Ombria Resort Moves Forward With Construction of Villas Alcedo in €30-Million Investment

11 May 2021 – Ana Custódio

Pontos, the Finnish group which owns and is developing the Ombria Resort, will start the construction of the first of a set of 12 luxury detached villas.

The twelve Villas Alcedo are located on land adjacent to the Viceroy at Ombria Resort hotel (which has been under construction since December 2019). Ombria Resort is a new luxury development, with 153 hectares of land surrounded by a serene and natural landscape of green hills, streams and lush forests, 7km north of Loulé and 20km from the beaches and Faro airport.

The villas, the focus of investments totalling approximately 30 million euros, will be built on individual plots of between 1,700 m2 and 3,300 m2. The houses themselves will range in size from 387 m2 to 569 m2, with between 3 and 7 bedrooms, heated swimming pools, lift, roof terrace, garage for three cars, guest bedroom or office with independent access and large gardens overlooking the Ombria Resort golf course.

Built individually to each client’s taste and delivered turnkey, the Villas Alcedo are sold in plan with an approved project, which allows each buyer the flexibility to build a villa whose interior design and finishings can be personalised and adapted to their preferences.

Prices start at 2,550,000 euros (furniture not included), with the Portuguese architectural office, PROMONTORIO, in charge of design. They guarantee that each house will have its individuality while being integrated into a common concept: contemporary Portuguese homes with traditional inspiration that blends in with the landscape.

This Tuesday, the Finnish group announced the 30 million investment in the construction of Villas Alcedo, which is part of the €100 million that it is investing over the next two years in the first phase of Ombria Resort. The first phase includes the 5-star hotel Viceroy at Ombria Resort (with six restaurants, pools, a spa, gym, kids club), 65 Viceroy Residences, a conference centre and an 18-hole golf course (already built and that will open to the public at the same time as the hotel, in 2022).

According to Julio Delgado, CEO of Ombria Resort “This pandemic has offered us the opportunity to rethink the way we work and live. The Villas Alcedo are villas built on spacious individual plots, situated above a stream and with panoramic views of the golf course and surrounding natural landscape. The design maximises the views, privacy and sun exposure in each Villa. These are the perfect homes for those seeking security and the ideal balance between work and personal life.”

The Pontos Group will invest a total of 260 million euros over three phases by 2030. Ombria Resort will consist of around 380 properties, some of which will be tourist units (flats, semi-detached or townhouses and detached villas) and others are residential (detached villas).

The total construction density of the Ombria Resort is extremely low, around 3.5%, making it one of the projects with the lowest construction densities in Europe.

The Pontos Group is a Finnish family-owned company that invests in carefully selected real estate, growth companies and private equity projects in different sectors in Finland, the Baltic countries and Portugal. Its main objective is to ensure sustainable growth in all its partnerships and investments.
