Avenidas Novas With Most Significant Share of Homes on Offer in Lisbon

There are 1,554 homes on sale (11.54% of the offer) in this area of Portugal’s capital.

Lisbon is becoming more fashionable, and both tourists and locals are looking to buy or rent a home in the city. There are currently 13,464 properties for sale in the capital, listed on bpiexpressoimobiliario.pt. Of these, 12,860 are flats, and 604 are houses. There are far fewer available homes to rent: 1,264 apartments and 49 houses, totalling 1,313 properties. The distribution of the properties over the city’s 24 parishes is uneven. However, the region of Avenidas Novas has the most substantial number of properties listed, with 1,554 on sale (11.54% of the total) and 180 for rent (13.70%).

There is a bit of everything on sale around Avenidas Novas, from the cheapest to the most expensive, from small studios to large homes. As an example, a three-bedroom penthouse flat can be purchased for €1,350,000. The apartment has 124 m2 of floor space, a 98 m2 terrace and a private pool.

Another three-bedroom flat is available in the area for €630,000, though it has just 155 m2 of floor space. There is a terrace, but the property also requires remodelling.

Options for People Looking to Rent

For people looking to rent have a smaller range of options in the Novas Avenidas region. In spite of this, we found a tw0-bedroom apartment, with 85 m2 of floor space, for €1,425/month. The flat was recently refurbished, with a fitted kitchen, in a building that has an elevator. There is also a three-bedroom flat for rent, but this time for €2,500/month, with 160 m2 of floor area.

The parish with the second highest number of properties for sale is Misericórdia, with 1,411 properties. Here it is possible to buy a 179-square-meter three-bedroom apartment for €620,000. There is also a two-bedroom flat in a closed condominium listed for €1,240,000.

The parish of Arroios has the third largest number of properties for sale: 1,120.

A House in Arroios

There is a house for sale in the parish f Arroios for €1.600.000. The four-bedroom apartment has 240 m2 of floor space. It is a duplex, located in a renovated manor house that retains its original design. In the same part of the city, but for considerably less, a 102-square-meter, three-bedroom flat is on sale for €415,000.

The parish of Parque das Nações ranks second, behind Avenidas Novas, for the number of rentals that can be found on the website. In this new area of the city, a three-bedroom, 143-square-meter flat can be rented for €1,950/month. If you prefer a house, there is one available for €4,500/month. The unfurnished, four-bedroom property has 350 m2 of floor space and is located within a gated community with parks.

The parish of Santo António ranked third in Lisbon, has 109 homes for rent. For €2,300/month, a five-bedroom apartment, with 158 m2 of floor area, can be rented. For a little less, €1,800/month, a 109-square-meter, one-bedroom flat is also available.
