million euros. The residential land has a capacity for 133 dwellings. At the end of the year another offer will be launched with which the sale program for the current year will be closed.

Since the Ministry of Housing Development adopted the decision to consider land management as one of the strategic lines of AVRA activity, 255,119 square meters of land have been sold, with capacity for 944 residential homes. These lots were raised 39.5 million euros.
