The property market has been at its peak for the last six years

The market trend is fluctuating. However, it has been at its highest level in the last six years. According to Istat, in the last quarter of 2017 transactions grew by 2.1% from the previous quarter. Whereas they have reduced on a yearly basis: Centre (-5.8%), Islands (-1.9%), North-West (-1.8%), North-East (-0.9%), the only exception is the South (+2.0%).  The negative trend concerns big cities (-2.2%) as well as small ones (-1.7%). Between October and November, 214,044 units have been transacted (+2.4% for residential properties, -3.1% for commercial ones).

Yesterday the 11th Report by Nomisma on 2018 Real Estate Finance showed the “entry barrier” that families are encountering: 9.2 families are excluded from the market. The reasons are “partly the work and income conditions, partly the lack of a supporting family or network”. The phenomenon mostly concerns couples with sons aged between 35-44 years, with no permanent occupation (often unemployed), and with an average family income not higher than 1,200 euro.
