Clérigos 82: 16 Exclusive Flats in the Heart of Porto

The care taken in the rehabilitation of each of the 16 flats at Clérigos 82 – on Rua dos Clérigos, close to the Tower and Clérigos Church -, transforming each apartment into a unique home, make it the product specially geared to the international market. The development will be completed in 12 to 16 months.

The 16 studio and one-bedroom flats, with areas from 52 to 70 square meters (m2), and prices starting at 383,554 euros, resulting from the rehabilitation of two buildings, with a common, baroque façade, built at the end of the 18th century and the beginning of the 19th. The building is one of the oldest on the street.

The building, which has four upper-floors and ground level stores, represents an investment of 5.5 million euros.

Major marketing push

Clérigos 82 stands out for its significant investment in sales and marketing. The real estate consultancies Luximo’s Christie’s, JLL and Predibisa have co-exclusivity.

The Clérigos 82 development is based on three distinct concepts: “Riverside, located in front of the building, Gardens, located at the rear of the development and Rooftop, penthouses with balconies and excellent view of the city.”

High-quality project and finishes

A presentation of the recently completed Clérigos 82 project revealed details of the rehabilitation project, highlighting the project’s unique aspects and the developer’s total commitment to a high-quality rehabilitation.

The stated purpose of the rehabilitation was to restore the building’s original architectural features, characteristic of the houses in Porto at the time and, at the same time, to provide a high level of comfort and quality, suitable to a contemporary luxury home.

The architectural studio Menos é Mais designed the project. In the opinion of Francisco Vieira de Campos, the architect responsible for the project, the building’s character was maintained, and the studio’s intervention is difficult to discern. “Our strategy is one of invisibility,” Campos said.

Premium materials and singular designs

With sucupira wood flooring in the entrances, living areas, bedrooms and kitchens, the apartments feature stuccoed and painted walls on masonry and ceilings in plaster with crown moulding and decorative friezes.
