In 2017, a total of 3,333 homes were licensed in the municipality of Lisbon, an increase of 60% over the 2,084 dwellings in 2016.

According to data compiled by Confidencial Imobiliário (CI), under the Real Estate Pipeline system, these properties are included in a total of 412 projects, a growth of 27% compared to 2016.

The study also revealed that the ten largest residential projects that were submitted for licensing in 2017 in Lisbon include a total of 758 homes, located in eight different parishes. The projects are dispersed between the most central areas of Lisbon and its most peripheral ones.

The parishes of Arroios, Belém, Marvila, Misericórdia, Olivais, Santa Clara and São Vicente each contain only one of these new residential buildings, including the largest one in the county’s pipeline, with 13,000 m2 (in Olivais). The parish of Santo António, which has three of the ten large projects, is the only one with more than one project, including the second largest in the county, with more than 10,000 m2.

The ten largest residential projects are mostly new builds (70% of the number of buildings), and it should be noted that one- and two-bedroom homes predominate, with each size accounting for one-third of the new dwellings.
