39,080 Homes for Sale in the Porto Metropolitan Area

Three of the municipalities account for more than 50% of the available properties.

The Metropolitan Area of Porto (AMP) is made up of 17 different municipalities, occupying an area of 2,040 km2, home to roughly 1.7 million inhabitants. An analysis of the real estate on sale in the region by bpiexpressoimobiliario.pt verified that 39,080 dwellings are listed, with 23,162 apartments and 15,918 houses. The geographic dispersion of the properties throughout the area is very irregular, as half of the homes on sale are located in just three municipalities.

Arouca, Espinho, Gondomar, Maia, Matosinhos, Oliveira de Azeméis, Paredes, Porto, Póvoa de Varzim, Santa Maria da Feira, Santo Tirso, São João da Madeira, Trofa, Vale de Cambra, Valongo, Vila do Conde, and Vila Nova de Gaia are the municipalities that make up the AMP. Of these, Porto leads the list with 8,761 properties on sale, followed by Vila Nova de Gaia with 8,522 and Gondomar with 3,196. They total 20,479 homes, accounting for 52.4% of the residential properties on sale on bpiexpressoimobiliario.pt.

Of the homes in Porto, 6,277 are flats, and 2,484 are houses. A 346-square-meter five-bedroom flat in the parish of Lordelo de Ouro and Massarelos, in Porto, is listed for €1.5 million. The apartment is a duplex, located in Foz, overlooking the Douro River, and includes a terrace and garage.

A house for €360,000

In Porto again, but this time listed for €360,000 euros, a villa is on sale in the parish union of Cedofeita, Santo Ildefonso, Sé, Miragaia, São Nicolau and Vitória. The property has three bedrooms, 162m2 of gross area and 79m2 of land.

Second in the ranking, Vila Nova de Gaia has 8,522 properties available, of which 5,086 are flats, and the remaining 3,436 are houses. In the parish of Pedroso and Seixezelo, a 250m2 house with 200m2 of land is listed for €370,000. It also has an indoor garden and a terrace.

In the same county, but this time in the parish of Santa Marinha and São Pedro da Afurada, a 127m2 flat is on sale for €256,000.

The municipality of Gondomar is in the third position in the ranking with 3,196 properties, including 1,885 flats and 1,311 houses. There is a €500,000 villa on offer in the parish of Rio Tinto. The house has 665m2 of living space and six bedrooms.

If you prefer a flat, a three-bedroom one is listed for €152,000, located in the parish of São Cosme, Valbom and Jovim.

Much fewer properties on offer

While Porto, Vila Nova de Gaia and Gondomar lead the ranking, Vale de Cambra occupies the other end with 59 properties on sale. Arouca has 72 and São João da Madeira, 354. They total 485 houses or 1.24% of the total listed on bpiexpressoimobiliario.pt. But here are some opportunities. In Vale de Cambra, in the parish of Macieira de Cambra, a one-bedroom apartment can be purchased for €32,500. In Arouca, a two-bedroom house, in the parish of Rossas, is listed for €133,000.
