81 Avenida da República Will Undergo Renovations

8 November 2017

The building located at 81 Avenida da República, a property of Inogi Capital – Closed Special Fund for Real Estate Investment, managed by Interfundos – Real Estate Investment Funds Management, S.A., is being completely rehabilitated.

The project is being designed by Openbook Architecture, and the consultancies Worx and Cushman & Wakefield are in charge of sales.

The building is in the heart of the CBD, on the Avenida da República, next to Campo Pequeno, with access to a wide range of services and an excellent transport network. It is composed of nine above-ground floors, each with an area of 311 sqm. The building has a store on its ground floor that has a total area of 500 sqm.

81 Avenida da República will be completely renovated, including changes to the façade and the interior of the building.

In short, the building is an excellent location and will gain visibility due to the new and upgraded features, becoming a very competitive asset in the office rental market, bringing together the ideal conditions for tenants who are looking for a corporate and modern image. The sales process has as its objective that a single tenant will occupy the premises.

Pedro Salema Garçon, Head of Agency at Worx, states that “this is a building that, after its rehabilitation, will have an excellent interior design and a corporate look, in line with what the current demand in the rental market. The tenant will also be able to remodel the space to their needs, in the sense that the offices have open floor plans and according to the standards of the office rental market, they will have the chance to make adaptations according to their needs while the renovation is underway.”

Carlos Oliveira, partner and director of the Cushman & Wakefield office department, concludes that “with the current shortage of sizeable, quality offices in the city centre, we believe that this property may be the best solution for a company that requires a full-sized building for its office needs, in an area with excellent visibility, easy access by public transport and a lot of services.”
