Good performance of luxury houses and short-term rentals in Como

The residential market in Como continues its positive trend also in this start of the year. For positive trend, we intend a marketplace where transactions are consistently growing. In fact, the sales volumes in 2017 grew by 10% from 2016. “The prime segment is doing particularly well, with very demanding clients when it comes to value for money”, clarifies Valeria Oddone, real estate agent for Re/Max, adding that the same trend should continue also in 2018.

Besides the prima range for 200 thousand euro upwards, also the medium range for two- and three-room apartments (below 200 thousand euro) is performing well. Even better for properties priced between 80-90 thousand euro, especially in well-served areas such as Borghi and the area close to the station, to rent with the Air Bnb formula. This is indeed the segment that is emerging in a city with a touristic vocation such as Como. The demand for investments comes also from small operators of the hospitality sector (B&B and rented rooms) looking for bigger apartments (above 150 Sq m, even better if in the city centre or with the view of the lake). The scenario that emerges shows balanced selling prices, with some margin to discount a little bit the price for properties located in the suburbs or just outside Como.
