New Constraints Cause Fall in New Registrations of Local Accommodations

5 December 2019 – The growth of new local tourist accommodations is tapering off after reaching a peak just over a year ago. There were 781 new properties registered this October, compared to 3,842 in the same month of 2018. That figure represents the lowest amount of new registrations in 33 months, according to a study by Imovendo.

The study suggests three major motives for the moderation in growth. First, the rapid expansion in the supply of homes for rent has exceeded the growth in demand. The subsequent increase in prices for flats and houses in many areas of Portugal has lessened the attraction of such investments.  And lastly, some municipalities, most particularly in Lisbon, have imposed limits on the number of new tourist accommodations.

According to the same study, 95.4% of the owners of local accommodation units are Portuguese. The British, who are the next largest owners, own just 1.6% of the properties.
