Student Rents Rise 11% in Lisbon and 8% in Porto

The difference between prices in the capital and Porto is up to 25%.

Students prefer to live in the Arroios area in Lisbon, where the average monthly rent is 338 euros, and in Porto, they prefer Paranhos, with an average of 258 euros. The online platform for university student housing, Uniplaces, released the data this Thursday.

In the capital, on average, rents charged between the months of April and June stood at 364 euros per month. According to Uniplaces, this figure is 11% higher than the same period of 2016.

Arroios was the zone in Lisbon with the highest demand (12%) from Portuguese and foreign university students. Proximity to universities put the areas of São Sebastião and Alameda in second and third place in the students’ preferences, with rents reaching average values of 397 and 369 euros monthly, respectively. Intendente is the area that registered the highest average rents in the capital, at 399 euros.

Meanwhile, in Porto, the average monthly rent of 272 euros was an 8% increase over the second quarter of 2016. However, the rents in Porto were 25% lower than those practised in Lisbon. “One of the main trends observed is that in the city of Porto demand is more concentrated compared to Lisbon,” Uniplaces noted.

Paranhos was the most sought after area in Porto, followed by Bonfim, with average monthly rents of 273 euros, followed by Cedofeita, where prices were around 293 euros. Matosinhos, with monthly rents around 350 euros, was the most expensive area in Porto.
