Solo Affitti offering dedicated packages for short rentals

 

Short rentals are a consistently growing reality in the Italian market, not only related to online giants such as Airbnb. To the point that Solo Affitti, the real estate network specialized in rentals, has decided to invest to optimize its presence in this segment. In fact, it’s launching the project “Solo Affitti Brevi”, to take advantage of a market which is estimated to generate a total turnover of 27 million with 135 thousand bookings for 337,500 people to accommodate for short rental.

“The demand for rentals for short periods is growing – explains Silvia Spronelli, president of Solo Affitti – with a global turnover growing by 30%. There aren’t only tourists, but also who travels for business or for specific necessities (taking care of an patient, visiting relatives, attending training courses, etc.) and needs to stay in a city only for a few days. Solo Affitti Brevi provides an excellent solution for the landlords that in this way can increase the profitability of their properties and checking the bookings in real time without having to worry about the operational part”.

Solo Affitti features 3 types of business for the real estate agent: up to 5 properties (micro business) with a turnover estimated around 72 thousand euro; up to 25 (medium business) with a turnover of 356 thousand euro; and over 25 managed properties (maxi business).

“This initiative gives to the landlords new business opportunities, in order to make profitable their investment or inheritance, getting good earnings (net and without duties). Solo Affitti Brevi – as it reads in a memo – is a competent partner and accurate in the various steps in order to make the customer experience the most satisfying possible. The compliance with the fiscal obligations introduced at the end of July doesn’t imply complicated steps. However, it’s fundamental to carefully research these topics in order to avoid sanctions, especially when there is an agreement between two physical parties”.

According to the new regulations included in the decree Dl 50/2017, the real estate intermediary that collects the payment will have to withhold the amount owed to the Revenue, unless the rent is paid directly to the landlord.

Solo Affitti aims at doubling by 2020 its market share from 3% to 7%, reaching 500 agencies spread all over the country. Thanks to 35 thousand contracts of lease managed every year, the turnover generated from all the agencies is equal to 35 million euro.
