BNP: Logistics Investment Reached Record Levels in Barcelona in 2019

According to data compiled by BNP Real Estate, investment in the logistics sector in Barcelona in 2019 amounted to €1.853 billion, up by 42% YoY. The figure represented a new record, thanks to high occupancy rates, the growth of e-commerce and the strength of the economy. 

In total, 594,509 m2 of space was leased during 2019, down by 13.04% YoY. 40% of the 59 operations involved spaces measuring between 5,000 m2 and 10,000 m2, such as the turnkey project for an American pharmaceutical company (25,910  m2) and AMM’s project (15,500 m2), both in Bajo Llobregat.

Logistics development continued apace thanks to the strong demand and scarce availability of suitable spaces. The projects currently under construction will increase the logistics stock in Barcelona by 251,968 m² over the next 12 months.

Finally, the average rent in the three logistics rings has risen to €5/m2/month and the prime rent now stands at €7/m2/month.
