Gaia’s Historic Centre to Receive Two New Housing Rehabilitation Projects

Predibisa is undertaking the rehabilitation and expansion of two properties on the Rua Cândido dos Reis, in Vila Nova de Gaia’s historic centre. The two projects include the Candido dos Reis I building, which has already been completed, and the Cândido dos Reis II building, which is still undergoing rehabilitation. The projects are to be placed on the housing market and total 11 one- to three-bedroom (duplex) flats, designed by Morais Soares Arquitetos.

Building I consists of four floors and four flats, with areas varying between 69 square meters (m2) and 106 m2, with prices ranging from 185,000 to 298,000 euros. Building II will have seven flats distributed over six floors, with areas between 73 m2 and 115 m2. These flats will have prices between 200,000 and 335,000 euros. The apartments are being marketed by Predibisa, a real estate consultancy in the north of Portugal.

The rehabilitation and expansion of the buildings are being based on the preservation of its characteristics, “maintaining as much as possible of the properties’ original layout,” Predibisa said in a statement. Regarding the “finishes in the apartments and meeting the required standards of comfort, we highlight the restoration of all enamelled carpentries, doorways, baseboards and frames, and the recovery of plastered ceilings, staircases and the mosaic entrance,” the consultancy added.

According to Joana Lima, head of Predibisa for Rehabilitation, “the projects Cândido dos Reis II and II are a reflection of the dynamism of the urban rehabilitation market, not only in Porto but its entire metropolitan area… particularly with regards to buildings which are being converted into apartments, most of which are sold in the initial stages of rehabilitation.”

“Given the good quality/price ratio, in a high central area, with a wealth of history and a very attractive location for obtaining profitable returns, due to the tourist demand in the area, we do not doubt that these two properties will be a success in sales,” the company added.
