Dynamic market for mountain destinations, foreigners are back

Prices are lower, and the demand has increased: this is the trend for holiday homes in mountain destinations. According to the latest survey by Tecnocasa, property values have decreased by almost one-third since 2007, favouring investments on medium-small properties, not above 300 thousand euro. The current year has also registered the interest of foreigners, especially for certain locations. Concerning rentals, there is a tendency for last-minute options rather than renting for long periods or the whole season.

For what concerns Valle d’Aosta, Cogne reported a series of purchases from international buyers (especially from Belgium), while among the Italians, people from Liguria are predominant. Prices in the centre of the village are set around 3,000-3,500 euro/Sq m. Lilaz (where the waterfalls are) is one of the most requested villages. Here, a new property costs 2,800 euro/Sq m. Chamois and Torgnon are also appreciated, as prices are more affordable (from 2,000 to 2,600 Sq m). Chatillon is even more convenient, with properties priced between 1,400 and 1,700 euro/Sq m. Courmayeur is still the queen, with prices starting from 6,000 euro/Sq m up to 13,000 euro/Sq m for renovated houses of very high quality. In the village, the great demand for houses for rent has generated a steady trend of purchases for investments. Champoluc also has high prices, between 3,500 and 4,000 euro/Sq m. In Pré S. Didier, Morgex and La Salle, houses cost on average between 2,200 and 4,000 euro/Sq m, depending on the quality and location. Etroubles, Saint-Rhémy-en-Bosses, Ollomont, Pila offer lower prices, Saint Vincent is even more affordable, with prices starting from 1,00 euro/Sq m up to 2,000 euro/Sqm.

Piedmont registered a quite sharp decrease in property values, especially in the smaller towns. Bardonecchia is one of the main destinations in the region, reaching 2,000 euro/Sq m, although prime properties can cost up to double the price, also considering the excellent road and train connections. Oulx registered a recovery of the demand and a moderate increase of available budgets. Prices are comprised between 2,200 and 3,000 euro/Sq m. In Sauze d’Oulx, rates have decreased by over 5% due to the unsold stock. Here, new and renovated houses cost between 3,500 and 5,000 euro/Sq m. Also this area has registered the interest of foreigners. Potential buyers generally don’t spend more than 200 thousand euro. Among the favourite locations for buying a holiday home, there are Richardette (1,500-2,000 euro/Sq m for dated properties in good conditions), Grand Villard and Jovenceaux (2,400-2,500 euro/Sq m on average for renovated houses). In Sauze d’Oulx, the main street Via Clotes is one of the favourites. For what concerns rentals, a two-bedroom houses with four beds costs on average 3,500-4,000 euro/Sq m for the whole winter season, 1-200-1,300 euro/Sq m around New Year’s Eve and 600 euro for Christmas.
