Scenari Immobiliari: residential market at two speeds

The Italian property market reported a consistent growth in transactions also in 2019: 670 thousand in total (+9.8% from 2018), thanks to the rising demand. On the other hand, prices have not changed; they have even declined in provincial towns and less-attractive areas.  Scenari Immobiliari forecasts that property prices will rise by 1% in 2020.

However, positive signals are coming from Milan, where the market registered a 3% price increase, along with Venice (+1.1%), Florence (+0.5%), Padova (+1.7%) and Bologna (+0.7%), while Rome decreased by 2% on average. On the overall, the Italian property market, except for Milan, does not follow the European trend, which shows a consistent growth. One of the reasons is the offer lacking solutions which are high on demand, such as micro-living.

Meanwhile, non-residential segments have given better results, with investments increased by 12% in 2019. Foreign investments amounted to 5.1 billion euro, mainly focusing on offices (42.5%) and commercial activities (23.8%).
