Houses for sale in Lisbon at 12 thousand euros per square meter?

In some areas of Lisbon, buying a house will cost somewhere between 10 and 12 thousand euros per square meter, but the average value in the historic areas of the capital is now 6,367 euros/m2, an 8.7% increase over 2016.

The Baixa-Chiado-Avenida da Liberdade (historic areas) zone continues to be the most expensive in Lisbon, with apartments that are part of urban rehabilitation projects, but the Estrela-Campo de Ourique area regsitered the most significant appreciation of average prices between 2016 and 2017.

According to Prime Yield’s study, “Rehabilitation for Residential Use in Lisbon|2017,”  presented in London by Nelson Rêgo, CEO of Prime Yield, during the “Real Estate Disrupted” conference organized by DLA Piper, the Estrela-Campo de Ourique zone registered an appreciation of 12.3%, with an average bid price of 4,958 euros/m2 in 2017. In the Avenidas Novas neighborhood, the average price of refurbished apartments on offer increased by 6.6% between 2016 and 2017, reaching 5,514 euros/m2; while in the Arroios-São Vicente-Penha de França area, the increase was 4.7% (4,721 euros/m2).

Nelson Rêgo, added that “despite the fact that we see average increases of between 5 and 12%, there are offerings in various areas that have seen much higher price increases, anywhere between 15 and 25%. Studio-apartments in the historical zones have seen an annual increase of 20%; one bedroom apartments in the Estrela-Campo de Ourique zone (+25%) and one bedroom apartments in the Avenidas Novas area (+15%) and also gone up significantly.”
