Conde Barão Transformed into an Office Building

The rehabilitation project for an iconic building in Lisbon, the Garagem Conde Barão, has been completed, and a modern office building has now taken its place.

MAP Engenharia, a company specialised in the construction and rehabilitation of real estate projects, just completed construction on the 10,000-m2 property located on Avenida 24 de Julho. The project aimed at upgrading a garage to a modern and sophisticated office building, equipped with the latest technologies, while maintaining its original design and its characteristic industrial look.

The architect Ana Costa, founder of ANA COSTA – Architecture and Design, the architectural workshop responsible for coordinating the project, stated that “the project’s guiding principles were the preservation and recovery of the main elements that characterised the architecture and construction of the era. This included plays on clarity and darkness achieved through contours and stereotomic markings on the plaster, exposed iron frames, a recessed and glassed-in ground floor, etc. A new floor was added with separate areas to make the most of the building’s location, including a covered interior space, a glassed-in interior space, a reflecting pool and a large uncovered terrace with 360˚ views. The recessed main entrance on Av. 24 de Julho gives an impression of clarity and lightness to the building as a whole.”

Diogo Abecasis, founder and CEO of MAP Engenharia, said that was “it was with great pride that we carried out the full restoration and conversion of the iconic Garagem Conde Barão building. The job involved high levels of intervention at every level. We’ve managed to build one of the best office buildings in the city, combining modern architecture and its previous industrial style, with the functionalism, comfort and efficiency of the new space.”

MAP also revealed that the building has lots of natural light, derived from 1,300 steel-framed new windows. The property also has parking for 40 cars through a park lifts system, six elevators, a large reception lobby, a rooftop with a reflecting pool and a panoramic view of the Tagus River.
