Civilria Invests €25MM in New Passive House Development in Ílhavo

The new Doca development will be built in Ílhavo, on the Praia da Barra, the result of a €25 million investment by Civilria.

Doca (Dock) is a Passive House residential complex that will be developed in phases, for a total of 9 buildings and 164 homes. Artur Varum, the CEO of Civilria, explained that it is “a set of buildings that is clearly integrated with its surroundings, through both its architecture and the coatings used, inspired by old-time summer haystacks.”

The homes will have between one and three-bedrooms (duplex), with areas between 85 and 250 m2, and prices ranging from 145,000 to 380,000 euros.

At the moment, the first building, consisting of 30 flats, has been completely sold out. The second building has only three homes left.

This is the first multi-family Passive House, a type of building that grants about 75% in energy savings. Artur Varum adds that “Passive House certification has gone through a meticulous process regarding construction details, extreme care with insulation, accompanied by successive trials and tests, in a process of continuous commitment and successive approximations until the final verification to achieve the much-desired certification.”

The 25-million-euro investment also includes the full redevelopment of Avenida Fernão de Magalhães, which connects the development to Barra beach.
