30,747 Homes on Sale in the Algarve

The municipalities of Loulé, Albufeira and Lagos account for 48% of the total.

Summer has already begun, and many Portuguese are packing their bags and heading to the Algarve for well-deserved vacations, where more than half of its 16 counties have beaches. Considering that this is a beach area par excellence, many of those vacationers also hope to buy a house in the area to use during their holidays. There are a total 30,747 homes on sale in the region on bpiexpressoimobiliario.pt, of which 16,089 are homes, and 14,658 are flats. Loulé, Lagos and Albufeira, with a total of 14,938 properties, account for 48.58% of the supply.

Loulé heads the ranking of the Algarvian counties with the highest number of homes on sale, with a total of 7,011, of which 4,324 are houses, and 2,687 are apartments. There, a two-bedroom house, located on a 2,600-m2 plot of land, with gardens and a swimming pool can be purchased for €590,000. Located in the parish of São Sebastião, two kilometres outside of Loulé, it has views over the mountains and the sea and 150 m2 of floor space. As for apartments, there is one on sale in the parish of Quarteira for €250,000. It is a 96-m2 two-bedroom flat near the sea, located in a condominium with swimming pool.

House near the beach

The seaside municipality of Albufeira came in second in the ranking. Here, 4,674 properties are on sale, of which 2,552 are apartments, and 2,122 are houses. If you want to have a home near the sea, you can buy a two-bedroom apartment for €225,000 in this part of the Algarve, in the parishes of Albufeira and Olhos de Água. It has 77 m2 of floor space. Houses can also be found near to the beaches. For example, a seven-bedroom, 436-m2 home with 3,480 m2 of land one is on sale in the parish of Guia for €3.5 million.

The municipality of Lagos comes next with 3,253 properties, of which 1,945 are apartments, and 1,308 are houses. In this part of the country, one can buy a 123-m2, three-bedroom flat for €369,000. It has parking, and a terrace and the flat overlooks the pool.

A 105-m2, two-bedroom flat in the parish of Luz is being marketed on bpiexpressoimobiliario.pt for €236,000. It has a garage, a terrace and access to the condominium’s swimming pool.

Lowest supply

Of the Algarve’s other counties, Castro Marim has a total of 762 homes for sale, Faro 2,116, Lagoa 1,130, Olhão 1,852, Portimão 3,188, São Brás de Alportel 917, Silves 1,405, Tavira 2,062, Vila do Bispo 443 and Vila Real de Santo António 1,614. Monchique (69), Alcoutim (73) and Aljezur (178) are the three Algarvian counties with least homes on sale. Most of the homes for sale are houses.

As an example, an 80-m2, three-bedroom house is on sale in the municipality and parish of Monchique €250,000. The house comes with 84-m2 of rustic land and fruit trees. In Alcoutim, in the parish of Alcoutim and Pereiro,  a 70-m2, two-bedroom house can be acquired for €137,500. In the county and parish of Aljezur, a 234-m2, four-bedroom house is on sale for €500,000.
