Coima Sgr, Covivio and Prada won the tender for Porta Romana in Milan

Coima Sgr, Covivio and Prada are the winners of the tender launched FS Sistemi Urbani Srl and Rete Ferroviaria Italiana SpA for the acquisition of the former Porta Romana rail yard in Milan for 180 million €. Covering a surface of about 190,000 Sq m, Porta Romana will host the Olympic village for the 2026 winter games. In addition, a park of 100,000 Sq m will be implemented in the area, as well as residences, offices, student halls, and services. The rail and the metro lines will connect it to the city. The development will follow a masterplan to be selected with an international tender. Once gotten all the necessary authorizations, construction will start in 2025-2026.

Coima, Covivio and Prada close to the acquisition of Porta Romana rail yard in Milan

The team formed by Coima, Covivio and Prada seems to be likely to adjudicate the former Porta Romana rail yard, Milan, as many other candidates had withdrawn due to the conditions of the tender, which had been deemed too strict. Coima, Covivio and Prada allegedly offered 180 million € for the area.

The area has excellent potential since it’s meant to accommodate the Olympic village for the 2026 winter games, to be converted later in student halls, apartments and offices. The development will require an investment of 30 million € for land reclamation and 75 million € for urban planning.

Milan: Hines partners with Varde to compete for Scalo Romana

The requalification project of Scalo Romana in Milan is currently in the phase of gathering the manifestations of interest from the various contestants. According to the rumours, Hines is supposed to participate in partnership with Varde and Borio Mangiarotti, while Coima will team up with Covivio and Prada.

The requalification of the area implies the creation of seven buildings to accommodate the athletes of the 2026 Olympics, after which they will be converted into student residences. Of the 164,000 Sq m GFA, 30% will be for non-residential use and 70% for residential use. Finally, 50% of the total surface will be turned into a public park.

Milan: Porta Romana will accommodate the athletes of the 2026 Olympics

The main real estate developments in Milan in 2019

The real estate activities in Milan in the year just concluded had been thriving, starting from the announcement of the construction of a fourth tower (maybe a fifth one too) in City Life. Moreover, the masterplan for the rail yards Farini and San Cristoforo was presented. In Cascina Merlata, the first apartment building of the Uptown district was inaugurated. The building in Via Cordusio n. 2 was requalified to accommodate the first Uniqlo store in Italy. Finally, Torre Galfa will soon re-open following the requalification works by Unipol.

Milan: Hines and Coima competing over Scalo Romana

Considered the most interesting area in Milan, the tender for the rail yard Scalo Romana will be launched in January 2020 and will see Hines and Coima among the main competitors. It’s still not sure whether the tender will be for the land only or whether the winning candidate will also be appointed for the masterplan. The area is meant to host the athletes for the Olympics games and will be later reconverted into student residences.

Milan: UniCredit and Mediobanca are the potential financial advisors for the Farini project

The tender launched by Ferrovie dello Stato for the advisory mandate concerning the requalification of the old railway yards of Porta Romana and Farini in Milan has come to the final stage. The only two candidates left are UniCredit and Mediobanca.

The requalification of the Milanese former railway yards is a big business valued over 2.5 billion euro, and it will radically change the city layout. With an area of over one million and 250 thousand Sq m, 200 thousand Sq m will be used by the railway, while the 675 thousand Sq m will be converted into a park. The remainder will be dedicated to construction, in a mix of offices and residential, including social housing.

In this case, its sales and requalification will happen in a very short time, even though no official tender has been published yet.
