Spain’s Build-to-Rent Sector Found its Stride in 2019

4 January 2020 The build-to-rent sector is taking off in Spain. A series of large players are piling into the market, and the sector is no longer considered a niche investment. One of the first deals of 2019 came when Metrovacesa announced the sale of 121 new-build homes to the rental operator Ares for 29 million euros. The homes belong to two residential developments in Arganda del Rey and the Spanish capital of Madrid, with deliveries planned for the end of 2020 and 2021, respectively.

The developer Aedas Homes also reached an agreement with Ares to build 500 rental homes. Aedas will lead construction and sales in return for a payment of 70 million euros from Ares.

In October, Aurea Homes and the socimi Vivenio agreed to a 150-home development in Móstoles as well. The project is Vivenio’s second foray into the build-to-rent sector after it negotiated a 370-home development with Azora in Cañaveral, Madrid.

Just this November, ASG also jumped into the fray when it acquired a 300-flat project San Sebastián de los Reyes, Madrid in a €40-million investment.

La inmobiliaria Aedas Homes también llegó a un acuerdo con Ares para construir 500 viviendas de alquiler. Aedas liderará la construcción y las ventas a cambio de un pago de 70 millones de euros de Ares.

En octubre, Áurea Homes y la socimi Vivenio también acordaron un desarrollo de 150 viviendas en Móstoles. El proyecto es la segunda incursión de Vivenio en el sector build to rent después de negociar un proyecto de 370 viviendas con Azora en Cañaveral, Madrid.

ASG también se lanzó a la refriega cuando adquirió un proyecto de 300 pisos en San Sebastián de los Reyes, Madrid, con una inversión de 40 millones de euros.

Áurea Homes to Invest €500 Million to Build a Total of 2,700 Homes in Spain

8 November 2019 – Áurea Homes stated that it is committing to investments of 500 million euros to develop 30 new projects with a total of 2,700 homes. In each case, the firm will provide 15% of the project’s total need for investment, while looking for investors to contribute the remaining 85% in each case.

Half of Áurea Homes’ developments are in the Community of Madrid, while the rest are in Navarra (approximately 400 homes under construction), Castilla y León, (270 homes), the Basque Country and the province of Seville (200 homes each) and Catalonia (120 homes).

Vivenio Partners With Áurea Homes to Build Rental Housing

24 October 2019 – Áurea Homes, the developer owned by the construction company ACR, has reached an agreement with Vivenio to build a turnkey project with 150 homes in Móstoles. Áurea had initially owned the land, but it sold it to Vivenio after having completed the first phase.

This operation will be Áurea second in the rental housing segment. The developer is also about to finalise an agreement to build another 400 rental rent homes in four new developments, including two in Madrid, one in Pamplona and one in Sabadell.

With this operation, Vivenio’s property portfolio will total nearly 5,000 homes.

Áurea Homes & FS Capital Buy a Plot of Land in Sevilla for the Construction of 40 Homes

Áurea Homes, a company specialising in property development services, has acquired a new plot in Mairena del Aljarafe (Sevilla) for the construction of 40 homes. The land has a buildable surface area of 5,080 m2 and represents a total investment of €7.5 million for the development of the Áurea Bulevar development, which Áurea Homes is undertaking together with the fund FS Capital.

The development will be distributed over two 6-storey blocks, containing homes with two-, three- and four-bedroom homes. The staggered layout of the blocks towards the south means that all of the homes in the development will have attractive terraces. The complex will also include parking spaces and storerooms, as well as extensive common areas, including a large swimming pool. Áurea Bulevar will be completed with a large commercial premise measuring 800 m2.

This residential complex has a privileged orientation overlooking the new boulevard area in Mairena del Aljarafe, a town that forms part of the metropolitan area of Sevilla and which is experiencing a great urban planning boost with the arrival of new tenants.

The municipality is widely consolidated, with numerous parks and gardens, spanning a total green area of around 500,000 m2 and with several protected spaces. Moreover, the new neighbourhoods are distinguished by their wide avenues, numerous recreation areas and excellent sporting and cultural facilities.

Mairena del Aljarafe is well connected with the city of Sevilla through the metro and several bus routes, which make it one of the most attractive areas for housing in Sevilla.

Second operation in Andalucía

This is Áurea Homes’ second operation in Andalucía, which is focusing on the Sevilla area for the time being. The company’s total investment in Mairena del Aljarafe amounts to €38.1 million for the construction of 197 homes in several developments, 109 of them will be multi-family and 88 will be single-family.
